LIVING AREAS: The entrance hall has a spacious feel enhanced by light maple wood effect laminate flooring. This leads through to the lounge, a room that is perfect for relaxing, being sumptuously furnished with two large sofas, two swivel chairs and an armchair, all in contemporary chocolate brown leather. Guests entertainment needs are well catered for, there is a wall mounted flat screen TV, DVD player, Freeview and surround sound system as well as a well stocked bookshelf. There is also a ground floor WC and wash basin located adjacent to the front door.
KITCHEN: The modern kitchen / Diner has a slate effect floor and coordinating cherry wood units. It is well equipped with appliances including a fully integrated fridge/freezer, built in double oven, gas hob, dishwasher and washing machine. The oak veneered kitchen table can easily accommodate 10 people.
BEDROOMS
On the first floor we find: Bedroom 1; a bunk room enjoying views to the rear of the house, there is a natural wood wardrobe and a white painted chest of drawers.
Bedroom 2; is a twin room, also with views over the garden. One of the beds has a trundle bed below, with extra mattress providing sleeping space for a third person. Both beds have four drawer storage beneath, there is also a bookcase, mirror and bedroom chair.
Bedroom 3; is the master bedroom, boasting a large sleigh style bed, this room is a great size and has plenty of storage in the large built in wardrobe. Two bedside tables provide a convenient touch. The en-suite contains a white suite comprising a corner shower unit, low level WC and wash hand basin. A large wall mounted wooden framed dressing mirror, wooden chest, cane chair and flat screen TV complete the line up in this room.
Ascend to the second floor, via a well lit staircase, the Velux window allowing light to cascade to the top floor landing:
Bedroom 4; is a further large double bedroom with a king sized bed, double and single chests of
drawers, dressing table with wall mounted mirror, canvas wardrobe nestling under the roof eaves, bedroom chair and T.V. with freeview and DVD player. As well as front facing window there is a velux window with a view of the river.
Bedroom 5; a twin room enjoying views over the rear garden with under bed storage on one of the beds, chest of drawers, wardrobe with shelves and hanging space, writing desk and chair.
BATHROOMS:
The family bathroom on the top floor comprises a bath with hand held shower, wash hand basin and WC, the wood effect laminate in this room lends a touch of warmth.
The master bedroom has an en-suite shower room with WC and wash hand basin.
There is a downstairs WC just off the entrance hallway.

The garden is reached from the lounge via double glazed patio doors, or through the side gate leading from the driveway. There is a lovely decked area with a large garden table, parasol and chairs, and circular trampoline with full safety netting. The garden is mainly laid to lawn and fully enclosed. A selection of bikes are available for your use, great for short bike rides to the pubs of Instow, or a family day out on the famous Tarka Trail cycle path.

The North Devon Coast:
For spectacular scenery and beautiful beaches whatever the season, there's no better place in England than North Devon coast and in particular Appledore.
The coastline is as rugged as it is beautiful dotted with magnificent cliffs, tiny cove and picturesque harbours. It was once the haunt of smugglers, pirates and wreckers and the fascinating history is retold in many small museums along the coast. Today visitors who love Henry Williamson's famous Tarka the Otter can retrace Tarka's journey by following the Tarka Trail.
Appledore is ideally located within easy reach of the harbours of Clovelly and Lynmouth which are also perfect places to relax. Meander through the streets of Lynmouth and take a ride on the unique water powered cliff railway to the twin town of Lynton which is perched high on the cliffs. Clovelly is another of the prettiest coastal village where it feels as if time stood still. The only means of transport on these famous cobbled streets are donkeys and sleds.
Appledore itself is a small fishing village about 3 miles from Bideford & 10 miles from Barnstable. There are many attractive areas in the surrounding countryside: Clovelly; the famous picturesque fishing village, is 10 miles away. Lundy Island can be visited by ferry from Bideford.
Just a short drive away approximately 2 miles, the beach at Westward Ho and surrounding areas are recognised as possibly some of the finest and cleanest in Europe - with two miles of soft golden sand, plenty of rock pools and amazing surf.
A little further afield along the coastline surrounding a natural harbour is Ilfracombe with its Victorian architecture, Esplanade and famous Tunnels Beach. The harbour is always busy with fishing boats sailing in and out together with the paddle steamer Balmoral which offers day trips to Lundy Island. North Devon has something to offer and appeal to everyone, take time to come and find out for yourselves, we will make you very welcome.
The Bideford / East-the-Water area
WALK TO – The historic market town of Bideford with its open-air and pannier markets. There are plenty of pubs and a good selection of restaurants. Bideford is an attractive town in North Devon on the West bank of Torridge river where it widens to form the estuary. The river is forded by a fine arched stone bridge built in 1535 to replace a wooden one constructed around 1300. In the 1500’s Bideford was Britain’s third largest port and takes its name from “By-the-ford”. Known for its shopping, the town holds weekly produce and craft markets. It also has some excellent antique shops. Known locally as drangs, the narrow backstreet's and alleyways winding up from the quay and river hide no end of treasure to be sought out by seasoned shoppers. From the quay, take a boat trip to Lundy Island about 12 miles away in the Bristol Channel. Scattered around Bideford are some charming villages offering many fascinations to be discovered, and if art and antiquities are your thing, Bideford has its very own art gallery and museum, located on Kingsley Road. The building houses exhibition spaces, museum, craft gallery, workshop, lecture area, gift shop and coffee shop.
CYCLE TO - The charming fishing villages of Appledore and Instow, as well as the town of Bideford and Barnstaple. The Tarka Trail is a series of footpaths and cycle-paths around north Devon with over 30 miles of the Tarka Trail available to cyclists between Braunton and Meeth, using the old railways of North Devon.
DRIVE TO - The surrounding area has much to offer. Within driving distance is Atlantic Village outlet shopping centre, Tapeley Park, Instow, The Big Sheep, Dartington Crystal, Clovelly, Bucks Mills, The Milky Way adventure park. Just a short hop over the rolling hills is the large market town of Barnstaple with all high street conveniences, cinema, theatre, museums, and pannier market. From Barnstaple one is in easy reach of many magnificent North Devon blue-flag beaches including Croyde, Woolacombe, Saunton Sands, Braunton Burrows and Putsborough all famous surf spots. The Eden Project in Cornwall can also be visited easily within a day. Scattered around Bideford are some charming villages offering many fascinations to be discovered, and for exploring more of what nature has to offer, not too far away is the Tarka Trail and the beautiful Exmoor National Park.
