The apartment occupies the ground floor of a Victorian house in a lovely residential road. It was extensively renovated recently and has a contemporary feel. We grew tired of renting holiday properties that were a little 'jaded' and wanted something of a high standard that we can use as well as our guests. This is our first summer renting as a holiday flat so most things are new and we hope that our guests can enjoy the home comforts whilst relaxing and being in a beautiful seaside resort.
On arrival we will have a welcome package for you-some basics to make it easy-tea, coffee, sugar, milk and wine of course! We also have some books and a few dvds to get you started. My daughter has donated some of her games so there is something for the little ones as well as blackout curtains in the second bedroom!
We hope we have thought of everything but please let us know if there is anything we have missed.
The living room has a 3 seater leather sofa, armchair and 2 seater sofa bed which we find very comfortable. The larger of the 2 bedrooms has a quality double bed for a comfortable night's sleep so you can enjoy the next day, and a large triple wardrobe. The other bedroom has a single bed with a second pull out bed underneath giving more flexibility to sleep close or even move to another room. The bathroom has a contemporary design with bath and shower. At the rear, the kitchen is joined via sliding patio doors to a sunny conservatory/ dining room. The conservatory door opens on to a decking area and garden so you can eat al fresco if the weather is fine.

Internet access provided by a mobile broadband dongle. Works well for emails and browsing but has a limited download capacity so not suitable for watching videos or downloading a lot of music. Street parking is available. No parking restrictions. You can usually park outside to property or very close by.
20% of the total rental is to be paid within 2 weeks of the booking confirmation.
The balance is to be settled 8 weeks before the start date of the holiday together with a £100 breakages deposit which will be returned within two weeks of the end of your stay.
Any cancellation within 8 weeks of holiday will incur the full cost of the rental.
The South East England region
Kent is widely known as the Garden of England. As well as the attractive scenery and blue flag award winning beaches, Kent has many iconic landmarks such as Canterbury Cathedral, Leeds Castle and the White Cliffs of Dover. In East Kent, you can find diverse attractions such as Port Lympne Animal Park, the Turner Contemporary Gallery in Margate and Sandwich Golf Course (host of the 2011 British Open).
You can also experience a seal encounter out at sea, ride on vintage trains, watch county cricket at Canterbury or shop at Ashford Designer Outlet Centre. Not forgetting you are handily placed for a day trip across the Channel.
Broadstairs is a hidden gem. The town lies above a harbour with cliffs on either side and has seven bays of golden sand. It has been a seaside resort since Victorian times and oozes history and charm. It has links with the novelist Charles Dickens: he wrote David Copperfield in Bleak House overlooking the harbour. The Broadstairs Charles Dickens festival is held annually in June in his honour. Another very popular festival is Broadstairs Folk Week in August. Broadstairs boasts a wide range of cafes and restaurants from traditional fish and chips to ethnic cuisines.
The sea front has more cafes, ice cream parlours and amusement arcades (our nine year daughter describes Morellis as ‘the best cafe in the world’) , and on the beach in summer there are donkey rides and Punch and Judy shows for the kids. It also has a quaint hundred seat cinema by the harbour for when the sun goes in!

"Beautiful, comfortable & brilliantly positioned"
It makes my husband & I very nervous going away with our 3 and 2 year old boys, but arriving at this apartment took all of that away. The place is so well thought out, so cleanly & simply designed, decorated, furnished....it is just beautiful. We all felt right at home, right away & had an amazing stay.
Cant wait to come & stay again.

Very nice, comfortable flat with lots of thoughtful touches to make your stay pleasant and easy. Definitely recommend it. The only thing I would say is that if you intend to cook, you need to bring everything or buy it once you're here eg oil, herbs, butter. All there is, is salt and pepper, plus the milk and bottle of wine provided for you. And the train noises take a bit of getting used to but they're not unpleasant. Overall a lovely place. Would happily return.

