This LUXURY PRIVATE villa has the most amazing sunset views over the Aegean from its terraces and balconies (and it has several). During the height of summer, you can watch the sun go down into the Aegean sea as you dine on the 'outside lounge' balcony or on the pool side terrace. The villa also has private beach access to the beach below.
The villa is situated on the 'sunny side' of Gundogan, overlooking Kucukbuk and Gindogan bays where you will hear the gentle 'put put' of motors from the fishing boats going out each morning for their daily catch. There is sun from daybreak to sunset, plus plenty of shade too for those wanting to escape the summer sun.
The villa itself is finished to high standards with cool travertine tiles fitted to all floors inside and around the pool terrace and balconies. The main kitchen has cream painted units with black granite work surfaces and mosaic splash backs. All bathrooms/shower rooms have quality Vitra white sanitary ware and again are tiled with luxury travertine tiles. At ground floor level there is a self-contained 'studio' type room with en-suite shower room. This has twin beds and a lounge seating area - great for larger groups and makes it 5 bedrooms in total.
The emphasis in this villa is based on summer outside living. Large windows display the fabulous views from every room; very private pool and sunbathing terrace. The gardens are a colourful and pretty sight, planted with banana trees, birds of paradise and other exotic plants and shrubs.

Cleaning & laundry - fresh bed linen and towels are provided. A washing machine is provided for guest's use and can be found in the utility area near the lower floor kitchen. The villa will be cleaned on arrival and departure. Should you wish a mid-week, or weekly clean during your stay, this can be arranged for an additional charge - please contact us for costs. Beach towels are provided.
£10 per day allowance towards cost of electric/air conditioning during peak summer months. Meter is read on arrival and departure with reading given to guests. Abnormal electric consumption over the allowance should be paid for by guests and any extra cost given to the Property Manager.
Further details outdoors:
There are several sea-facing terraces and balconies at ground and first floor levels. The outside 'lounge' which is covered with trendy shade sails, is where most of your evenings will be spent. Here there is a large dining table and chairs and comfy sofa style chairs and coffee table. The scents from the Melissa plants at night is wonderful and together with the sunsets. The shady kitchen terrace has another table and 4 chairs on the patio under the olive tree.
The gardens surround the villa and have lawns with borders planted with colourful shrubs and plants.
Pool - the villa has its own shaped private pool and large sunbathing terrace. A pool shower is to the side of the pool. The pool can be accessed from the house or down steps leading from the lounge terrace. The view from the pool to the sea is magnificent. There are 10 sun loungers at the villa.
PRIVATE BEACH ACCESS - down below the villa is a private beach area for local villa owners. Nisit Villas has access to this private beach and bathing area.
Shops (Bakals) - there are many small mini-markets, shops (Bakal in Turkish) which are open late at night. A short distance away and Gundogan itself has larger supermarkets etc. a 5-8 minute walk up hill takes you to a Bakal which is in the Hekimkoy area.
Each Wednesday, Gundogan hosts a vendor's market with a range of fruit, vegetables, olives, cheeses, herbs and spices, clothing, souvenirs etc for sale. Worth a visit as it is a very colourful sight. The larger market in Yalikavak (next village) is held each Thursday.
Banks/supermarkets/petrol stations etc
Gundogan village has several ATM machines around its central beach and restaurant area. As well as the many shops, there is a Migros supermarket also in the centre. Yalikavak (the nearest town/village) is a 5 minute drive away. Here you will find several banks, Garanti & Finansbank are two good ones, these have ATMs. Large supermarkets, Carrefour, Migros and Tansas can also be found on the outskirts of Yalikavak, whereas just outside Bodrum (Ortakent area) there is a very large Kipa (Tesco) and next door, Metro (Makro) cash and carry - visitors can apply for a day pass for the latter.

