The Ada Beach House is situated on a stunning, exclusive development located directly on the sea between Gundogan and Turkbuku on the Bodrum Peninsula area of Turkey and has 24 hours security and porter service. This is one of Bodrum’s finest developments with only 10 villas, and it is impossible to get holiday rentals in this bay.
Guests will feel relaxed as soon as they arrive and have a choice of swimming in the large pool (with 2 children’s pools) which is shared by only 5 of the villas, a few steps away, or down at the private beach platform (with a sandpit), a 1 minute walk away through beautiful gardens.
There is also a private children's playground nearby to keep the little ones entertained.

The large lounge, kitchen and dining area (with A/C) is open plan with enormous windows and phenomenal views, creating a light and airy living space. At one end is a high specification fully fitted kitchen with corian work surfaces, oven, hob, dishwasher, in sinkerator, wine fridge (the villa has a further 3 fridges), etc quality base and cupboard units housing all the necessary equipment for a luxury self-catering holiday - Italian tableware, Villeroy & Boch cutlery and Flamant Crystal glasses.
The lounge/living area leads from the kitchen and is furnished with light coloured modern/mediterranean furniture. The lounge area has a stunning large mirror, comfy sofas, armchairs, coffee table, a French sideboard with beautiful lanterns, flat screen TV with Turkish Digiturk satellite system, which is the SKY equivalent (some English and other international channels), DVD player (region free), APPLE TV, Bose Ipod docking unit. The lounge area has stunning views with floor to ceiling windows looking over the sea and leads onto the large sea-facing terrace, which is designed for outside living and dining.
BEDROOMS – 4, all with A/C: Bedroom 1 (Master) - the master bedroom has wall to wall patio doors providing magnificent sea views. The doors open onto the huge balcony which spans the width of the villa. This room has a large double bed, a bedside table with a beautiful lamp, a dressing table with an antique mirror, plenty of wardrobe and drawer space and an en-suite shower room (Bathroom 1) with Bisazza tiling and modern Vitra sanitary ware, including a special ‘drops’ shower head. The curtains are made of Italian lace and rough silk while the bed linen is made of linen and Egyptian cotton. The towels are to die for – by ‘Hamam’, the most luxurious Turkish brand.
Bedroom 2 - has a double bed, a beautiful Armoire, bedside tables and a stylish lamp with the same linen and towels as in the Master. There is a pretty antique wooden mirror with an antique chair. Balcony doors lead to the small gym.
Gym – This has a treadmill, a bench, weights and a TV/DVD player. Get fit with phenomenal sea views!
Bedroom 3 – normally for the kids, this room has a stylish bunk bed large enough to fit adults, an armchair which can convert to a single bed, a wardrobe and a beautiful book shelf. This room leads to the rear balcony and also has an en suite (Bathroom 2). This bathroom boasts stunning locally made dolphin and sea horse mosaics and contemporary Vitra sanitary ware including a small bath. The bed linen is Egyptian cotton and Italian linen. This room has an exit to the rear balcony.
Bedroom 4 – similar to Bedroom 3, this room has the same bunk bed, a large fitted wardrobe and a separate single bed. This room also leads on to the rear balcony. The bed linen is Egyptian cotton and Italian linen.
Bathroom 3 – this luxurious shower room serves both Bedroom 2 and Bedroom 4. Stunningly finished with Bisazza tiling and the latest of Vitra sanitary ware.
Rear Balcony – this large balcony houses one of the very large fridges, the BBQ, the washing machine/dryer, the ironing board and iron.
Other - hair-dryers, gas fired BBQ, gorgeous white lacquered wooden floors throughout, floor heating, private sun loungers by the beach and the pool. The villa is completely child proofed and provides a cot, lots of toys, a high chair, a ‘walking’ chair, and children’s cutlery and crockery and benefits from a small but fantastic shared playground on the development. The gated community is one of 3 in Bodrum which has its own desalination unit for producing fresh water and therefore the cleanest water, even for the swimming pool.
Cleaning & laundry - fresh bed linen made of luxurious Egyptian cotton and Italian linen are provided. The bath towels are by ‘Hamam’, Turkey’s most luxurious brand, while separate beach towels are also provided. A washing machine/drier are available for guest's use. The maid service is paid for separately. The maid is superb and a fantastic cook as well as being great at ironing and cleaning.

