This advert is for a Seaview en-suite double room in our house.

Please note during July and August the minimum stay for the En-Suite room is 3 nights. Between the 29th August and the 5th September the minimum stay is 4 nights.

Our house is a pretty big modern house with a garden overlooking the sea. The house has got 6 bedrooms, and we rent out 3 for B&B. One is in a ground floor studio flat, so if you stay there you will be separate from the main house (see Beyond Brighton - Studio). It has its own separate entrance and everything you need for your holiday or business stay.

We have two further bedrooms in the main house. One is a large en-suite (this is the room you are currently looking at - Beyond Brighton - En-suite). The other isn't en-suite (see Beyond Brighton - Seaview room) but has a lovely bathroom complete with whirlpool bath and shower, just down the hall. If there is a group of 6 of you, you could all stay at our house and open up the internal door to the flat and have breakfast together.

The house is on a quiet street with free parking and there are lovely views of the sea, the Downs and our local pride and joy, the windmill.

Guest Access

In the en-suite room there is a fridge where you can put your own stuff if you want to. We put everything you need for breakfast in that room, including a toaster so you can help yourself whenever you want to. In the room with a separate bathroom, we bring your breakfast up on a tray at a time convenient to you, or if we're not around you can help yourself in our kitchen. All the rooms have lovely views out to sea.

Interaction with Guests

We are friendly and enjoy chatting about Brighton and the local area. We are around some of the time, but may be away too. If you want to be left in peace, we will certainly take the hint, don't worry. My wife likes to practise her languages so if you are French, German, Spanish or Italian you can have a chat with her in your native tongue if she's around.

The Neighbourhood

Rottingdean is a lovely village less than 3 miles along the seafront from Brighton. It's very friendly here, and the air is clean and fresh. Our neighbourhood is nice and quiet. So you can enjoy the best of both worlds. Shop til you drop, visit the museums and art galleries, or party all night in Brighton, then nip back to our house for some down time gazing out to sea from your window, or watching Rottingdean windmill. It's very therapeutic when your feet are tired from too much shopping or dancing.

And, if you just want to amble down the road, there are pubs and cream tea shops galore in the village, not to mention some lovely restaurants. We've got a picturesque village pond and Kipling Gardens, an oasis of calm in the centre of Rottingdean where you can sit and smell the roses in summer and all kinds of other plants the rest of the year round. We like to amble down the road, buy a paper and a fabulous take away coffee, and plonk ourselves on a bench in the Kipling Gardens. When we've read the paper, we've still got the gardens, the windmill and the bowls tournaments to watch. Heaven.

Rottingdean has its own lovely beach (mostly pebbles though). It's great for rock pools at low tide and you can stroll along the seafront to the marina where there are loads of cafes, shops and restaurants. There's also a supermarket, cinema and casino at the marina. Stroll along the beach in the other direction and you'll find another quiet beach and a lovely tapas bar serving great coffee and other treats right on the seafront.

Sometimes we sit on a bench overlooking the sea having fish and chips thinking that we could just as easily be in the Mediterranean (that's when it's sunny). Actually when the weather gets a bit rough, Rottingdean can be pretty atmospheric. The views from our house when it's stormy are great.

There are gorgeous walks right from our front door either along the seafront or in the countryside behind us. If you bring your bike, you can store it in our garage and wash it down too if need be. The Downs are great for mountain biking, and if you want a more sedate cycle ride, just cruise along the seafront in either direction.

Getting around

There are loads of buses through the village and they run from early in the morning to throughout the night, although we tend to jump in a taxi if it really is the early hours. If there are a couple of you it's only about £7 each, and that's late at night. You can easily get to either Brighton or Eastbourne from the bus stop 5 minutes from our house.

By bike, Brighton is a nice ride along the seafront, total heaven if the wind is blowing in the right direction.

If you're coming by car, there is plenty of parking on the road outside our house, or very near. From Gatwick, you can get a train or coach to Brighton, and then a bus or taxi to our house easily (about £14 from the train station, less from the coach station). Or you can pre-book a cheap taxi firm to bring you here from Gatwick. We tend to do that, it's about £45, right to the door. (website hidden) Southcoast taxis and book them if you like, they are cheap as chips.

From Heathrow, there is a coach to Brighton, and then bus or taxi to our house.

Both Sussex and Brighton universities are a short drive away from our house. To get to their Falmer sites you can nip around the back and not have to drive through Brighton. They are more tricky to get to by bus though, so if you are staying here and need to get to the university sites at Falmer, best to have a car. The Eastbourne site of Brighton Uni is not far from us either.

If you are coming over from France on a ferry to Newhaven we are a short drive from the ferry port. Give you a chance to get used to driving on the wrong side of the road!

Other Things to Note

People who like staying at our house tend to be folk who enjoy the countryside as well as the town. They enjoy a bit of a break from the bustle of Brighton. Outdoorsy types do well at our house as they can bike, walk, run and even swim in the sea every day. Just the job to burn off the excesses of Rottingdean cream teas. You'll find us relaxing on the patio awaiting your return...
