Les Avelines is a traditional Charentaise stone-built farmhouse set in 5 acres of mature, secluded grounds on the edge of the hill top village of Brossac. There is a large, heated saline swimming pool which enjoys panoramic views of the countryside. Our guests enjoy privacy in a safe and restful environment.
The property has been owned by the same London based family since 1998 and has recently been extensively redecorated and further improved with new terracing and outdoor facilities. It is ideal in size and nature for a large family (or more typically 2 families sharing) seeking a relaxing holiday in the French countryside.
There are 4 large bedrooms. 3 of these are upstairs and enjoy their own balconies overlooking the valley. The fourth is downstairs and has high ceilings and exposed beams. This room has twin beds with can be joined to create a King size bed, with plenty of room for a third bed or cot. 2 of the upstairs bedrooms have large double beds; the other has twin beds. Upstairs is a large family bathroom with large bath tub, twin basins, and w.c. Next to this is a separate w.c. Downstairs is another w.c. and, at the rear, a shower room with shower, basin and w.c.
There is a large traditional style kitchen with fireplace, double oven, American style fridge with water dispenser and ice, dishwasher, microwave etc. The kitchen table seats 8 as does the dining table in the adjoining dining room which has more comfortable seating.
The main living room has a stone fireplace, piano (usually out of tune), widescreen TV with satellite access, and plenty of comfortable seating. There are well stocked bookcases.
The utility room has washing machine, dryer, ironing board and other facilities. There is a separate games room with table tennis table. There are plenty of family games. There is WiFi.
The house is well furnished with an eclectic mix of traditional and modern English and French style furniture and fittings.
Over Autumn and Winter 2014/15 the house is being re-decorated throughout and further planting work done in the grounds. There is also a large new (stone and slate) terrace at the front of the house.
Brossac is 5 minutes walk and offers all basic amenities including small general store, patisserie, boucherie, pharmacy, and the St Bernard restaurant by the old roman church. The Etang Vallier holiday village, set above a large ornamental lake, is 10 minutes walk and offers extensive sports facilities and organised activities.

This is a traditional stone Charantaise farmhouse but renovated to raise the upstairs ceiling heights and to add balconies to each of the 3 front facing bedrooms which overlook the valley.
Downstairs there is a front entrance leading on the left to the kitchen, to the right to the sitting room and then on to a guest lavatory and then through to the rear where there is a rear hallway leading to a utility room and a wet room and a fourth bedroom.
The kitchen has a large range (gas and electricity) a large American style fridge (with iced water and ice on tap) a large pine table, a wood burning stove and all usual kitchen furniture and accoutrements. There is a separate dining room off the kitchen.
The sitting room has comfortable furniture, an upright piano, television and other facilities and a stone fireplace. The downstairs bedroom is the largest ( 8 metres x 5 metres) with a high ceiling and exposed rafters with a stone floor.
There are 2 high quality single beds which if required can be zipped together to form a large double. This room is serviced by a large wet room with basin wc and shower - which also services anybody wishing to shower before or after using the swimming pool. The other 3 bedrooms are upstairs and are all of good size. They are carpeted. 2 have double beds and the other 2 singles.

The pool is 10x5 metres plus steps and is heated. It is surrounded on 3 sides by walls and has stunning views over the valley. There is a small lake/large pond surrounded by trees. There is a small orchard of walnut, apple and pear trees.
There is a very large sloping field and separately a smaller (top) field suitable for games. In front of the house there is an extensive terrace ideal for al fresco eating which leads to a lawn with a large shady tree.
There is plenty of outdoor furniture. There is a table tennis table in one of the rear downstairs rooms which can be brought outside (or played indoors).

The Poitou-Charentes region
This part of the Charente is highly agricultural with the famous charentaise cattle, fois gras, sunflowers, walnuts, melons, asparagus, and a vast array of local produce.
There are some vines which produce the local Pinot, a delicious aperitif, but the real wine country is nearby - down to St Emilion and the other Bordeaux estates, and across to the Medoc. Here it is possible to visit some of the famous wine estates and sample the latest harvest. Cognac is also nearby and is home to the famous producers such as Hennessey, Courvoisier and Remy Martin. There are frequent guided tours of the distilleries, and boat excursions along the Charante.
The region boasts its own micro climate claiming the most hours of sunshine outside the Mediterranean area. It is steeped in medieval history with a wealth of 11th and 12 th century churches and chateaux. The Atlantic beaches are an hour away and day excursions to the Arcachon basin, the famous zoo at Royan and fortifications at La Rochelle are well worth the time.
Brossac amenities include a new holiday lakeside facility with an indoor pool, squash court, gym, and spa as well as mini golf and a lakeside beach. The village has a SPAR mini-supermarket, a butcher, a baker and a pharmacy, bank. post office, hair dresser, convenience store garage and petrol station. There is a small Saturday market with fish and local produce. Shops close on Mondays when there is a large colourful market in Chalais (10 k) where you will find all sorts of local produce, fish, wines, clothing, plants, crafts etc. There is a large supermarket in Chalais and a particularly good Leclerc in Barbezieux (15k). There are 'mega' supermarkets in Cognac and Angouleme.
The St Bernard restaurant in Brossac (next to the Roman church) is recommended. It also has an excellent pizza oven and provides takeaways. The lakeside restaurant at the Etang Vallier Resort on the edge of the village is well worth visiting especially on sunny days where you can eat on the large terrace with its views of the lake. The resort offers many summer activities such as archery, trampoline, kayak and boat rentals, hiking, riding etc . All of these ameneties can be viewed on their web site. In addition there is a new squash court and games room.
The 2 all weather tennis court in Brossac can be booked through the pharmacy.
Other excellent restaurants in the area include Le Chateau in the near by village of Chalais, and La Ribaudiere in Cognac. The small, traditional, farm restaurant in the adjacent village of Bardenac is well known locally for its home grown food which is presented without menu on a first come first served basis.
The nearby village of Aubeterre has a vast underground Monolith, a lake and many restaurants. Angouleme is the capital city of the region and hosts many shops and restaurants. It is a beautiful medieval City.
