Summary

Pye Corner Cottage is a beautiful, grade II listed, thatched cottage, peacefully located on the edge of the beautiful Cotswolds village of Broadway, which is often referred to as the "Jewel of the Cotswolds" and the "Show Village of England". Broadway is well known for its excellent art galleries, as well as its restaurants, pubs and gift shops. The village is also perfectly placed for exploring the many beautiful towns and villages of the Cotswolds and the Vale of Evesham, as well as Stratford-upon-Avon, the birthplace of William Shakespeare.

The cottage is believed to date back to the early 17th century and contains a wealth of traditional character features, including original oak beams and exposed Cotswold stone walls. The character of the cottage is complemented by its modern facilities, including wireless internet access, a flatscreen TV with DVD player and a large kitchen.

The cottage sleeps a maximum of five people, in three bedrooms, with a family bathroom and downstairs cloakroom. There is a large, enclosed garden and off-street parking for a number of cars. Pye Corner Cottage is an ideal retreat for friends, couples or a family, looking for a peaceful break in an idyllic location.

Description

Pye Corner Cottage is accessed from the garden, via its back door, which leads into the large kitchen. The following rooms are on the ground floor:

•Living room: a large room, with beautiful old oak beams, exposed Cotswold stone and a wooden floor. Contains comfy seating for five and a flatscreen TV with DVD player;

•Kitchen/dining room: another large room, with wooden beams and a tiled floor, the kitchen contains a Rayburn, an electric fan oven and grill, four ring gas hob, dishwasher, microwave, toaster, kettle and fridge freezer. There is also a wooden dining table with seating for six;

•Utility room: A spacious utility space, with a washing machine and a wash basin;

•Downstairs cloakroom: contains a toilet.

Stairs lead up from the living room to the first floor landing, off which are the following rooms:

•Bedroom 1: Contains a king size bed;

•Bedroom 2: Contains two single beds;

•Bedroom 3: Contains a single bed.

•Family bathroom: Contains a bath with overhead shower, toilet and two wash basins.

Pye Corner Cottage's large enclosed garden is to the rear of the property, with beautiful rural views. The garden is mostly laid to lawn and contains an outdoor table and seating for five, plus a charcoal barbecue during the warmer months of the year. There is a pond in the garden, as well as a Bramley apple tree, Victoria plum tree, strawberries and herbs, which guests are welcome to use.

To the rear of the garden is an off-street parking area, with space for a number of cars to park.

Payment:

For bookings commencing more than 12 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 12 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Security deposits:

Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).

Occupancy:

The maximum occupancy of the property, including its grounds, is five guests (not including babies in cots), at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than five guests at the property.

Pets:

Up to two medium sized dogs are accepted, at a cost of £25 per booking per dog.

For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.

Bed linen and towels:

Bed linen and towels are provided for guests.

Arrival and departure times:

Arrival time is after 3pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

•Bedroom 3: Single bed.

Bathrooms:

•Family bathroom: Bath with overhead shower, toilet and two wash basins;

The property has a gas central heating system.

Electricity and gas are included in the letting price. The fireplace in the living room is not operational.

Services provided:

The property has free wireless internet access and a Freeview TV with DVD player.

Mobile phone reception is generally OK.

Parking:

The property has plenty of off street parking space.

Housekeeping:

Where a letting exceeds seven nights, a mid-stay clean, bed and towel change are included in the price. Additional housekeeping services may be available on request.

Child friendly facilities:

A travel cot (without linen) and high chair are provided.

The property's garden is enclosed, however, guests should note that there is a pond in the garden.

Initial consumables:

A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety:

This is an old, Grade II listed property and has many character features, including narrow and steep stairs, and low beams, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.

The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.

Smoking:

No smoking is permitted throughout the property.

The Central England/Cotswolds region

Broadway

The Cotswolds village of Broadway in the English county of Worcestershire is often referred to as the "Jewel of the Cotswolds" and the "Show Village of England" because of its sheer beauty and magnificence. The "broad way" is a majestic, wide grass-fringed street, lined with red chestnut trees and ancient honey coloured limestone buildings.

The village is nestled at the foot of Fish Hill and is overlooked by the 65ft high Broadway Tower, which stands atop the hill. A much loved retreat for the Arts and Crafts Movement founder William Morris, this marvellous folly was built by the sixth Earl of Coventry's family in the late 18th century and on a clear day you can see no fewer than 14 counties from the top of it. As part of an extensive country estate (which also houses an animal park), it lies close to an Anglo-Saxon cemetery, where eight graves complete with knives, spears, beads and brooches were excavated in 1954.

