Nice view, garden of about 36.000 square feet (1200 sq. meters) with private pool, ideal for a romantic couple, for a family with children (welcome free of charge), for a holiday in the nature surrounded by antique historic sites. 10 minutes walk from the railway station (line Rome-Viterbo) with local train every 30 minutes with many stops inside Rome (S.Peter's Basilica in 40 minutes). Completely furnished, patio with pizza oven and stone barbecue in the garden where enjoy open air meals, SatelliteTV, Internet ADSL free, parking. The owners, who live in the main villa, speak English and are available for help and suggestions.

The Cottage is a small open space studio-room of 1200 square feet (30 sq. meters), with a bed corner (double or 2 single beds) closed by havey curtains or, if you prefer, overlooking the lake. Sofa double-bed very comfortable, Satellite TV and radio. Bathroom with spacious shower cabin, kitchen corner fully equipped (seating for 4), bedding, towels and tableware with change once a week. Central independent heating, hair dryer, iron with ironing board, high chair and baby cot. Outside: swimming pool (10 x 5 meters) overlooking the lake, sun beds, garden of 36.000 square feet (1.200 sq. meters), patio with seating area for 6, stone oven and barbecue with free firewood, parking. Available year round . Special price for long lets from October to April.

Private swimming pool situated just in front of the cottage with a beautiful view on to the lake. Sun beds, table and garden chairs, mantainence of the swimming pool and garden once a week, private parking, weekly use of washing machine, use of the barbecue and oven with free firewood, free internet ADSL . In the property live two very polite and friendly dogs.
Marvelous location in a still undiscovered area very close to Rome, far from the crowdy tourism. The cottage is located in a private street surrounded by other villas and gardens. The railway station with local train to Rome is just 10 minutes walk, in centre village, as well as the shopping area and the restaurants, both in centre and by the lake's shore. The neighbourhood offer many historical, archaeological and natural sites: the Etruscan escavations and necropolis by Veio, Cerveteri, Tarquinia, Santa Severa, Sutri with the ancient amphiteather (built before the Roman Colosseum), the medieval Viterbo with the Pope's Palace, the thermal spa of Stigliano (15 KM) and Viterbo (water 37°), the huge natural reserve of the park of the Lakes Bracciano and Martignano, and the wood reserve of Manziana extended till the Mediterranean sea (15 KM); The Orsini-Odescalchi Castle of Bracciano (where Tom Cruise's got married!) is visible from the cottage; and the castle of S.Severa lies by the sea. The Roman and Etruscan escavations are within easy distance by car. Civitavecchia, with its cruises port-ferry at 40mins from Bracciano, is the major connection naval-point.

The swimming pool is for exclusive use by the Guests of the Cottage the only ones Guests in the property.
In the garden live two friendly dogs: be careful to whom is allergic.

