The accommodation at Vine Street Studios is designed with three things in mind: the creation of a space that is as versatile as it is comfortable; the use of finishes, furnishings and fittings that surprise, inspire and delight; the notion that weekend accommodation can – and should – look and feel just like a beautifully designed home. It includes a huge living space, 4 sleeping rooms, a self-contained annex and secure off street parking. (STA)

Cutting Edge Space

Accessed by its own private front door from the street, and situated on the first floor, the living space at Vine Street Studios consists of an enormous lounge, a kitchen, shower and cloakroom. Open plan and characterised by exposed steel beams, oak floors, large Crittall style windows and by walls either clad in oak panels or finished in raw white plaster, the 1000 sq ft space includes a floating staircase, designer furniture, bespoke storage, a huge flat screen television and a selection of limited edition photographic prints and art work. Beautifully lit, relaxed and very cool, it's an extraordinary space, its penchant for cutting edge design epitomised by the attached shower and wash room, a state-of-the-art fibreglass shell, and by its kitchen area, the unit's oxidised metal sheeting superbly judged.

Italian Sleep

Equally fine, situated on the top floor, off a naturally lit corridor, and accessed by way of the above mentioned floating staircase, the bedrooms run the length of the building. There are 3 standard sized rooms and one master bedroom. Each room contains a double bed, storage and fittings. One of the standard rooms and the master bedroom includes an open plan steel bath. The bedrooms' simple and restrained beauty is perfectly complimented by raw white plaster walls, the overall feel wonderfully Italian.

Bits and Pieces

Please note that Vine Street Studios' annex comes with its own kitchen and en suite shower room. The whole property can comfortably accommodate groups of 10. In the event of a larger group booking, memory foam guest beds will allow for up to 16. Finally, please be advised that the ground floor is run as a Vintage Market and Café selling beautiful interior products and some of the best coffee in Brighton.

The layout:

Open Plan Living Area

You walk up the stairs into a huge open plan living area. There are 3 sofas and lots of additional seating so plenty of room for everyone to relax. There is also a large 3D flat screen television for entertainment.

The kitchen is at the far end and is fully equipped with everything you will need. Including a double oven, microwave, fridge freezer, washing machine and dishwasher. There is also a large bespoke dining table.

Wet Room 1

Just off the main living area is a wet-room.

Bedroom 1

Walk up the floating metal staircase and the first bedroom off the hallway can sleep up to 3 guests. We have 2 zip and link beds which can be arranged as a double or 2 singles. There is an additional single guest bed. There is also a steel bath in the corner.

Bedroom 2

Next bedroom along the hallway can also sleep up to 3 guests. Again 2 zip and link beds that can be arranged as 2 singles or 1 double. This bedroom also has an additional single guest bed.

Wet Room 2

Situated between bedroom 2 and 3 is another wet room.

Bedroom 3/Master Bedroom

At the end of the hallway there is bedroom 3. This is the largest of the bedrooms and can sleep up to 4 guests. We have 2 zip and link beds which can be arranged as a double or 2 singles. There is also an additional 2 single guest beds. This bedroom also benefits from a bath in the corner. Bedroom 4 can be accessed through bedroom 3 by a door. For extra privacy a curtain can be drawn in bedroom 3 if bedroom 4 is to be accessed.

Bedroom 4

At the end of the hallway is the final bedroom. This bedroom can sleep up to 3 guests. There are 2 zip and link beds which can be arranged as 2 singles or one double. There is also an additional single guest bed.

Studio/Self Contained

Downstairs from bedroom 4 there is a self contained studio. This open plan studio comprises of a lounge/kitchen which contains has a double bed allowing 2 additional guests to sleep here. There is also an additional single guest bed. The kitchen is fully equipped with everything you need. A washing machine is located at the bottom of the stairs.

Wet Room 3

In the studio there is another wet room.

Whilst the property can accommodate 16 guests it does feel a bit like a dormitory! The ideal group size is 10 with 2 guests per bedroom/studio, 14 works well with 3 in each of the bedrooms and 2 in the studio, 16 is ok if you squeeze an extra guest in the master bedroom and studio.

The en-suites consist of open plan baths in two of the bedrooms. The wet rooms are seemless fibre glass clad pods with designer ceramic and stainless steel sanitary ware. Most of the interior finishes are completely bespoke supplied by local artisans and designers.

The Brighton and Hove region

With its beautiful countryside and spectacular views the south east is a great place to go walking and bike riding. The south east of England is a fantastic place for a holiday. Or if you just want to relax there are some superb beaches too.


There is plenty to do here. There are a wide variety of beautiful parks. You can take a stroll along the promenade and the pier or just relax on the beach. Brighton is a very vibrant city. With its massive choice of restaurants, bars and cafes, you'll never be stuck for somewhere to eat and drink.

North Laine is the bohemian independent cultural heart and soul of Brighton. If the arts are your thing then you won't be disappointed. There is a huge array of exhibitions, theatre shows, festivals and street shows. And when the sun goes down they is a massive choice of nightlife.

