Home description

Domaine de Kokotia is a quiet idyllic family complex with terraced houses in the Acotz area of St Jean de Luz, 4.5 km from the centre of St Jean de Luz itself.
Rental of the property provides access to the excellent on-site facilities: Shared use of a swimming pool (9 x 18 m, open between mid June & mid September), tennis Courts (2x hard court), children's playground, Frontón to play pelota, little football pitch with goals and basketball hoops. The Shopping centre is 1 km away from the property. Parking is available in front of the house.

The summit of La Rhune dominates the view from the (60m2) back garden and terrace area (garden furniture and BBQ provided).

The Aquitaine / Dordogne / Pyrenees Atlantiques region

Aquitaine, in the southwest, boasts 180 miles of sandy beaches which stretch along the Atlantic coast. Stylish seaside resorts like Biarritz, St Jean de Luz and Arcachon are scattered along the coast, which offers the best surfing conditions in Europe. The region’s prosperous capital, Bordeaux, is renowned for its wines, including Medoc and St Emilion. Specialities of the area include rich truffles and foie gras.
San Sebastian and Bilbao are only short drives away over the border in the Spanish Basque Country.
Lourdes is an easy drive from the house.



Biarritz / St Jean de Luz area

The bay of St Jean is the finest natural harbour in southwest France. In St Jean de Luz bay there are sailing and scuba diving schools. There are also organised children's activities on the beach. The town has all the facilities you would expect, such as shops, banks, restaurants (a lot!) and evening events including 'toro de fuego'(an imitation bull with fireworks and confetti fights for the children). There are often bands playing in the town square. Bars are open late and the locals are friendly! Several cafes, restaurant and shop only walking distance.


Coast/Beach

600m distance from the closest beaches. Dozens of beaches within a few kilometres north or south, including many excellent surfing locations.


Golf

There are 7 golf courses within 20 minutes drive: Golf de Biarritz, Golf de Chiberta, Golf d’Ilbarritz, Makila Golf Club, Golf d’Arcangues, Golf de la Nivel, Golf de Chantaco.
Within a further 30/40 minute radius there are 6 other courses: Golf Epherra, Golf de Salies de Bearn, Golf d’Hossegor, Golf de Seignosse, Golf de Pinsolle and Golf de Molliets. Please note that a golf pass exists for 5 of them (Biarritz, Arcangues, Moliets, Makila and Seignosse).

Skiing

A number of different ski stations in France (e.g. Gourette, Irati) or Spain (Candanchu) approx 2 hours by car.

Spain (10 mins)
San Sebastian, Pamplona, Bilbao are in easy visiting distance.
Biarritz/Bayonne - 20 minutes.
A few kilometres to good mountain walks and typical Basque villages.

Flight connections for Biarritz / Saint jean de Luz
To fully enjoy vacation in Kokotia and its most attractive surrounding nearby the Atlantic coast, a car will be necessary. For those guests who do not want to come with their own car, a flight combined with car rental is an attractive way of travelling to this lovely region of France. There are several airports in the surrounding: the nearest is Biarritz,only 10 minutes from the house, from Pau it takes less than 1 hour, from Bordeaux or Bilbao about 2 hours and from Toulouse 3 hours. Especially for our guests coming from England or Ireland there are interesting low budget flight offers, e.g.: with Ryan Air from London Stansted to Biarritz, Pau or Vitoria/Bilbao, Birmingham to Biarritz and from Dublin to Biarritz or Vitoria/Bilbao; with Easyjet from London Luton to Bordeaux, from Bristol to Bordeaux and Bristol to Biarritz starting on the 23th April, from London Stansted to Bilbao and from London Gatwick to Toulouse and from the 4th July to Biarritz; with Aerlingus from Dublin to Bordeaux or Bilbao. This way even a short one week holiday is worthwhile!

St Jean de Luz railway station (TGV to Paris) is 5 min by car. Biarritz train station is 15 mins by car.
The main roads A63 & N10 run through St Jean de Luz with 2 exits (north and south).
A car is recommended because this region is worth exploring.

The house has recently been refurbished with a new kitchen with all modern facilities and new shower rooms.

Bedrooms:
Bedroom 1 on ground floor with double size bed and beautiful views over back garden and Pyrenees.
Bedroom 2 with double size bed 140 cm, on the mezzanine with sloping lower ceiling.
Bedroom 3 with double bed 120 cm, again on the mezzanine with sloping lower ceiling.
One double sofa bed.

Bathrooms:
Bathroom 1 on ground floor includes: shower, wash basin, WC and bidet.
Bathroom 2 on mezzanine with shower, wash basin, WC.

The upstairs mezzanine with sloping lower ceiling may not be suitable for elderly or infirm. Access to mezzanine by spiral staircase.


Conditions

Booking notes
All prices are per week and include electricity and the use of heating when necessary.
A 25% non-refundable deposit is required with completed Booking Form; balance eight weeks prior to arrival.
Security/damages cheque for £200 or 250euros not cashed but returned after departure less cost of any loss, breakages or extra cleaning. is required at time of booking.

Usually changeover is Saturday but could be flexible. Arrival after 4pm and departure before 10am. Could be more flexible during low season.

A deposit of £200 will be taken and returned within days after leaving if there is no damage in the house and if it doesn't need extra cleaning. You are responsible for keeping and leaving the property in clean and tidy condition, and all the rubish removed. Cleaning can be arranged at an additional charge of 12euros per hour. I would recommend your house to family and friends, we enjoyed the downstairs bedroom and bathroom and the upstairs front bedroom with its own bathroom, having 2 bathrooms was a real bonus.The fitted kitchen with new dishwasher, cooker and microwave was excellent and a fridge freezer and washing machine in the utility room was great.With the good weather we used the barbecue many times. A beautiful wide screen T V with Sky box was a bonus in the evening.

We liked the area very much, and found the villa perfect for a family; calm area, great with the sitting group outside, nice villa, a plus with the Tele (children) - especially when raining, barbecue, space for the children outside for play, swimming pool and the tennis courts which we used every day. We liked St Jean de Luz. The villa was not far from the town. We will recommend this villa and area to our friends, and we would like to rent it another year; maybe for a longer time if it is possible.

We really enjoyed our stay there! In fact, it was just as we had hoped and was perfect for us as we like tennis, the beach etc. We found St Jean to be a really beautiful town and the restaurants, service and friendliness of people was excellent. The house at Kokotia was really good. Perfect size, well laid out, kitchen well equipped.
We also liked the location and the practicality of house and closeness to airport, amenities etc. We spent a day at San Sebastian and we were really impressed with this place!
Overall, I would say that we were impressed with the house. We would definitely consider staying in the house again in the future! Brent from Belfast

Clean and well equipped with added luxury of satellite tv. Three double bedrooms and two showers make this property suitable for family with children. Safe complex with enclosed gardens and complex pool and tennis courts easily accessible. The grounds of the complex are maintained to a high standard. Barbecue and garden furniture available for al fresco dining. Quiet surroundings with beautiful views of the Pyrenees. Local beaches and shops within walking distance. We had a few nice evenings eating at local restaurant in camping site. Good value and we could walk home. St Jean-de-Luz and Biarritz easily accessible by car. A trip to Spain is also recommended and less than 1 hours drive away. "

A view of the Pyrenees from the garden, a beautiful beach a 5 minute walk away, what more can you ask for? A fantastic, well-equipped house in a calm residential area with great facilities for everyone - shame we forgot our tennis rackets! A great place to stay and visit the beautiful Pays Basque. There is so much to see and do, we'll not hesitate to book again next year! Anest from Toulouse