The Bodrum Peninsula - Aegean coast
On the Bodrum Peninsula buildings are not permitted to be built more than 2 stories high, and there are no buildings higher than 3 stories in the whole Peninsula. This tends to make the area look particularly attractive. Most of the buildings are white washed cubes, similar to those in the Greek Islands. This is because this part of Turkey used to belong to Greece and some of the Greek Islands used to belong to Turkey. As you can imagine, there is a lot of history around the area.
History
Archaeological excavations have established that human habitation in the Yalikavak area began in around 2000BC, and there are ruins and artefacts from the Carian, Hellenistic, Roman, Byzantine and Ottoman eras. The historic sites such as Sandima, Pasanda (Geris), Kandiba and Termil (Dirmil/Gökçebel) attract visitors from all over the world. Yalikavak is famous for the numerous windmills found in the vicinity. The winds, that until recently turned the vanes of these working windmills, now fill the sails of boats and windsurfs. Another “typical” feature found in abundance here are domed water cisterns which, in the past, were used in times of drought and are now being adapted for artistic and cultural uses.
Ferry trips to the Greek island of Kos can be made from Bodrum
Further afield you can visit Ephesus, the largest archaeological site in the world, the stunning pools at Pamukkale, the royal rock tombs at Dalyan, and the temple of Apollo at Didim.
The Bodrum / Gundogan area
GUNDOGAN - 18 km from Bodrum and a few minutes’ drive east of Yalikavak, past magnificent roadside rock formations and towering mountain peaks covered in pine forests, brings you to the secluded village of Gundogan (pronounced “Gundowan”). The old Greek name 'Farilya' means 'Sunrise' and is still visible on some signposts.
Historically Gundogan has always been important for fishing, sponge diving, olive and tangerine growing. At one time most of the inhabitants lived by the seashore supporting the main local industries of fishing and sponge diving, but fear of British gun boats during the First World War caused the villagers to move inland, leaving the waterfront spacious and uncrowded. Once an important fishing centre, Gundogan's major economies are now agriculture (primarily citrus fruit) and tourism.
In recent years, holiday developments have popped up over the surrounding hills and it is now home to visitors from various European countries as well as its Turkish residents. Gundogan is developing fast and is very popular with wealthy Turks from Istanbul and Ankara who have summer homes in the village. The beach is clean, the water crystal clear and is surrounded by some lovely restaurants and cafes offering good quality local and international food
Four years ago a five star hotel was opened on the bay and Gundogan’s further developments mean that Gundogan now boasts some of the best boutique hotels on the Bodrum Peninsula. These include Mandal Hotel which is owned by Mustafa Sandal (who is Turkey’s George Michael)!
Daily boats/gulets for hire are available from the small harbour.
Restaurants
Gundogan’s hotels and restaurants are dotted along the horse shoe shaped beach and offer a variety of cuisine. In the summer months, when these restaurants can often be full, chairs and tables spill out from the pedestrian walkway onto the beach. You actually dine just a few feet from the water. It is common to see families and couples strolling along the beach path deciding which restaurant to chose. A certainty is the warm welcome you will be given by the restaurant staff as they proudly offer and serve the fresh catches of Gundogan's remaining fishermen.
Our absolute favourite restaurant is Terzi Mustafa. Terzi means “Tailor” in Turkish and during the summer this restaurant is crowded with locals, Turkish visitors and foreign holidaymakers. It is located right on the beach close to the Istanbul Palace Hotel. There is no menu but everyone is so friendly and welcoming. In our opinion it serves the best “Meze” (Turkish starters) at amazing good value prices. All the meze are made at home by the family and they taste superb. For the main course, you can choose from fish, meatballs or chicken all cooked in local style and as we say, great value for money. One not to miss.
Beaches
A seaside pedestrian road and path runs pretty much from one side of the bay to the other. On one side there is the beach which is mostly sand and various jetties. On the other side are a huge selection of restaurants, hotels, bed and breakfast and small shops. The beach in Gundogan is gently sloping and ideal for children. There are also some excellent coves and areas of the bay which are great for snorkelling.
