A stylish and unusually spacious group self-catering house with period features aplenty and oozing with eccentric charms. The whole property boasts a rambling 9 bedrooms, with enormous farmhouse kitchen and 3 large additional social/living spaces, including a conservatory/dining room. Our most substantial Brighton holiday let by far, this is indeed a Victorian imaginarium to delight the senses!
The main house has 7 bedrooms, enormous farmhouse kitchen and 3 large additional social/living spaces, including a conservatory/dining room. The adjoining self-contained lower ground annexe may be rented at the same time. It accommodates up to a further 7 guests in 2 further bedrooms (The Room of Maps & Travel and The Room of Curios) and has its entrance in the hallway of the main house. The annexe has its own full-sized bathroom. The annexe may only be rented by groups renting the main house and otherwise remains empty during your stay.
This large unique house has high, detailed ceilings with original cornicing and roses, period fireplaces in most rooms, a sweeping wooden staircase and huge bright windows, some with stained glass. The creative owners of this property have given great attention to detail. Vintage collectibles, antique leather bound books, Victorian toys & rocking horses, together with gorgeous bespoke soft furnishings and cushions, really make this one stand out from the crowd! In contrast there is a flat screen TV in the drawing room with Virgin Media M+.
Comfortable, boutique self-catering accommodation for your group, with distant sea views across the park. Delightful interiors packed with an eclectic array of curios sourced from the far corners of the world. This property works well for both short stay weekends and longer term rentals for family holidays and corporate groups alike. The Conservatory/Dining Room has a large table seating 26.

The house is situated a few minutes walk from the central cosmopolitan area of Seven Dials in Brighton, with its many brasseries, funky pubs and delicatessens. Brighton station is 5 minutes taxi ride away. You can walk easily into the centre of Brighton and also to the beach. There is a pretty park with children's play area and a cafe, just opposite the property. By car, there is easy access from the A23 and A27.
This property is situated in a residential area and the owners are keen to maintain good relations with the neighbours. Whilst large groups are warmly welcomed, the house is not suitable for noisy groups. Smoking is not permitted anywhere on the property including the outside areas.

Please note: There are 2 x single sofa bed supplement of £50 each in the main house. If you require the annexe sleeping up to 7 persons, this is available at a supplement of £500.00 per booking up to 7 nights' duration. The property is arranged over 4 levels: Lower ground, ground, first & second floor, with grand sweeping central staircase. There is a cloakroom with WC and wash basin on the ground floor, with bathrooms on first, second and lower ground floors.
There is off street parking for 2-3 cars.
Bright conservatory/dining room (approx 20ftx15ft) running the full width of the building, with beautiful tiled floor. Accessed from the kitchen, a perfect room to entertain and sip wine, whilst cooking up a feast! The huge dining table can seat up to 26 guests and the table in the kitchen can seat 6.
A cosy little sofa in the corner offers a great spot to relax after dinner.
French patio doors lead from the conservatory directly to the large decked terrace. Stairs lead down to the snug below.
Fabulous, spacious country style kitchen. With original ornate ceiling, feature fireplace, freestanding wooden dressers, worktops and unit with butler sink. Fully equipped for your self catering requirements;

There is also a handy scullery on the lower ground floor, with a washing machine and sink. Accessed through the Room of Curios.
This warm and charming drawing room has high period ceilings, original coving & cornices and feature fireplace. The beautiful chandelier, gilt framed mirror and vintage accessories add a little glamour and romance. The large bay window allows the light to flood in, overlooking the front garden and the park. A delightful space to relax with a glass of wine or your morning coffee!
There is a single day bed in this room for 1 guest, and two large 'click clack' single sofa beds to sleep a further 2 guests. Please tick the relevant boxes on the booking page if sofa beds are required.
This fabulous snug is hidden away beneath the conservatory/dining room, on the lower ground floor. A warm and welcoming space measuring 20ft x 13ft, with comfortable sofa and various mismatched armchairs. Rich colours, rugs and dark wood antique furniture. With a selection of vintage books and board games, this room is perfect for relaxing with friends and family after a busy day exploring Brighton. This room can be accessed either from the front hallway, or from the conservatory. Therefore, even if you have not booked the lower ground floor annexe, you can still use the snug.
9 gorgeous themed bedrooms, from the Music Room to the Fairytale Room, the Illustrators Studio to the Room of Curios. Each has it's own individual character, beautifully decorated with fabulous attention to detail. All of the twin beds are zip & link, meaning they can be set up as doubles if you prefer.

"Fantastic house for groups"

Key collection was from a city centre location and they were personally handed to the guests by a staff member.
The first call was received at approx 9pm on Sunday evening complaining of loud music. On arrival, the music could be heard out on the street and it took approx 6 attempts of ringing the doorbell in order to gain an answer. The gentleman was asked to be respectful of the neighbours and to turn the music down slightly. At this point he was advised that should this disturbance continue after 10pm his security deposit would be at risk. At around 1am a further complaint was made by the same neighbour for the same reasons. On arrival, loud music was heard coming from the property. After 5 minutes of trying, someone came to the front door, once inside it was like a nightclub. The guests were instructed to turn off the music as it was 1.15am and the family next door were unable to sleep. It was re-iterated that they were in danger of losing their security deposit. After a further 15 minutes, they agreed not to play any more music and no further complaints were received.
The deduction of £250.00 from the security deposit also included £50.00 for a missing set of keys which have not been returned.
