The back garden opens out onto the lovely near deserted beach of Elmer Sands with its soft sandy bays.

Well appointed, newly refurbished, quiet, simple family beach house. Separate play room with some books and toys for children.

An open log fire for the winters, and parking right outside the front door .

Climping is a 10 min walk along the beach with its cafe, spa hotel, and fantastic restaurant and pubs.

The beach is always quiet even in the height of summer and dogs are welcome on it all year round.

There is a slip 100m from the house for boats and canoes.

Fantastic local fishmonger will deliver, BBQ lobster on the beach is a Beach House Favourite.

Play boat in the garden for children. Littlehampton is nearby with the award winning East Beach Cafe, beachfront playgrounds, crazy golf, crabbing in the harbour, and restaurants.

The front of the house is set on a green at the end of a no through road, making it perfect for children to cycle and skate round safely.

In the winter the open fire, brisk walks , crashing waves and fresh air make it a special escape.

Prices low as this is the first year we have let it beyond family and friends. Popular for romantic breaks, weeks away with the children, and escaping the hustle bustle of modern living .

The South East England region

The house is beautifully situated at the end of all the beach front housing so that you go out onto the beach and can walk for miles along the foreshore, only seeing fields and beach. No houses, no people, no noise.

Climping is just 15 mins stroll away with a small cafe in the summer, lovely pub, and Bailiffscourt hotel and spa. Crabbing, and sea side activities at Littlehampton. Fishing boats to take rent to take you deep sea fishing.

Nearby corner shops with cashpoints and middleton village has butchers, wine merchant, post office, hairdressers, farm shop etc.

The beach is dog friendly all year round, with no restrictions.

Bognor Regis

Chichester, and goodwood nearby. Wonderful restaurants and places to visit

Shoreham and Brighton in the other direction - 45 mins away

Portsmouth and the Historic Dockyard -45 mins away.

"Stunning, family friendly beach house"

"Hidden gem!"

We were looking for a quiet beachside self catering apartment and stumbled upon this wonderful house at Elmer.

Although the property is unprepossessing externally, inside the open-plan layout is modern, clean and well thought out. We lived in this space, spilling onto the patio for sun and BBQ during the day (the fishmonger is brilliant!) - through the gate and straight onto the beach! In the evenings the cosy fire, super kitchen for cooking and relaxing in comfort like it's home.

As counterpoint, Elmer doesn't have nightlife. On the upside this this is an undiscovered gem - a highly appointed house, quiet beach and on the doorstep of Arundel and Chichester.

There's nothing not to like - and Daphne the owner even left us a special little welcome basket. Thank you!
