The nearest town, Buonconvento, only 4 km. away,is one of the 200 historical hamlets throughout Italy that are part of the Club of the Borghi Più Belli d'Italia...
This spacious, comfortable and well decorated farmhouse apartment will make you fall in love with the rolling hills of Tuscany and the medieval hilltop towns, festivals and cultural highlights that this marvellous region has to offer. The Orcia Valley is still quite undiscovered, and for this reason it is the ultimate spot to stay in Tuscany . The hamlet of Castelrotto, or broken castle, is composed of 3 separate and independent accommodations, all with their own private gardens and intimate outdoor eating areas, although they share a pool. Care and attention were of the priority when this property was renovated to maintain the special feel and atmosphere of Tuscany. Family antiques and original Tuscan furnishings are what make these accommodations very special.
The Pheasant farmhouse/apartment (or the Casa Vecchia as the locals refer to it)is on the first floor of its respective stone farmhouse. This house was named after the wild Pheasants that are numerous on our property so we decided to call this house accordingly. A typical aspect of the country homes of this area is that the living quarters are on the first floor, because the animals and stalls were located on the ground level. This spaciously comfortable and well decorated accommodation has 4 large double bedrooms with two baths, one of which has a shower only.The wonderfully spacious living room with its huge sit in fireplace is the heart of the house, off which is the kitchen to one end and the bedroom- wing on the other end. This floorplan makes this accommodation suitable for 2 families with children who are vacationing together. The Pheasant farmhouse/ apartment also has the possibility of a 5th single bedroom that is perfect for small children that we open up upon request. This apartment has 5 single beds and 2 double bed, and 2 bathrooms, one with bath/shower and the other en suite for 2 bedrooms, with a shower.

This typical Tuscan farmhouse is comfortable and cozy yet spacious too. Perfect for families looking for relaxation and an ideal location for afternoon cultural trips to the many hilltop towns within 30 minutes drive. There are 2 large rooms with double beds, and 2 large rooms with single beds . This farmhouse has a 5th bedroom as well that can be used upon request for children only since it is a smaller room. You will be enchanted by the spaciousness of this farmhouse and the comfort as well.
All the bedrooms have a large ceiling fan to keep you cool at night .

Each house in the Hamlet has its own private eating area with tables and chairs for all of the guests. There is a pool which is shared by the 3 houses.

We request a 30% downpayment to secure your booking which can be sent by a bank transfer in British pounds or Euros. The remaining amount can be paid upon your arrival with a credit card, Mastercard or Visa, or by cash if you prefer. We ask that you have the final cleaning payment however in cash of 75 euros when you arrive.
Please bring with you a photocopy of all of the guests documents which will expediate the registration process with the local authorities.

Presently known as an important agricultural centre on the gentler side of the Sienese Clay Hills. Buonconvento already flourished in ancient times thanks to its particular geographical situation; at the confluence of the Arbia and Ombrone rivers on one hand, and along the route of the all-important mediaeval Via Francigena on the other.
Amongst the numerous sights worth seeing are an uncommon number of fine Liberty-style noble farm-houses. that are scattered amongst the hilltops and valleys all around the area. There are many "castles" as well that one encounters enroute while driving around the countryside,such as the fortress of Bibbiano Guiglieschi, over a thousand years old, the Tower of Bibbiano and the great architectural complex of Castelnuovo Tancredi.
Nearby: Montalcino, San Quirico d' Orcia, Vescovado di Murlo
The Buonconvento area
The main tourist attraction (apart from the typical gastronomic delights such as the Val d'Arbia DOC white wine and vinsanto, or the white truffles from the Sienese Clay Hills) is, however, the important Sacred Art Museum, which houses works from the local churches: amongst these are paintings by Sano di Pietro and Matteo di Giovanni, as well as interesting wooden and marble sculptures.