Parking in the common area, Electric energy up to 20 KWH/week - water, gas and wood consumption for barbecue and oven, bedding, towels for bathroom (please take with you your own towels for pool), tableware for kitchen (weekly change), Weekly use of washing machine, final cleaning, Internet ADSL, 2 bicycles.
Prices do not include:
Electric energy above 20 KWH/week : 0,50 euro/KWH (metered by the counter).
Heating (in the cooler season): 30 euro per week or metered by the counter.
A deposit of 50 Euro in cash is required on arrival and refundable at the check-out to cover an extra KWH or heating consumption metered by the counter.
Damage deposit: 200 euro required on the booking and refundable as per Holiday Letting condition.
Options: transfer by taxi from/to airports: Fiumicino: 70 euro; Ciampino: 80 euro; Rome: 70 euro; ferry/port of Civitavecchia:70 euro.
The swimming pool is closed during the cooler season (usully from 1st November to the end of April).
The Lazio region
Lazio: Still undiscovered region of fascinating nature and environment Latium is found in central Italy, located on the Tyrrhenian Sea. It borders on Tuscany, Marches, Umbria, Abruzzi, Campania and Molise. In general, Lazio has a mild climate thanks to the influence of the Mediterranean Sea., with an extraordinary variety of landscape: wide beaches, great pinewoods, mountains like Terminillo (an excellent ski resort), gentle hills and expansive plains. A region rich in artistic monuments that bring to mind the long and extraordinary history of this region in the most immediate fashion. At Tarquinia, Cerveteri and Tuscania, necropolises and museums bear evidence of ancient and mysterious Etruscan people (seventh to sixth centuries B.C.) who ruled central Italy before the rise of Rome. There are countless testimonies of the Roman and later historical eras outside Rome, in the other provinces of Latium and in the local centres: Rieti with Farfa Abbey and the Sabina region, the medieval Viterbo (city of the Popes) and la Tuscia area, Latina near the sea with the best cliffs and beaches in Latium, and Frosinone with Abbey of Montecassino and Sermoneta.
It is enough to think of the splendid and grandiose Villa Adriana in Tivoli (where the renaissance Villa d'Este can also be found), the seventeenth-century Palazzo Barberini in Palestrina, and the Cathedral in Anagni. The same grandiose style of the Roman religion seems to be projected and duplicated outside Rome: in the abbeys of Montecassino, Casamari, and Fossanova and in the monasteries of Subiaco, places dear to Saint Benedict of Norcia.
Sea: Sabaudia e S.Felice Circeo, wellknown as the best beaches and sea near Rome
Ostia Lido, the sea of Rome, is the nearest beach, at only 20 km from the city by underground.
Gastronomy in Latium.
The Regional Park of the Lakes Bracciano and Martignano offers lovely beaches in a delightful and sunny location, with the pretty villages of Bracciano, Trevignano and Anguillara Sabazia (looks like a crib on the lake), each one easy to reach by paths, by car and bus, and also by boat. The lake is also well known for the princes the Orsini-Odescalchi majestic Castle, one of the most noteworthy examples of Renaissance military architecture in Italy. The castle is privately owned, but open to the public for guided tours. Around the lake is also possible to visit The botanical Gardens of San Liberato, designed by Russel Page, and the Historic Air Craft Museum: An ancient hydroplane base houses today four hangars that include most of the historic aircraft, from the Prototipo by Leonardo da Vinci to the our days. Thanks the volcanic area th there are several sites of the thermal water: the spas of Stigliano and Viterbo offer round year baths of sulfurous 37 degrees water.
By the nice sunny beaches of the Tyrrhenian sea, 20 minutes drive, are located some natural reserves as the Oasi of Torre Flavia, Oasi di Palo, Oasi di Macchiagrande, and Riserva Naturale di Macchiatonda. Don't miss the castle of Santa Severa facing the sea and built on Etruscan ruins.
At 8 km from Bracciano the Macchia Grande of Manziana is a wood of secular oak trees, that preserve the typical "macchia Mediterranea" (flora and fauna of the Mediterranean). By horse and mountain bike, is possible to reach the Natural Reserve of Canale Monterano (5 km) with its ancient ruins of the old village, the beech wood and mill of Oriolo Romano (5 km), and the Regional park of Marturanum (15 km), Tolfa with its beautiful panorama.
Archaeology and Historical artistic sites
The area around the lake Bracciano is identified as the territory of Etruscans, the civilization emerged in the beginning of the 7th century BC and later destroyed by the ancient Romans. There are many nearby sites and museums where admire their art (terracotta, jewels, sculptures, tombs) as Tarquinia e Cerveteri, Veio, Sutri, Santa Severa, Barbarano Romano, etc. The rich ancient Romans use to built their villas outside the city by the lake Bracciano. The history left many other signs in the medieval age (the castle Orsini-Odescalchi in Bracciano, do not miss Viterbo), in the Renaissance (Palazzo Farnese of Caprarola).