OUTSIDE TERRACE: This really is magnificent. The views are the very best Bodrum has to offer with not a single eyesore in sight, looking onto electric blue sea and uninhabited, beautiful, lush green islands. The large terrace (40sqm) is the most striking part of the house and has a lovely large dining table (which can seat up to 12 people) with beautiful handmade French dining chairs and a very romantic chandelier, as well as stunning candle lights all around. Next to this there is an adorable dining table for children with 6 children’s chairs. On the other side, there are stylish and comfortable whicker sofas and armchairs. The floor lighting and oil lanterns are a perfect complement to a warm summer’s night.
PRIVATE BEACH: A one minute walk from the villa through beautiful gardens boasting a wonderful stroll surrounded by fuchsia flowers is the private decking for the beach which is shared by 5 villas. The setting is incredible with turquoise waters and a lovely breeze at all times. The private beach gives way to deep sea on one side and has a shallower, almost enclosed area for children on the other side. There are private sunloungers and a shower at the beach.
POOL: The villa looks onto the large swimming pool which has two separate children’s pools with varying depth levels attached and is less than 30 seconds away. Only 5 villas share this pool which is never busy and therefore almost always a private experience. There are the villa’s private sun loungers for your convenience.

On site care takers are on the compound with any problems during your stay - details of these people can be given to you at time of booking.
Car hire, airport transfer, meet and greet, welcome pack etc can be arranged through ourselves.