For the adventurous there is a water sports company on the bay where you can hire equipment to jet-ski, water-ski, wind-sail and Hobie-cat sail at very reasonable prices.
Even in the height of summer the beaches remain busy but not overcrowded. You can choose your own secluded and private spot on the beach or one of the small coves or there are a number of private beaches. Private beaches or beach clubs we would recommend are:
Olira Boutique Hotel – a fantastic service and very well kept jetty and small beach attached to the hotel. The beach is safe for kids and families. A little pricey but if you want a touch of luxury at the beach well worth the day out. In August it is so popular that you may not get a space as all the loungers are reserved for the guests.
Mandal Boutique Hotel – a touch of luxury in one of the most exclusive boutique hotels on the Peninsula.
Alara Beach Club – has a good restaurant and beach jetty with sun loungers etc. During July and August their stage is home to bands playing live music or a salsa dancing show.
Getting around
The centre of the town has its own bus station and Gundogan has connections to Yalikavak, Torba, Bodrum, and Turgutries by mini bus “Dolmus”. There are also numerous taxi ranks.
Historical Sites
Gundogan also offers some interesting historical sites. Across the bay is Kucuk Tavsan (Little Rabbit) Island, where an old Greek Church is clearly visible atop the hill. A steep climb up the ridge just outside the upper village leads to a flight of 50 steps cut into the rock and the entrance to a small, but spectacularly sited monastery. In addition, on the far side of the main Yalikavak-Torba road, across from the upper village, an old Ottoman tower pokes its head from the lush pine forest.
The villa is less than 5 mins drive from Kucukbuk's sandy beach. A larger sandy beach can be found 8 mins away in Gundogan in one direction, whereas Trendy Turkbuku with its beach clubs, glamour and glitz, is 8 mins drive in the opposite direction. Yalikavak with its beach, is about 15 mins.
Bodrum airport 40mins drive. Bodrum centre 25 mins drive. Gundogan 8 mins. Yalikavak 15 mins. Supermarkets 10 mins. Petrol stations 10 mins. Banks/ATMs 8 mins.

We stayed in this delightful idyll for a week with our good friends (four of us in total) and were amazed just how well equipped, airy, spotlessly clean and stunningly beautiful this property is. The view is breath-taking especially as the sun goes down and there is a gin and tonic to hand. The kitchen is well equipped and situated perfectly within the property opening out on to the patio overlooking the bay, There was plenty of room inside as the accommodation is for nine and, although we never used the downstairs studio appartment, it would be perfect for more private lodgings. The bedrooms were light, airy and cool with comfortable beds and lovely furniture and the bathrooms were spotless and furnished tastefully. Outside, the pool has amazing views over the bay and the mature gardens provide a totally private and peaceful sunbathing and swimming experience. It is clear that a huge amount of thought and care went into creating this charming property and, not only would I recommend it to all my friends, I would like to return again and again. |

Stayed at Villa Nisit with 7 of my girlfriends, loved the villa and the pool. The villa is a real home from home, has got everything from a clove of garlic right through to towels both for use in the bathrooms and by the pool.... so more space in your suitcases.... which if you're clever enough can even mean you only need take hand luggage! It is a little bit of a walk to the neares beach (about 20 mins downhill) - we got a taxi backup. Shop only about a 10 min walk away (uphill - but not that bad) and downhill with the bags! Gundugan (pronouced "Goondwaan and Turkbuku are easy to get to by Dolmus from just up from the villa (although I think they'd stop if you hail them anyway), both are lovely for a nice meal - the fish is to die for! We had a great week. The owners also arranged airport transfers and a boat trip, both of which worked brilliantly. Would definitely recommend Villa Nisit for a chilled holiday. Also finally great thing was that when I returned home, I already had an email asking me for details for the return of my deposit - never had that before, quite often have to chase! |