"Perfect weekend stay!"
Apartment was welcoming, warm and spacious. Owners gave great communication and were also very flexible in terms of admin so made things straightforward. Apartment itself is super clean and comfortable - we were so relaxed we didn't want to leave. Lovely little touches like there being a fresh loaf of bread, a bottle of wine in the fridge - made us feel really welcomed and thought of. Great location, very short walk to everywhere. TOTALLY RECOMMEND IT!

"Highly recommended accommodation when staying in Broadstairs."
We really enjoyed our stay at Broadstairs and were lucky to have good weather throughout.
The flat was very well appointed, clean, and spacious. The conservatory and back garden were lovely too...not surprisingly, I think you have a resident seagull!

"You won't regret choosing this one - I know I don't!"
This is a lovely garden flat in a quiet residential street, not far from the town centre and the seafront - no more than 15 minutes on foot (and that is walking at a very relaxed pace, tugging along a small child and a pram). There is no dedicated parking, but on-street parking has not been a problem - in fact, for most of the two weeks we spent there the space right in front of the property has been available whenever we needed it.
The house itself appears to have been recently refurbished, so it feels clean and fresh. I would not claim it has got a lot of character, but it is by no means soulless, either - it does actually feel quite homely. It is probably best suited for a family of four (two adults and two children), but with the sofabed in the living room it can sleep 6 people in reasonable comfort, and travel cots for smaller children are provided as well (cannot say much about them though, as we brought our own). Speaking of the living room, it is quite good size, light and airy, and more than suitable for a relaxing night in - families with children will certainly appreciate the selection of toys and games on offer.
There is also, of course, a garden with a decked area and a nice patio at the back - great for those lazy al fresco breakfasts and family barbecue parties. The garden, in my humble opinion, is the real game changer here - as yes, there are nice holiday apartments with a sea view available for rent near the main promenade in Broadstairs, but with nowhere for children to run around in safety and comfort in the evening! Prior to moving in we were a bit worried about having a railway right behind the back garden wall - but in fact the tracks are much lower, so one can barely hear the passing trains, let alone see them (or indeed be seen).
The one and only room in the flat that ever so slightly disappointed was the kitchen. It is just as nice and clean as the rest of the house, but in my opinion somewhat strangely equipped. For one thing, wall units do not go along the whole wall, but rather there are three separate units of quite modest size, already filled with crockery and glassware - as a result we struggled a bit with just storing a few groceries bought to last a few days (cereal, pasta, etc.). The fridge works fine, but it's got a freezer compartment that is the same size as the main refrigerator bit and is more conveniently located (on top of the unit) - who, I wonder, makes much use of a freezer on a two-week holiday? The provided crockery is quite nice, but I would say some essential bits are missing - we had to be inventive and use a casserole dish to mix and serve salads... The barbecue was in a right state, which makes me think cleaning it is not part of the job of whoever cleans the apartment before new tenants move in - so it's all down to whether the previous holiday makers cleaned after themselves (we did).
Another small thing is the Internet access - it is provided via a 3G modem, but it is metered (not unlimited), and obviously requires a USB port, so it would be of no use to people travelling with tablets, e-book readers, etc. We didn't even bother with it, to be honest, and just used one of our mobile phones as a Wi-Fi access point...
Despite those minor imperfections, we certainly had a great time at this apartment, and I would recommend it without any hesitation. It is also worth mentioning that on a couple of occasions when we needed some assistance from the owners, it was provided promptly and was more than satisfactory!

"Well equipped and lovely apartment"
Very nice apartment, well equipped also for cooking. Not easy to find a nice decorated apartment with 2 travel cots and a big table where a family of five can easily have dinner, but this flat ticks all the boxes.
Also well located only 10-15mn walk (with young children) to the main beach.
Very friendly contact with the owners.
As Broadstairs is a nice litte town with nice shops and beaches, we'll definitily be back and will check the availability of this apartment first!
