Set in 5 acres with spectacular views of the surrounding countryside, Les Avelines is a large renovated stone farmhouse providing holiday accommodation of the highest standard. With access to the house via the impressive entrance gates and drive, the house is well set back from the lane affording privacy and peace. The fabulous grounds with plenty of fruit trees provide a safe environment for children to play. The large swimming pool enjoys stunning views.
The house has four large double bedrooms, three of which have balconies with beautiful views. The quality beds are extremely comfortable and the rooms are well furnished with several antique pieces. There is a large family bathroom on the first floor and an additional w.c. with hand basin. The fourth bedroom is on the ground floor. It has high ceilings and exposed beams and is exceedingly large with plenty of space for an additional bed or cot. There is a large adjacent wet room/shower with w.c. and hand basin.
The sitting room with its stone fireplace and antique furniture has a TV with satellite etc. The large eat in family kitchen has a double oven, a large double fridge which dispenses cold water and ice, dishwasher, microwave and other mod cons and is adjacent to the dining room with its antique furniture. There is a guest loo on the ground floor, a well equipped utility and a large games room with a table tennis table.
The town of Brossac with its restaurants, shops, and tennis courts is within easy walking distance.

The Poitou-Charentes / Vendee / Charente region
This part of the Charente is highly agricultural with the famous charentaise cattle, fois gras, sunflowers, walnuts, melons, asparagus, and a vast array of local produce. There are some vines but the real wine country is nearby - down to St Emilion and the other Bordeaux estates, across to the Medoc, and up to Cognac. The region boasts its own micro climate claiming the most hours of sunshine outside the mediterranean area. It is steeped in medieval history with a wealth of 11th and 12 th century churches and chateaux.
Brossac area
Brossac has a spa shop i.e. mini-supermarket, a butcher, a baker and a pharmacy. There is a small Saturday market. Shops close on Mondays when there is a large colourful market in Chalais (10 k). There is a large supermarket in Chalais and a larger one in Barbezieux (15k). There are 'mega' supermarkets in Cognac and Angouleme. The St Bernard restaurant in Brossac (next to the Roman church) is recommended. It also has an excellent pizza oven and provides takeaways. There is a recreational lake nearby which has a restaurant calle Sud Plage which is worth visiting. Also visit Mamie Bulles' restauranr/bar in the middle of Brossac. There is an excellent restaurant in Chalais called Le Chateau. The nearby village of Aubeterre has a vast underground Monolith. Angouleme is a beautiful medieval City.
How to get there
Fly to Bordeaux airport (Merignac). Car hire available. House is 50 minutes drive. Low cost flights on Ryanair are available to La Rochelle (90 minutes drive) and Bergerac (also 90 minutes drive). Brittany Ferries - best route from UK is Portsmouth - St. Malo; then approx 5 hours drive. Alternatively, Channel Tunnel followed by approx 8 hour drive. By train (from UK) Eurostar to Paris Gare du Nord and then TGV from Montparnasse to Angouleme (2 hours 15 mins). Car hire available opposite Angouleme station - 40 minutes drive to house.

Further details indoors: This is a traditional stone Charantaise farmhouse but renovated to raise the upstairs ceiling heights and to add balconies to each of the 3 front facing bedrooms which overlook the valley. Downstairs there is a front entrance leading on the left to the kitchen, to the right to the sitting room and then on to a guest lavatory and then through to the rear where there is a rear hallway leading to a utility room and a wet room and a fourth bedroom. The kitchen has a large range (gas and electricity) a large American style fridge (with iced water and ice on tap) a large pine table, a wood burning stove and all usual kitchen furniture and accoutrements. There is a separate dining room off the kitchen. The sitting room has comfortable furniture, an upright piano, television and other facilities and a stone fireplace. The downstairs bedroom is the largest ( 8 metres x 5 metres) with a high ceiling and exposed rafters with a stone floor. There are 2 high quality single beds which if required can be zipped together to form a large double. This room is serviced by a large wetroom with basin wc and shower - which also services anybody wishing to shower before or after using the swimming pool. The other 3 bedrooms are upstairs and are all of good size. They are carpeted. 2 have double beds and the other 2 singles.
Further details outdoors: The pool is 10x5 metres plus steps and is heated. It is surrounded on 3 sides by walls and has stunning views over the valley. There is a small lake/large pond surrounded by trees. There is a small orchard of walnut ,apple and pear trees. There is a very large sloping field and separately a smaller (top) field suitable for games. In front of the house there is an extensive terrace ideal for al fresco eating which leads to a lawn with a large shady tree. There is plenty of outdoor furniture. There is a table tennis table in one of the rear downstairs rooms which can be brought outside (or played indoors).
