The house has a modern interior. Each bedroom has a wardrobe, chest of drawers. There is a large kitchen diner and separate utility room in the main house. The annexe was a new addition in 2004. The property will sleep up to 16 people. The kitchen has patio doors which lead to the back garden which is sunny and secluded ideal for relaxing or having a barbecue.
There is a convenience store, chemist and Chinese takeaway within a 5 minute walk

There is a private, sunny back garden which is very secluded by hedges. Garden furniture and a barbecue are available. Parking is available for 4 cars on a private driveway.

swimming at the BIC.
There is a hot air balloon to ride in so that you can see the whole of Bournemouth town.
Bournemouth gardens are lovely to walk in and consist of a children's park, tennis courts, crazy golf and bandstand.

The property is located 8 minutes from Bournemouth train station and the same to the A338. The property is also positioned 3 minutes from Bournemouth University and 5 minutes from the West Hants Tennis Club.
If you are travelling from outside the UK you can fly to Bournemouth International Airport which is a drive of 16 minutes to the property.
From London airports you can get a coach direct to Bournemouth, or travel to Victoria to get a train to Bournemouth Station. The journey is approximately an hour and a half.

Bookings are for a minimum of 3 days, to include weekends and weekdays.
Check in is from 3pm to 7pm. Check out is at 10am.
25% non refundable deposit is required to secure booking. The balance of payment is due 8 weeks prior to the holiday.
Refundable damage deposit of £300 (£500 if you bring your dog with you, or a Stag or Hen group) is required with your booking. This will be refunded within a week of your departure assuming the property is left clean and tidy with no damages.
We reserve the right to charge £10 per hour for cleaning if you do not leave the property in the condition of occupation. We understand that this is your holiday, so if you don't want to clean prior to your departure please arrange with us and we will charge accordingly and arrange for a cleaner to come in. Full house clean £80.00.
If you cancel your trip up to 8 weeks prior we are happy to refund your costs. If cancellations are received after this time and we are able to relet, we will return your costs less 25%. If we are unable to refill the accommodation we cannot refund - sorry we are trying to be as fair as possible!
No refund will be made for non-arrivals. We recommend that all guests take out their own 'Holiday Insurance' in the event of a cancellation/non arrival or any unforeseen circumstances.
All rates are inclusive of linen.
Children are very welcome.
We have a strict 'NO SMOKING POLICY'; we reserve the right to charge a week at High Season Rates to any person found to be smoking in the property or on site.
Dogs are allowed: please note deposit terms.
The proprietor reserve the right to retake possession of the accommodation if any party behaves in a manner prejudicial to the well being of other guests or neighbours without any refund.
Guests are held responsible for any damage or loss during their stay.
We are exempt of responsibility for loss or damage to any visitor's property or accident whilst staying at any of our properties.
Vehicles and their contents are left at the owner's risk.
The proprietor reserve the right to decline accommodation and are exempt from liability should circumstances beyond their control arise.
The Accommodation is Hired to those names appearing on the Reservation form only.
On departure guests are asked to leave the Accommodation clean and tidy, (an extra charge for cleaning will be made). Guests are asked to sign the Guest Book noting any complaints, accidents, damage or broken items.
