A stunning, modern Villa with large, heated pool set in a superb position on a large plot size of 1,300m2. A spectacular highlight of this design is the sheltered inner courtyard which gives the villa a tremendous feeling of space and light. Arches lead from the hallway to the large eat-in kitchen and open-plan dining area, with arches also leading to the large main living area. Sets of patio doors from the living and dining areas lead outside onto spacious, partly shaded, south facing raised pool terrace area which is perfect for relaxing and taking in the stunning views of the local countryside. Steps on either side of the terrace lead down to a large, heated pool and very private, fully gated garden. The mezzanine level, accessed via a concealed staircase, gives access to two south facing, private roof terraces orientated to catch the sun at different times of day.

Accommodation includes three double bedrooms, two with en suite facilities, and a study, off the main living area, with a double sofa bed for additional sleepers.

The villa is set in the award-winning, landscaped village of AlmaVerde - a collection of privately owned, traditionally built property in the rural surrounds of the protected Costa Vincentina National Park. All guests have access to tennis courts and a children's playground which are both within walking distance of each villa. Guests also have access to a Day Spa, offering a range of beauty treatments and therapies, located in one of the villas near the playground.

Optional InHouse WIFI (charged): You are able to hire WIFI hotspot equipment from reception charged at 2 EUROS per hour. To ensure that the equipment is available it is advisable to reserve at the time of booking.

Cleaning & Linen Rota: Bed linen & house towels provided • Arrival & departure clean • For bookings of 7 or more nights there will be a mid-week light clean & towel change every 3 or 4 days • Full linen change and clean every 7th day for bookings of more than 7 days • Extra cleaning & laundry changes available on request for an additional charge

Check In / Check Out Details: Arrival restricted to after 4pm & departure to no later than 10am unless otherwise agreed

Minimum Stay: The property is available for breaks as short as 3 nights or for longer lets

EXTRAS/SERVICES:

Pool Heating: Optional extra charged at £9 per night during the high & peak weeks (from 29th June - 7th September 2013) or £18 per night for the remainder of the year

Optional InHouse WIFI: Payable in EUROS at reception • A refundable deposit in EUROS is taken at the time of hire

Welcome Pack: Pack of basic food provisions and basic toiletries available on request at a one off payment of £40

Advanced bookings (over 8 weeks before Arrival): 25% of the rental price (inc pool heating if applicable) due up front to secure booking • Remaining 75% of rent due 8 weeks before arrival • Refundable security deposit of £200* due 8 weeks before arrival • Payment for hired extras, etc due 8 weeks before arrival

Bookings made within 8 weeks of Arrival: Full rent balance (inc pool heating if applicable) + refundable £200 security deposit due up front to secure booking • Payment for hired extras, etc due up front

*Security Deposit refunded 14 days after Departure
