Beeches 1 is based in Broadstairs in a small modern development, that is quiet with low levels of traffic. It has a garden with benches for out door dining. There is a large lounge dinning area with flat-screen TV. On the ground floor there are 2 single bedrooms and 1 double bedroom. There is also a ground floor utility room with a toilet and shower, the ground floor bedrooms and shower are great for families. The first floor has 2 single bedrooms and 1 double bedroom, there is also a family bathroom with shower above the bath.

The kitchen is modern and fully equipped to enable meals to be prepared and served for the whole family. The dining table can seat up-to 6 using the benches; or it can be moved into the room and by use of chairs from the bedroom, it is able to seat up-to 8 people.

The house is ideally placed for exploring the seaside towns of Broadstairs, Ramsgate and Margate and all the other attractions of the region. We have six large properties with six bedrooms and a cot can be provided for younger visitors. Free Wi-Fi is offered in every property and all have flat screen televisions.

Our property is located in Broadstairs on the Kent coast. The house is ideally placed for exploring the seaside towns of Broadstairs, Ramsgate and Margate and all the other attractions of the region.

The local area offers everything for a perfect break: cycle the Viking Trail, play golf on championship courses, relax on one of the seven Blue-Flag Award sandy beaches or wander the coastal paths.

There is a 24-hour Asda superstore about 400 metres from the property, and a restaurant and pub about 400 metres from the property.

"Very bad experience"

We are very sorry to hear that your stay was not to our usual high standard and did not meet your expectations.

We do provide a clothesline and basket with pegs in order for guests to dry clothes. During the period of your stay the weather was generally very fine. We have not previously had feedback from our guests that indoor clothes lines would be helpful, but we will certainly consider this for the future.

Our out of hours answer machine provides a telephone number for customers to contact us out of hours for an urgent or emergency response. We have looked at our records and this was not used. We use a call centre to administrate calls Mon-Fri as our staff may be out of the office or at one of our properties. We have looked at our correspondence and we did respond to your messages by email if appropriate.

The hallway lights, Our Maintenance Manager and electrician did attend the property to see if it would be possible to resolve the issue immediately. You was not in at the time. Unfortunately, it was necessary to order parts and we were not able to complete the work during your stay. We did deliver a lamp for use in the hallway.

Usually we would schedule our cleaning team to attend the property after the first week of your stay. We apologise that this visit was not scheduled - we will examine our processes to ensure that this does not happen again.

Looking back at the records we did have a problem with PayPal quarantining your payment whilst they contacted the registered owner of the account used. We confirmed at the time that this was not within our control. PayPal required a response by the owner of the account you used, which was not forth coming, PayPal advised us the payment had a high possibility that it was fraudulent and to leave it with the customer to resolve. This was not a good start to your holiday experience with us and looking back could have been handled a lot better by PayPal, who rightly or wrongly went into a defensive mode.

The property you stayed in was Maples 1 and not Beeches 1.

"Not bad, not the best"

The house was clean, the neighborhood was quiet. We didn't have a car, the bus service into Broadstairs was ok - the house was very near a bus stop. If you can, bring your own bed sheets-the ones provided were clean but old and not very nice. All the carpet and furniture is old, cheap and in need of replacing. Kitchen and bathrooms were nice. Nice to have a washer & dryer in the house, but they charge for the dryer which didn't work at all. Basic things, like laundry soap & toilet paper, were not provided. House phone was a pay phone-we did not have a cell

Thanks for the feedback. This is the first we have heard of problems with bed sheets being old. We use a commercial laundry company to clean them and will review our processes. The carpets in the hallway, landing and front room were replaced in June 2012. There is a carpet in the down stairs bedroom which is being replaced in September 2013, the damage looks to be from a hair dryer from a previous guest. We have can not find any faults with the dryer. Unfortunately we had not had feedback on this being faulty during your stay; there is a clothes line in the garden. We do not provide laundry soap, however toilet roll is provided and we have a full stock room, the cleaners confirmed toilet roll is always refreshed, we will monitor this carefully and apologise for any problem this has caused. The furniture is of basic standard but is functional and clean, our other properties such as Maples 1, Willow 1 and Hawthorns 1 have a new higher standard of furniture. The pay phone is mainly used for incoming calls by our guests; we have the telephone line for the high speed broadband and thought it would help our guests by providing this facility. We generally get good feedback on this property, but following this review have re-inspected it. The dinning room table will be French polished; we will also replace the damaged couch covers in September 2013. The property has been very busy during July and August which has resulted in high ware & tear. We will get this resolved.

"Well equipped house, central location."

Lovely house, very clean and spacious.

With 6 bedrooms plenty of room to stay with a large group. Loved the fact you could take a dog.

Over the week didn't find any problems as the house came with everything we needed.

Would be sure to use the property again.