In the 17th century Broadway village became a busy staging post on the route from Worcester to London, as coaches had to harness extra horses for the long pull up Fish Hill. As many as 33 inns existed within the village to service the many travellers passing through.

Many well-known characters have spent time in Broadway drawing inspiration from its beauty and location, including Oscar Wilde, Claude Monet, Edwin Abbey, John Singer-Sargent, William Morris and Edward Elgar. By the 1880s a small band of American artists headed by Francis Davis Millet discovered Broadway as a "quaint reflection of a long ago country village". Henry James said: "Broadway and much of the land about it are in short the perfection of the old English rural tradition".

A legacy of the Broadway Artists' Colony is that the village has several of the country's best art galleries. There are also a number of restaurants, pubs and tea shops, as well as a range of gift and clothes shops. Relaxation, retail therapy and good food and drink make Broadway a very popular place to stay and visit throughout the year.

The Vale of Evesham

The Vale of Evesham, an area famed for its orchards and horticultural produce, has for many centuries supported a number of communities that have thrived on its fertile soil. Drained by the River Avon and with the town of Evesham as its centre, the Vale includes land in south Worcestershire, south Warwickshire and north Gloucestershire.

The Vale of Evesham is a traditional agricultural and horticultural area, including fruit farms, livestock farming and market gardening. The sheltered climate beneath the escarpment of the Cotswolds, the light alluvial soils and the ready availability of river water for irrigation in dry weather has led to a great deal of vegetable production. There are numerous orchards in the area, survivors of a time when the entire Vale was covered with blossom in the spring. Although orchards have declined somewhat in recent decades, they still make a sufficient show of blossom in spring that they are a tourist attraction.

In the villages to the east of Evesham, such as Offenham and Badsey, there are growers specialising in asparagus production, which is even grown in the town centre on land previously farmed by the monks of Evesham Abbey. Every year there are asparagus auctions, notably at the historic Fleece Inn in Bretforton, which is now owned by the National Trust.

The Vale is served by the 150-year-old Cotswold railway line, originally known as the Oxford, Worcester and Wolverhampton Railway, although this was known at the time of construction as the "Old Worse and Worse", due to regular derailments and construction problems, including a riot at Mickleton on the edge of the Vale. The stations within the Vale are at Honeybourne and Evesham and these are served by trains from Hereford, Worcester and London.

The Cotswolds

The Cotswolds are a range of hills in west-central England, sometimes called the "Heart of England". The name Cotswold means "sheep enclosure in rolling hillsides".

The Cotswolds are characterised by attractive small towns and villages, built of the underlying Cotswold stone (a yellow oolitic limestone). In the Middle Ages the wool trade made the Cotswolds prosperous and some of this money was put into the building of churches, leaving the area with a number of large handsome Cotswold stone "wool churches". The area remains affluent, which has encouraged the establishment of many high quality pubs, restaurants and antique shops.

Cotswold towns include Bourton-on-the-Water, Broadway, Burford, Chipping Norton, Cirencester, Moreton-in-Marsh, Northleach, Stow-on-the-Wold, Stroud and Winchcombe. The town of Chipping Campden is notable for being the home of the Arts and Crafts movement, founded by William Morris at the end of the 19th and beginning of the 20th centuries. William Morris lived occasionally in Broadway Tower, a folly, now part of a country park. Chipping Campden is also known for the annual Cotswold Olimpick Games, a celebration of sports and games dating back to the early 17th century. Famous places close to the Cotswolds include Stratford-upon-Avon, the birthplace of William Shakespeare, Cheltenham, home to the famous horse racing festival, and the beautiful university city of Oxford.

The Cotswolds is the largest Area of Outstanding Natural Beauty in England and Wales. Whilst the beauty of the Cotswold AONB is intertwined with the villages that seem to almost grow out of the landscape, the Cotswolds were primarily designated as an AONB for the rare limestone grassland habitats as well as the old growth beech woodlands that typify the area. These habitat areas are also the last refuge for many other flora and fauna with some so endangered they are protected under the Wildlife and Countryside Act 1981. The uniqueness and value of the Cotswolds is engendered in the fact that five European Special Areas of Conservation, three National Nature Reserves and over 80 Sites of Special Scientific Interest are contained within the Cotswold AONB.
