Palmeira Avenue is in a beautiful tree lined street. Our mansion apartment is situated on the first floor of a large detached house, and is approximately a 10 minute walk from either Hove or Brighton train station. It is opposite the Brighton County Cricket ground. The beach and promenade are at the end of the road (10 to 15 min walk) and also near to the Brighton Conference centre. Pay and display street parking available.

Our accommodation is ideal for both business and pleasure, making it the perfect base for exploring Brighton and Hove. Great cafes, restaurants, bars and independent shops are within a 10 min walking radius. A stroll away is the St Anns Well Gardens with tennis courts and children's play area and beautiful gardens. Our accommodation is competitively priced.

Landing

The apartment is up one flight of stairs and has a very large landing area where you can store all of your luggage. A beautiful stained glass window which casts a colourful stream of light into the apartment.

Lounge

With 2 large white leather curved sofas, great for laying back and relaxing in front of the white LCD TV. A large 3 seater sofabed. There is also wireless broadband. Subject to fair use policy.

Kitchen

The contemporary kitchen has a dining table which can seat 8. With dishwasher, washing machine, microwave and everything you could need to self cater.

Family bathroom

Wow! Gorgeous bath and double shower cubicle. A fantastic bath to luxuriate in and chill out with a glass of wine after a busy day.

Master bedroom and en suite bathroom

A very spacious room with a double bed and two singles. A perfect family room and with a spacious en suite bathroom.

Bedroom 2

A spacious twin room with wardrobes.

Bedroom 3

This is the smaller of our bedrooms, however is still a double and has a double bed, wardrobe, LCD TV/DVD.

For parties of 12 people, we provide a M&S bed in a box(single sofa bed) and a fold away bed. It would be a squeeze for a party of 12 for a long stay, however manageable for a weekend.

Please note there is no private parking space only pay and display.

On street pay and display parking from 9am till 8pm, at around £4. No charge Sunday.

The property has gas central heating and all electricity/gas/water costs are included.

The region has many rural areas of interest including the South Downs.

The Sussex countryside has an abundance of historical Roman ruins, old towns and Cathedrals.

Good transport links to the airports, London and the surrounding areas.

Brighton and Hove

Brighton and Hove is situated on the coast approx 45 minutes from city of London.

It boasts a warm climate, a cosmopolitan atmosphere, a heady mix of night life and fine dining.

You can while away the hours with leisurely strolls along the pebbled beach, browse the quaint boutique shops along the famous Brighton lanes.

The Palace Pier, the Royal Pavillion and the Brighton Dome are close at hand to visit.

For those of you looking for excitement there are numerous clubs and bars to cater for every taste.

For family fun there are 98 parks and gardens with 6 of them being green flag.

There are rides, parades and exhibitions with cinemas and theatres for a rainy day.

"Spacious, clean and perfect for a hen weekend"

This apartment was perfect for our hen weekend needs. It is within walking distance of town and the seafront but only £6 in a taxi on Saturday night. There was plenty of room for the 11 of us that stayed there and the girls that slept on the sofa beds said they were comfy. Loved the bath and the large shower. Very clean and well equipped, we even managed to squeeze 11 of us round the kitchen table!
Would highly recommend.

"Perfect accomodation for girly weekend."

We found the accommodation to be perfect for 9 ladies. Few minutes in taxi to middle of Brighton. Easy car parking on £5 a day pay as you go meters, but suggest unloading luggage at property then parking further down road. Huge amount of space, good to have two bathrooms. Nice décor, light and airy. Lounge comfortable but chilly, so spent most girly time round kitchen table which was fine. Would definitely return!!!!

"Great time in Family"

We have passed a great time in this Home. You can be with lot of people and have your intimity without problem. I was with my family and I appreciated the space and the decoration. It was very clear and very clean. You can come in this home like you are, because you have everything you need ( utensils kitchen, bath towels, sheets...).
When the weather it's good you can go in the town by foot (just 5 minutes) and when it's running you can stay in this lovely home. I recommand it to passed a great time in family or between friends.

"Good location"

11 of us stayed in brighton rocks for 5days, the location in hove is a 5min walk down to the beach and not to far to the lanes in brighton (for shopping) the contact befor and after the stay was excellent with all questions answered ! We would recomend brighton rocks and would go back as a group - we loved the big bath ! And the ease of having use of both bathrooms, the area is quite quiet most of the day so good for groups and familes :-)

"A Dream Come True"

Me and my friends arrived here on Friday the 4th May for Hen Weekend, we had the apartment for 3nights but could only stay 2 (which I deeply regret now)

I was greeted by a lady called Reshma, who was absolutely lovely showed me around the apartment to which 10 Girls where jumping around with excitement.

The apartment was massive, very stylish and modern. As soon we arrived I knew I never wanted to leave!!!

On a whole this the best weekend experience I have ever had, being able to have all my friends in one big house with no flipping from room to room in a hotel really made my Hen Weekend.

Gillian the owner of Brighton Rocks was extremely nice and very easy to get hold of.

My plan is to have an anniversary of my Hen party and would love to come back, also bring my Husband here.

Definitely BOOK, BOOK, BOOK!!! You shall not be disappointed :D

"Brighton really does Rock (and so does the accomodation)"

I stayed at Brighton Rocks with a group of friends for a long weekend in March

I don't think I could have found a more suitable place to stay if I had tried. From the easy and hassle free booking procedure to the lovely owner, Gillian, who was fantastic and made the whole experience a breeze.

The accommodation was way bigger than we expected which is the opposite of what usually happens. It comfortably slept 8 of us and there was plenty of space in every room. The lounge is massive and kitchen is fully loaded with everything you would need and plenty of plates, cups etc.

The bathrooms were both amazing, one having the benefit of a superb bath and throughout the property the place was immaculately clean.

The location was perfect for us and gives you easy access to pretty much anywhere you would ever need to go. All in all this is a great property to stay whether in a group of friends or as a family. I will certainly be returning to stay at Brighton Rocks with my family later in the year. Highly recommended!

"You feel as you are being taken care of..."

Gillian replies to all emails, text messages and enquiries in a fast and effective way even when not "readily available"
We had a bit of a hickup before receiving the keys but that is because we wanted them "too early".
We loved this flat because is bright, modern and very spacious.
It was a very good experience over all and we would definitely recomend any one to stay there as it is quite convenient location and the "pre sales" perios went very smoothly.

Thanks, if I am not around we have a property manager and maintenance man. We were able to give you the keys early as requested, however the property had not been yet been cleaned. I had hoped this would be ok as you had family coming from abroad and would prefer to settle in. The property was cleaned by 1:30pm (before your check in of 3pm)