"Fabulously cool pad in a perfect location!"

I have just returned from this brilliant Brighton pad. I spent 3 fun filled days with 10 girlfriends in this uber cool loft! It was perfect for us, with lots of space for us all to hang out and good bedroom space. The location was perfect just off the Laines and right in the centre of everything but in a quiet side street so there was no noise to disturb us. We were quite concerned by the very hefty £1000 security deposit and the many signs in the loft detailing how we might lose it. But we were respectful of the property and the beautifil furnishings and our deposit was returned within 2 days. Highly recomend this property.

"We totally loved it and will be back!"

Myself and 9 of my friends (a mixed group) came to stay at the wonderful Vine Street Studios for my 30th Birthday celebrations a couple of weeks ago and we had the most amazing time! The apartment more than met our expectations – it really is as cool as it looks in the photos! The open plan space makes it perfect for socialising / dining in / chilling out and it was all very comfortable and extremely spacious. It is decked out perfectly with an eclectic and fun mix of artwork, light installations and furniture. We loved it so much we even bought a part of the decor home with us (paid for of course!!) in the form of a Cassette Lord artwork that was hanging. Upstairs you have the 4 bedrooms, plus the annex bedroom (or the granny annex as we called it) – which were all nice and spacious, light and airy. Although simple in design they have all you need for a comfy nights kip and space to get ready. Hairdryers in rooms were a touch and mirrors are nice and huge. The walk through room with a curtain was not an issue for us at all – we are all friends and it worked out just fine! In fact we enjoyed using that large area as our girly dressing room before going out! (The men weren’t so interested!) It was also great having a door code for entry to the property rather than worrying about keys / who has them / losing them etc, and the cafe / furniture store downstairs are just lovely. Brighton is fantastic and we come here a lot. The surrounding North Laines and nearby Kemp Town are our favourite areas so Vine street was perfectly situated. Communication with the owners and the management company was excellent both before and after our stay and we had absolutely no problems with our deposit (which I know concerns some customers). Once you are in the apartment you understand why it is such a large deposit – I think if you appreciate this and respect your amazing surroundings then you’ll be just fine! Thanks again to James and Chris and everyone else for having us to stay and enjoy your amazing property – I have recommended it profusely and we hope to be back ourselves sometime soon too! Many thanks for your review, few comments below: Will investigate the dinner plates and fridge although these were on site and working last time i checked. There is under floor heating across the whole of the first floor (circa 1200 sq ft in total). Because the ceiling above is ‘exposed' and the roof above that (top floor) insulated according to current building regs standards (the property was only built two years ago) heat tends to travel through the floor and keep the bedrooms nice and warm. My guess is that the thermostats weren’t turned up enough to cater for the cold snap we had in Brighton during your stay. We will buy a new mattress for the bed downstairs in the annex. I’m sorry the beds upstairs were too small, I believe they are a standard size… Noise is a big problem for most landlords running larger holiday let properties in central Brighton with the local council operating a zero tolerance policy. I’m glad you noticed our signs and that this wasn’t an issue for either of us. Regards the deposit being returned slightly later than you expected but immediately after you made us aware of the oversight, we didn’t feel this merited any compensation. Credit cards usually allow 50 days before penalising the consumer. Given you paid your deposit 28 days before arriving at the property and we repaid it three weeks approx (instead of one week) after your departure, we didn’t feel compensation was relevant. Even if charges were incurred we concluded they would have been very minimal (circa £13) which given the property was rented to you at our lowest rate, seemed somewhat petty. In any case, I’m glad you had a good time generally and thank you again for the constructive parts of your review.

"Fantastic Apartment"

Myself and 15 friends descended on Brighton for my 25th birthday and had the most fantastic weekend. The apartment really does have the wow factor and is beautifully furnished, the bedrooms and bathrooms are functional yet comfortable. The downstairs open plan living space works really well; sofas and beanbags are comfortable and informal and the egg swivel chair is fun. The kitchen is very well kitted out with plenty of pots and pans and glassware, crockery and cutlery...however at our sit-down meal on the Saturday there were not enough forks for 16 (the lovely neighbours lent us a couple for the evening) and we couldn't locate any larger plates for the main course. Another small issue was the fact that we were only left with 1 toilet roll in each of the bathrooms which is obviously not enough for 16 people. To be honest though these small issues did nothing to change what was a really wonderful weekend in probably one of the coolest apartments in the country! I would definitely recommend this place, you will not be disappointed, and I plan to make a return trip at some point in the future.

It was a weekend away for my 30th birthday with friends. The apartment, location and price were the best. Everyone had a fantastic time and I would go again. I was a little worried about the large deposit as we had the maximum amount of people that could stay but it was absolutly fine. Noise was not an issue even with a big group as we kept the windows closed when playing music and you could hardly hear anything outside. Really brilliant place!!