San Quirico d' Orcia ,the door over the Val d' Orcia

Montepulciano ,beautiful rinascimental town

Twice a year on July 2 and Aug. 16 the famous Palio of Siena takes place and is definitely one of the most popular of italian traditional festivities.
There is a large supermarket in Buonconvento (just 3 km. away ) where you will find everything. In the same town, there is a butcher, a tabacchi shop, numerous little bars and restaurants, 2 different banks, and gastronomically oriented shops. There is a farmer's market every Saturday as well.

Arriving from the North: If you have a navigation system, you can punch in Località Castelnuovo Tancredi, Buonconvento, Siena, and will arrive directly at the property. However, please stop at the first building you encounter once you turn onto the gravel road, and you will be met there by one of our staff.
Travel on Autostrada A 1 until you reach the exit Firenze Certosa, follow signs to the Superstrada Firenze-Siena. Exit off this road at Siena Sud for the Cassia in the direction of Rome until you reach the town of Buonconvento. From the centre of town, at the crossroad follow signs for Bibbiano and Murlo and from here it is approx. 4 km. At the top of the hill, bear right towards Murlo. Our property is at the km. 4 roadsign off to the right. Take the white gravel road just after this road sign and drive up to the cantina which is at the beginning of the cypress lined drive to the main villa. You will be greeted here and accompanied to your house.
Arriving from the South:
Travel on Autrostrada A 1 until you reach the exit Chiusi-Chianciano. Always follow signs for Siena and travel on the Cassia in this direction until you reach Buonconvento. At the crossroad where the newsstand is, turn left and follow signs for Castelnuovo Tancredi in the direction of Murlo. At the top of the hill, bear right towards Murlo and Castelnuovo Tancredi will appear on your right side near to the roadsign km.4. Take the white gravel road that heads off the main road to your right and stop at the cantina which is the first building you find in front of you before the cypress lined drive to the main villa. We will meet you here and accompany you to your house.

We have one rate that is good for the entire season that we are operating, which is from the 4th of May until the end of September. Our rates are based on an occupancy for up to 8/9 persons , and 2-4 persons. For smaller groups, please look at our Fienile cottage which accomodates 4/2 people, or contact us directly by phone or email as we have 3 separate homes in this Hamlet and the situation for the rentals changes continuosly. Just one of the apartments is placed on this calendar, therefore the 2° one can be available even if the availability calendar states otherwise.
The final cleaning cost is 75 euros and is paid in cash before departure. Rentals over 2 weeks the final cleaning is included. Linens and towels for the bath and the kitchen are included in the cost and are changed on a weekly basis, usually on Saturday but can be arranged differently.We will supply you as well with a towel to use at the pool. Use of the pool is included in the rental cost. A small supplement of 20 euros is for an extra cot/crib.
Additional maid and cook services are available at an extra cost with prior notice. Contact us directly to organize this for you as we can arrange to have one of our trusted cooks come to you and prepare a special tuscan dinner! Would you like to have a Tuscan cooking class or a wine tasting in our historical cantina? Ask us about arranging that for you! You can let us know if you need a shopping done prior to your arrival at a very nominal extra cost. We will prepare you a welcome basket for your arrival,(for those rentals for a minimum of 1 week which includes coffee,tea,bread,jam.butter,water,wine produced on our estate,pasta,tomato sauce.We can also arrange a first day arrival dinner upon request at a nominal charge.
We request a confirmation deposit of 30% upon confirmation of the booking by bank wire transfer, and when time permits, the remaining amount ONE month prior to your arrival. You many also pay your balance on site with a credit card. A 200 euro deposit for breakage and damages, upon your arrival will be held in escrow and returned upon your departure via a bank transfer if nothing has been broken or damaged naturally!
We accept bank transfers in euros and british pounds and do prefer that you send your 30% booking deposit with a wire transfer.
Check in time is from 4 to 7 pm and no later please
Check out time is before 11 am.
Please be aware that the final cleaning is not included in the weekly rental cost and amounts to 75 euros, which we would prefer in CASH, when you arrive.