The Bodrum Peninsula - Aegean coast: On the Bodrum Peninsula buildings are not permitted to be built more than 2 stories high, and there are no buildings higher than 3 stories in the whole Peninsula. This tends to make the area look particularly attractive. Most of the buildings are white washed cubes, similar to those in the Greek Islands. This is because this part of Turkey used to belong to Greece and some of the Greek Islands used to belong to Turkey. As you can imagine, there is a lot of history around the area.
History: Archaeological excavations have established that human habitation in the Yalikavak area began in around 2000BC, and there are ruins and artefacts from the Carian, Hellenistic, Roman, Byzantine and Ottoman eras. The historic sites such as Sandima, Pasanda (Geris), Kandiba and Termil (Dirmil/Gökçebel) attract visitors from all over the world. Yalikavak is famous for the numerous windmills found in the vicinity. The winds, that until recently turned the vanes of these working windmills, now fill the sails of boats and windsurfs. Another “typical” feature found in abundance here are domed water cisterns which, in the past, were used in times of drought and are now being adapted for artistic and cultural uses.
Ferry trips to the Greek island of Kos can be made from Bodrum
Further afield you can visit Ephesus, the largest archaeological site in the world, the stunning pools at Pamukkale, the royal rock tombs at Dalyan, and the temple of Apollo at Didim.
The Bodrum / Turkbuku area
The house is situated in a beautiful area known as Hebilkoy/Hekimkoy, which is close to the villages of Turkbuku, Gundogan and Yalikavak on the North shore of the Bodrum Peninsula.
The house is 6 mins drive from Kucukbuk's sandy beach. A larger sandy beach can be found 8 mins away in Gundogan in one direction, whereas Trendy Turkbuku with its beach clubs, glamour and glitz, is 5 mins drive in the opposite direction. Yalikavak with its beach, is about 12 mins. Bodrum airport 40 mins drive. Bodrum centre 25 mins drive. Gundogan 8 mins. Yalikavak 12 mins. Supermarkets 10 mins but grocers and butchers 6 mins. Petrol stations 10 mins. Banks/ATMs 5 mins.
TURKBUKU/HEKIMKOY: In terms of location, it does not get any better: it is a 3 minute drive to the next bay of Turkbuku, the “St Tropez of Turkey” according to the New York Times (http://travel.nytimes.com/2006/08/20/travel/20bodrum.html), with Yalikavak and Gundogan only a short drive away. So for those who want the best day AND nightlife that Turkey has to offer, it is ideal. However, the property is also quite secluded.
Turkbuku is the Turkish haven for fun with very few tourists nearby and many who stay at the Aman resort drive to visit. However, for those who would just like peace and quiet this is still the perfect location as this private gated community is tucked away in its stunning beach fronted setting. Yalikavak and Gundogan nearby offer more low key but lovely restaurants and beach clubs, and Bodrum town is only 25 minutes away.
GUNDOGAN - 18 km from Bodrum and a few minutes’ drive east of Yalikavak, past magnificent roadside rock formations and towering mountain peaks covered in pine forests, brings you to the secluded village of Gundogan (pronounced “Gundowan”). The old Greek name 'Farilya' means 'Sunrise' and is still visible on some signposts.
Historically Gundogan has always been important for fishing, sponge diving, olive and tangerine growing. At one time most of the inhabitants lived by the seashore supporting the main local industries of fishing and sponge diving, but fear of British gun boats during the First World War caused the villagers to move inland, leaving the waterfront spacious and uncrowded. Once an important fishing centre, Gundogan's major economies are now agriculture (primarily citrus fruit) and tourism.
In recent years, holiday developments have popped up over the surrounding hills and it is now home to visitors from various European countries as well as its Turkish residents. Gundogan is developing fast and is very popular with wealthy Turks from Istanbul and Ankara who have summer homes in the village. The beach is clean, the water crystal clear and is surrounded by some lovely restaurants and cafes offering good quality local and international food
Five years ago a five star hotel was opened on the bay and Gundogan’s further developments mean that Gundogan now boasts some of the best boutique hotels on the Bodrum Peninsula. These include Mandal Hotel which is owned by Mustafa Sandal (who is Turkey’s equivalent to George Michael)!
Daily boats/gulets for hire are available from the small harbour.
Restaurants: Gundogan’s hotels and restaurants are dotted along the horse shoe shaped beach and offer a variety of cuisine. In the summer months, when these restaurants can often be full, chairs and tables spill out from the pedestrian walkway onto the beach. You actually dine just a few feet from the water. It is common to see families and couples strolling along the beach path deciding which restaurant to chose. A certainty is the warm welcome you will be given by the restaurant staff as they proudly offer and serve the fresh catches of Gundogan's remaining fishermen.
Our absolute favourite restaurant is Terzi Mustafa. Terzi means “Tailor” in Turkish and during the summer this restaurant is crowded with locals, Turkish visitors and foreign holidaymakers. It is located right on the beach close to the Istanbul Palace Hotel. There is no menu but everyone is so friendly and welcoming. In our opinion it serves the best “Meze” (Turkish starters) at amazing good value prices. All the meze are made at home by the family and they taste superb. For the main course, you can choose from fish, meatballs or chicken all cooked in local style and as we say, great value for money. One not to miss.
Beaches: A seaside pedestrian road and path runs pretty much from one side of the bay to the other. On one side there is the beach which is mostly sand and various jetties. On the other side are a huge selection of restaurants, hotels, bed and breakfast and small shops. The beach in Gundogan is gently sloping and ideal for children. There are also some excellent coves and areas of the bay which are great for snorkelling.
For the adventurous there is a water sports company on the bay where you can hire equipment to jet-ski, water-ski, wind-sail and Hobie-cat sail at very reasonable prices. Even in the height of summer the beaches remain busy but not overcrowded. You can choose your own secluded and private spot on the beach or one of the small coves or there are a number of private beaches. Private beaches or beach clubs we would recommend are:
Olira Boutique Hotel – a fantastic service and very well kept jetty and small beach attached to the hotel. The beach is safe for kids and families. A little pricey but if you want a touch of luxury at the beach well worth the day out. In August it is so popular that you may not get a space as all the loungers are reserved for the guests.
Mandal Boutique Hotel – a touch of luxury in one of the most exclusive boutique hotels on the Peninsula.
Alara Beach Club – has a good restaurant and beach jetty with sun loungers etc. During July and August their stage is home to bands playing live music or a salsa dancing show.
Getting around: The centre of the town has its own bus station and Gundogan has connections to Yalikavak, Torba, Bodrum, and Turgutries by mini bus “Dolmus”. There are also numerous taxi ranks.
Historical Sites: Gundogan also offers some interesting historical sites. Across the bay is Kucuk Tavsan (Little Rabbit) Island, where an old Greek Church is clearly visible atop the hill. A steep climb up the ridge just outside the upper village leads to a flight of 50 steps cut into the rock and the entrance to a small, but spectacularly sited monastery. In addition, on the far side of the main Yalikavak-Torba road, across from the upper village, an old Ottoman tower pokes its head from the lush pine forest.
TURKBUKU
Türkbükü is a Turkish town on the Turkish Riviera in Mugla Province on the opposite side of the Bodrum Peninsula from the town of Bodrum. Türkbükü has a well protected harbour ringed with high hills containing a number of hotels and holiday villas. The town is a favorite of Turks (particularly those of the upper-class) and less well visited by Western European tourists as compared to Bodrum.
There are no broad sandy beaches, but there is a semi-circular narrow beach and boardwalk dense with shops, restaurants, bars and docks for sunbathing in the day and dining in the evening. The protected harbour is a refuge for yachts and allows for swimming in still, swimming pool like conditions in the morning before the afternoon breeze comes in. In the high tourist season, Turkish pop-stars, models and professional athletes can be sighted at the posh bars and restaurants or strolling along the board walk.

In the winter months, some charter companies still fly direct from the UK to Bodrum, try Easyjet and Thomas Cook or Monarch. Other routes to Bodrum are via Istanbul, Izmir or Dalaman. Turkish Airlines fly from Istanbul to Bodrum. BA fly from Gatwick to Izmir.

Additional costs for the maid/cooking service is 100TL (Turkish Lira) per day = £35. This is not optional and for a 7 night stay, 2 days per week is the minimum.
Cost of electric, water and gas is included. However, the electricity meter will be read on arrival/departure. If the consumption is abnormally high due to abuse of A/C, the owner reserves the right to deduct the amount to cover high charges of electric from the security deposit.
Security Deposit - £1,500 for 10 guests, £1,000 for fewer. This deposit is fully refundable after the house has been checked by the owner's property manager.
