This house is ideal for anyone who wants to enjoy complete peace and privacy and yet only 1 mile away from the stunning medieval village of Breil sur Roya. The house is very rustic, which is how we chose to renovate it. It has 2 large bedrooms. The first bedroom has 2 single beds and a set of bunks. The second bedroom has a kingsize bed. There is a shower room located on the first floor. A large living room with wood-burning stove and stunning views of the Alps.
The kitchen is very French with a wood-buring stove. Outside, the terrasse leading from the living room is 60m2 and a great place to eat and enjoy the lovely views. Access to the property is ideally by 4 x 4 vehicle. When you arrive at the property, you realise the journey up the mountain from the main road is worth it. Self-catered accomodation. However, for the Monte Carlo Grand Prix, we would offer, collection to/from airport, breakfast daily and transfer to/from Monte Carlo daily for the 3 days that the event is running.

The kitchen is simple, rustic and typically French with blue/white check curtains for cupboard doors. There is a large fridge/freezer. There are four cooker rings and a separate small cooker. Additionally, there is a microwave. There is a dining table and chairs in the kitchen but also on the terrasse which is covered with an ornamental gazebo.
The living room is quite big with a leather three-piece suite, sideboard and TV+DVD player. The wood-burning stove is the main feature of the room along with the stunning views of the Alps from the triple French doors. The stairs from the living room lead to the 1st and 2nd bedroom. Both bedrooms have wardrobes and chests of drawers.. The first bedroom has 2 sets of French doors, again enjoying the beautiful views. The shower room is located just off the second bedroom. Beds will already be prepared for your arrival. However, towels are not provided.

The house sits on 2 acres of land and is accessed via a narrow piste. Ideally a 4 x 4 vehicle is best for access up from the main road(which leads to Turin/Cote d'Azur). The nearest neighbour is about 10 minutes on foot to the left and to the right of the house. The walk into the village is very Provencal - crossing by the lagoon that is still used by the villagers for swimming. The scenery during this walk is breathtaking but, sturdy walking shoes are needed!
The location of the house is perfect for those who want a complete escape from modern life. There is complete peace and privacy. The house has been restored and decorated in a rustic, simple French style. The views from the house and terrasse are breathtaking and a perfect place to unwind and enjoy a glass of wine. Due to the location high in the hills, a 4 x 4 vehicle would be recommended but, when you arrive at the property, the views from the terrasse will speak for themselves. For those booking during times when the log fires need to be lit, delivery of wood can be arranged at a cost of 100€ per ton which will last about 1 week.
The Provence Alpes Cote d'Azur region
Being so close to the Mediterranean Sea gives this part of the Alpes-Maritimes a temperate climate. During the summer months, temperatures can reach 36 degrees C. The other months a very pleasant and warm. With the winter comes the cold winter evenings but, during the day it is still quite warm and often sunny. The friendly village of Breil sur Roya is medieval with a number of churches, shops, restaurants, tea rooms, an indoor/outdoor pool and a large railway station which runs to Nice, Ventimiglia and Turin.
The pretty village of Limone is located about 35 minutes away and is a great ski resort. The coast is 25 minutes away at Ventimiglia with its amazing colourful market selling locally grown/prepared foods. Menton is the first French town along the coast, about 30 minutes away. It hosts the lemon/orange festival in february each year - very colourful and worth seeing. Monte Carlo/Monaco is a must see!! It takes less than 40 minutes to reach this chic principality with all the attractions e.g. the casino, the palace located on the 'rock' the oceanarium (remember Jacques Cousteau?) to name a few.
Breil Sur Roya
For those of you that like water sports etc, Roya evasion is located in the village of Breil sur Roya, less than a mile from the house. You can enjoy all the water sports e.g. white water rafting, canoeing, also randonnée, via ferrata and mountain biking can be arranged. There are many sports activities available. The village of Breil boasts a brand new swimming pool with a roof that can be opened in the summer.
Near the pool are tennis courts. Additionally, for those of you who want to go wild boar hunting, this is an ideal location. The hunting season begins, I believe, in September (not sure of dates as I don't go hunting). The hills around Breil sur Roya are very popular for this type of activity.
