It offers really comfortable and romantic self-catering accommodation for 2 adults; privacy and relaxation with every modern convenience.

Unusually for just two people, you will also have exclusive use of an 8m x 4m x 1.4m pool.

The Aquitaine / Dordogne / Dordogne region

Le Nichoir is situated in 2 acres of tended and stocked gardens on a Dordogne hillside, facing south over stunning countryside.

Close to the Charente border, midway between Angouleme and Perigueux, Le Nichoir is within walking/cycling distance of several pretty villages and market towns, with chateaux, rivers and sporting activities within 30 minutes' drive. Several cafe/bars and good-value restaurants abound.

This is the lush, green part or France with country lanes, little traffic and rolling wooded valleys; one of the sunniest regions without being oppressively hot.


Bouteilles St Sebastien area

Bouteilles St.Sebastien is a 15 minute walk offering wondereful long-distance views and a bar/restaurant at the end!
St. Severin, just 4 km away has a Spar supermarket open every day (inc. Sunday mornings), baker, butchers, bank, post office, doctor, dentist, pharmacy and hotel/restaurant.

Riberac, just 12 km to the south, is a major town with a large and lively Friday market and all the essential facilities, including two hypermarkets.

Local sports include tennis, golf, canoeing, fishing and even micro-light flying. It is excellent terrain for walking & cycling with sustenance available every couple of miles.

Within an hour's drive are major towns, prehistoric cave paintings, river gorges, museums, art galeries and medieval city centres plus swimming lakes and river beaches with imported sand.

By car from St. Malo (340 miles), Caen, Cherboug & Le Havre (380 miles), or Calais/Tunnel (up to 550 miles).

Fly to Bergerac (1 hour), Bordeaux, Poitiers or Limoges (all well within 2 hours' drive).

Eurostar to Lille or Paris, then TGV to Angouleme (then 30 miles by hire car).

Le Nichoir comprises a charming bedroom with new double bed, mattress and linen, wardrobes, chests and table lamps. The large bedroom window is protected by a fixed insect mesh, and decorated with roller blinds and curtains.
En suite is a new bathroom with shower, washbasin, vanity unit and wc. The opening window with frosted glass is protected with an insect mesh.

The lounge is newly decorated in modern style with a large two-seater sofa, armchair, bookshelves and cupboards. A TV with UK digital satelite box, radio, dvd and cd player are fitted with a supply of videos, dvds, books and cds.

The all-electric kitchen is fully fitted. It is illuminated by a window with insect mesh looking west over the private garden and a double-glazed patio door leading south onto superb elevated timber decking. This is shaded by a roll-out sunblind and equipped with patio furniture for 4. The views are simply stunning.

Electric wall convectors (electricity costs included) and double glazing throughout make Le Nichoir eminently suitable for long and winter lets.

Further details outdoors:
Large French Windows lead from the lounge to a paved terrace bordered by low walls and enhanced with a pergola and trellis of climbing and flowering plants. There is a charcoal barbecue.

The door from the kitchen leads to a wonderful 4.5 x 2.5 m elevated timber decking; just right for outdoor meals and evening sundowners. There is a roll-out awning and a parasol for shade.

On adjacent land we have a small wood for short walks and a flat grassy field for ball games that also includes a large, shared petanque court.

Car parking alongside.

The English (French-speaking) owners live elsewhere on site and can provide any maintenance, local advice and help if required.


Conditions

25% deposit upon confirmation of availability together with a completed Booking Form.
Balance payable 8 weeks before arrival.
£200 per week security deposit cheque required before arrival. This will not be cashed but returned within 7 days of your departure less the cost of any breakages, loss or extra cleaning.
