Beautiful wood clad cottage in a fantastic location to explore both coast and countryside! A truly unique holiday home set amongst peaceful countryside, perfect for escaping the hustle and bustle of everyday life. This lovely cottage is located just outside the village of Bratton Fleming within easy driving distance of the beautiful coastline, Exmoor National Park and many other local attractions including National Trust properties, Castle Hill, Marwood and Tapeley Park.

The historic towns of Barnstaple and South Molton are 8 miles to the south and west and Exmoor National Park is 3 miles to the east. The stunning coastline of North Devon with its cliff paths and sandy beaches are a short drive away, and well worth exploring! A few miles from the property is the magical Exmoor Zoo, perfect for a family day out, and the beautiful Wistlandpound Reservoir, (a stunning forested lake with paved circular path) is a 10 minute drive away, and the perfect place to walk your dog who is very welcome too!


The cottage is set over 3 levels.

The lounge is on the first floor filled with warm wood and vintage furniture creating a homely space with fantastic rural views. The lounge seats 6 people comfortably, with a flatscreen TV and Freeview. Keep warm and cosy on cooler evenings with the wood burning fireplace, which together with central heating provides year-round warmth. A log supply is kindly included. From the lounge stairs lead up to the second floor where the bedrooms are located. Also from the lounge access the upper level of the garden.


Enter the property into a superb dining room which is open plan to the kitchen. This is a double aspect sunny room with dining table seating 6 people. The well-appointed kitchen has everything you could need for a relaxing self-catering stay. Appliances include a fridge, separate freezer (in car port), oven, electric hob, dishwasher, washing machine, microwave, kettle, toaster, blender, as well as a butler sink and an excellent supply of pots, pans, cutlery, crockery and all other essential kitchen utensils. Pretty cottage windows provide a rural view.


The bedrooms are located upstairs on the second floor.

Bedroom 1: King size bedroom with soft carpet underfoot, a window with country views and storage space.

Bedroom 2: Twin bedroom that can be made into a super king size bed upon request. Sloping ceilings, soft carpet and a wardrobe complete this room.

Bedroom 3: Pretty single bedroom with sunny window, soft carpet underfoot, sloping ceiling and an attractive chest of drawers with mirror.


The quaint family bathroom is located on the first floor and has a low sloping ceiling and stylish wooden floorboards. There is a small freestanding bath with shower attachment, wash basin and WC.

There is also a useful separate WC downstairs.

Bath towels are provided.


The garden can be accessed from the ground floor and first floor of the cottage. The lower garden has a covered patio with a quality wooden table and chairs as well as a bench for sitting in the sunshine.

Enjoy summer BBQs with the coal BBQ provided. Or simply relax and soak up the sunshine and fresh air! From the lounge access the upper level of the garden. There is parking space for 2 cars and a car port for undercover parking.
