An absolutely fantastic property, a great base for Brighton and Eastbourne. This is a recently built, superbly spacious house with unusually large living space, complete with swimming pool. It boasts a huge well equipped kitchen/diner which seats 20 for dining along with additional breakfast bar stools. The unusually large main lounge has ample seating and is located off the dining area making this property ideal for group gatherings. Sleeping and dining up to 20 guests. Seating for 20 is also provided outside on the decked patios.
This is a comfortable, modern, spacious house. Should you choose to stay during the winter months you will benefit from the luxury of underfloor heating.
The swimming pool is above ground and has removable steps, great if there are little ones around!! The garden is a good size with plenty of space for seating and BBQs.

KITCHEN/DINER: enough seating to dine 20 guests, this modern high gloss kitchen with solid oak worktops boasts a Rangemaster American Fridgefreezer, Rangemaster Commercial Ceramic Hob Range, Built-in microwave, the island has built-in wine cooler, wine rack and bread baskets.
LOUNGE/KITCHEN/DINER: all three rooms are interlinked/open plan and are to the rear of the property with patio doors to the garden/patio areas, making this great living/socialising space.
MAIN BATHROOM: a very large room with Victoria & Albert freestanding bath along with a separate double shower (rainfall effect)
SHOWER ROOM: positioned on the first floor this room has a shower, toilet and handbasin. Heated towel rail.

The South East England region
This holiday home has a unique position for enjoying both Brighton and the South Downs countryside. There's more to England's South East than London's metropolitan buzz. The area is crammed with picturesque architecture and textbook English villages. There are plenty of walking paths – the South Downs Way take ramblers right through the heart of this area.
Brighton and Hove
A two minute walk will take you to the cliff top which homes the Meridian Line Monument, from there you can access the undercliff to the local beaches. You will be able to fish, explore the rock pools or walk/cycle on the undercliff walk or just relax and enjoy the surroundings and the sea air!!
A childrens playground and recreation area which holds a variety of events throughout the year is a stones through away from the property and a leisure centre with gym facilities is also nearby. There are many local shops, take-aways, cafes, pubs and carverys all within walking distance of this property. A five minute drive will take you to the nearest 9 hole golf club.
A few minutes drive will take you to the award-winning beach and open air lido at Saltdean and beautiful Rottingdean, home of Rudyard Kipling, with its smugglers tea shops, 18-hole mini golf and surfing. Walk from here along the seafront to Brighton Marina with its bars & restaurants, cinema, bowling alley and casino. There is also a David Lloyd Leisure facility and Rendezvous Casino.
Brighton itself, being approximately 6 miles along the coastline from the property, offers everything from culture and the arts, theatre and concerts through to beach bathing and recreation, including lovely restaurants on the beach. And of course, shopping!
The Brighton Festival is on throughout May offering a fabulous variety of events and entertainment every day. Whilst the Brighton Centre hosts many concerts and conferences.
Brighton Pride is held annually at Preston Park and many different rallys and speed trials are held along Brighton seafront.

"Fantastic house for a big family Christmas"
We stayed in December 2013, a group of 20+ spread across four generations, ages ranged from 6 months to 87 years.
The house was very spacious, (we didn't feel on top of each other even with children running around) It was very well equipped, modern and clean. A nice touch was the fantastic Christmas tree in the lounge .
Anna dealt with our initial viewing, booking and subsequent queries in a very prompt and efficient way. This made our lives very easy when booking a house for so many people!

"Fab House for a weekend with Friends"
We stayed at Peacehaven Palace in July for my sister's Hen weekend. I had done a lot of research for where to stay for a weekend in Brighton and choose the house as it offered the most amount of space and value for money for 16 of us. The house was absolutely amazing with so much space for such a large group! The living space downstairs was beautiful and we loved using the huge kitchen/dining area for entertaining. Bedrooms and bathrooms beautifully decorated and we loved the huge mirror in the hall way for getting ready! We were lucky enough to have good weather and used the outside area for eating/sun bathing with benches for eating enough for 20. The pool was a great addition although a little pricy to heat for the weekend so we just used it to dip our legs in but great to have all the same. The house is a little bit out of Brighton centre but cabs were not expensive and we managed to get in and out of the centre very easily. Its an amazing house for a weekend with friends and my sister absolutely loved it! Anna was very helpful with any questions answered promptly.

"Could not have asked for a more perfect Hen weekend!!!"
My family and friends (20 of us in total) all stayed at Peacehaven Palace between 26th and 28th July for my hen weekend. I can honestly say i couldnt have asked for anything more perfect! We ranged between 15 and 62 in age and every single person had a fab weekend.
We stayed in on the Friday night and had a big BBQ and swam in the pool. I chose not to heat the pool and it was actually fine. The more drinks consumed, the warmer it felt though ;-)
The Saturday we took a walk for about 2-300 metres and got on the number 12 bus outside the shops to Brighton. It only took about 20 minutes. There is also a Co-Op supermarket within walking distance of the house. On Saturday evening some of us got on the same bus back into Brighton and went clubbing. There are night buses back from Brighton to the bus stop near the house at 13:15 and 15:30 so we each got one of those home. It meant travelling in and out of Brighton twice over the weekend only cost us £7 each. Taxi's were quoting £30 one way!!
Literally cant find anything negative to say, i had the best weekend ever and am so thankful i found Peacehaven Palace!!!
Bedrooms were all beautifully decorated and i cant really pick fault with anything. I wish i'd known there would be tea towels, washing up liquid, toilet rolls etc before i went because i'd bought all these on the way and didnt need them in the end, but no big issue.
