There's a open air terrace and two covered sunrooms with floor to ceiling patio doors which have uninterrupted views of the sea. There's also a smart sitting/dining area with seating for 6 which looks directly out to sea. The master bedoom has sea views, too, so you can lie in bed & also watch the waves!
It's walking distance to local shops, amenities, pubs and eateries, has a nearby golf course and access to miles of sea & South Downs walks.

This lovely holiday home is cosy and comfortable with a modern style. With new windows and venetian blinds, it has a contemporary theme, stylish furnishings and a small flat screen TV with Freesat TV and integrated CD & DVD player, gas central heating and a modern coal effect electric fire. Wi-fi is available and free.
The small fully equipped kitchen has an electric hob & oven, dishwasher and microwave. Plus there is a utility room which has a fridge freezer and washer/dryer. There's also space for coats & boots.
In the master bedroom there is lots of wardrobe space and the beds in the two twin bedrooms can be put together to make super king doubles!
A new bathroom has just been fitted (Easter 2013) with a contemporary WC, basin and bath, together with a large walk-in shower.
The property faces south so it's bright and sunny whenever the sun is shining. There are also terrific sunsets!

Enjoy lunch on the balcony overlooking the sea with its smart patio furniture or sit in the covered sun terrace and watch the waves.
Walk straight out of the front gate onto the grassy clifftop and you can walk for miles. There's also an undercliff where you can walk or cycle by the sea, explore small beaches and rock pools, and fish.
The back garden has a BBQ and also provides a back entrance into the property from the car parking space. There are garden lights & a decking area.

Rentals are confirmed by £200 deposit (non refundable) with the balance payable 8 weeks before the start of the holiday.
Refundable breakages deposit of £200 is required and will be refunded within two weeks of your departure (subject to satisfactory property inspection).
Cancellations up to eight weeks before the holiday commences are subject to the loss of the £200 deposit, after that date they will be subject to a 75% charge of the full cost of the holiday.
Payment: By cheque, bank transfer or PayPal. (PayPal incurrs an additional processing charge).

This holiday home has an unique position for enjoying both Brighton and the sea - and the South Downs countryside.
It is ideal for people wanting to get-away from it all, to have a calm and peaceful break by the sea but with all the buzz of city life on the doorstep. It's also ideal for walkers with miles of countryside walks.
Within a few minutes drive is the award-winning beach and open air lido at Saltdean and beautiful Rottingdean, home of Rudyard Kipling, with its smugglers tea shops, 18-hole mini golf and surfing.
Walk from here along the seafront to Brighton Marina with its bars & restaurants, cinema, bowling alley and casino.
Brighton itself offers everything from culture and the arts, theatre and concerts through to beach bathing and recreation, including lovely restaurants on the beach. And of course, shopping!
The Brighton Festival is on throughout May offering a fabulous variety of events and entertainment every day. Stay at our holiday home on The Promenade and enjoy the Festival from a relaxing location - from where it's easy to park!
The Brighton and Hove / Brighton Seafront area
From our property, it's a short walk down to some small shingly beaches and rock pools, places to fish and safe places to cycle. Fishing for sea bass and collecting crabs is a popular pastime.
Along the clifftop is the Meridian monument (it marks the exact spot for Greenwich Mean Time), a kiddies playground and recreation area which holds a variety of events throughout the year.
It's a two minute drive to Peacehaven's 9 hole golf course or to park for walks along the South Downs.
The local shops include banks & building societies and the small covered shopping centre seems to have everything, including an indoor market twice a week. There's a carvery & take-aways, plus the famous Thai Elephant 2. You must book!

Though it was stormy outside, the house is quiet and cosy, and watching the wildish weather from the front conservatory in the warm was quite a winter treat. Accommodation is very good, and position for Brighton and surrounds perfect. We love a sea view and that is exactly what you get. There are immediate walks outside the front gate, and there are also the promenade walks a very short distance to and beneath the chalk cliffs. Don't know if this is the norm, but we had a warm and personal welcome from Geraldine on arrival - whatever, the accommodation itself and position provide all you will need for a great break.
