This fully refurbished traditional stone town house is in the centre of the medieval village of St Genies de Fontedit, providing spacious, comfortable accommodation for up to 7 people.
It offers an excellent holiday base with its location between the Mediterranean, the Cevennes, the Camargue and the Pyrenees.
Unusually the property is built into the flying buttress of the 14th Century Church and it combines modern amenities with traditional features such as stone walls, a farmhouse mantle piece, tiled floors and exposed beams. With its solid walls and shutters, the interior is a cool retreat from the strong summer sun.
The village has its own Boulangerie, Epicier, Bar, Tabac, Post and Garage. There is a small Thursday Market while the Supermarket, the Pizzeria, the Wine Museum and Tourist Office are 2 km away
For the more energetic there are the tennis courts, playground and boules in the village. Within a minutes walk you will find yourself amidst the local vineyards.

The ground floor has a spacious lounge /kitchen-diner with fully equipped kitchen and dining area. There is a sofa (which can be converted an occasional double bed,) TV ( showing more than 40 English + French channels), DVD, and CD player. We have a selection of books, board games, backgammon and cards available to our guests.
There is a wc and basin, and separate utility room with washing machine, fridge/freezer and tumble-drier. Stairs lead to the first floor contains a large master bedroom with double bed, a twin bedded bedroom. and the main bathroom with shower over bath, wc and basin.
On the second floor there is a large twin bedded room with its en-suite shower and wc. An extra occasional single bed is available in "4th bedroom" which is the alcove on the landing hallway.
Further details outdoors:
Secluded sunny roof terrace equipped with table and chairs and sun lounger, BBQ.and a cold water shower. Its an ideal spot to enjoy a glass of local wine or sunbathe in complete privacy surrounded by potted plants.
There is free parking throughout the village. There is a tennis court and playground.as well as a functioning town hall and popular school.
Further afield there is a supervised swimming and paddling pool (July and August only) located at the Laurens camp-site 6km away. Horse riding or trekking is also available there.

*Strictly no smoking except on the terrace.
*Due to the steep stairs this property is unsuitable for the infirm. Young children welcome at parents discretion.
*Fresh bed linen and towels (not beach towels) provided upon arrival.
*All cleaning of the property (including bed linen) during your stay is your responsibility.
*At the time of booking 25% of rental fees is payable. The balance is to be paid eight weeks prior to your arrival together with a refundable security deposit of £180.
*A refund of 50% will be considered for all cancellations received more than 8 weeks before departure.
*For cancellations 8 weeks or less before commencement of holiday period there will be no refund.
*An additional charge of £40 for cleaning is payable if the house is not left as clean as when you arrived. If you do not want to clean the house when you leave, please let us know and we will deduct the charge from the refundable deposit.
*There is an English-speaking Key Holder who lives closeby.
*The Owners cannot accept responsibility to the hirers for any personal injuries or inconveniences, loss or damage to personal property however caused. English Law applies.
*A weekly heating supplement of £25 applies in the Low Season and £40 in Winter Season.

Languedoc-Roussillon is the southern most and sunniest of the 26 regions of France. It borders the other French regions of Provence-Alpes-Côte d'Azur, Rhône-Alpes, Auvergne, Midi-Pyrénées on the one side, and Spain, Andorra and the Mediterranean sea on the other side.
For some, the Region is known for its red wine, strong, plentiful and cheap; to others, for its long, flat, sunny coastline of modern resorts; to explorers it is a land of wooded mountains and valleys, limestone plateaux and deep gorges and remote forgotten villages; to history lovers it is the"other" France with its own language and so different from the North; for its tragic past of rebellion, the persecution of the Cathars; and to the sportsman it is rugby and the bull-fighting Feria. You ought to be able to experience some or all of these during your visit.
The name" Languedoc" derives from the alternative French that was spoken in the South for the word for "yes/oui". In the North "oil" was used compared with "oc"; hence the southern patois was thus called "langue d'oc"
The lively and futuristic university city of Montpellier and the UNESCO World Heritage listed Cite de Carcassonne citadel are a 40 minutes drive away while Roman Nimes and Catalan Perpignan are under an hour away . Only 20 km away are the wide beaches and lagoons of the Coast which contrasts with the peaceful Canal du Midi, also UNESCO listed, is where a trip is equally stunning by boat, on horseback, by bicycle or on foot; and the Camargue where flamingoes and bulls live in close proximity.
The Herault Gorge, Lake Salogou (wind surfing+swimming), the Moueze Circus, the Demoiselles and Camouse Caves are worth visiting too.
The climate is hot and dry in the summer (typically 35C). In the spring and autumn it is still sunny at 20-25C but there can be occasional showers while in winter there are many pleasant 10-15C sunny days but the nights can be cold (3C) when the sky is clear.
Throughout the year you can appreciate why the brilliant, strong sunlight attracted so many famous painters to the South of France.
The holiday house is in the centre of the popular village of St Genies de Fondetit in the Languedoc-Rousillon wine growing region of Herault Department and only 15 minutes from the Haute Languedoc Regional National Park with its breathtaking scenery, the Black Mountains and the cooling summer breeze.
The Beziers / Saint Genies de Fontedit area
St Genies de Fontedit is situated just off the D909, between Beziers and Bedarieux , only 20 minutes from the historic town of Beziers, the capital of the Languedoc vineyards, It is in the famous Faugeres and St Chinian wine producing areas. St Genies de Fontedit is a thriving wine making village with several nearby Wine Estates and also Cave Cooperatives where the local vineyards send their produce to make the superb local wines.
There is a selection of basic shops, cafe/bar, playground, tennis courts and boules court in the village. There is a swimming pool and restaurant at the Laurens camp site (6kms) are open to the public (July/Aug only) at a small charge. Also on offer there, are horse-riding and paint-ball. Golf courses can be found at Beziers and Lamalou les Bains (20 mins).
Beziers is largely unknown to outsiders but its a true gem; the city being dominated by the Cathedral of St Nazaire which overlooks the River Orb and the Canal du Midi.
The Wine Museum and Tourist Office are 2km away. Here you can learn the history of wine production in the region and taste its wines. A pleasant excursion is the Chateau Grezan (5kms), an ancient fortified château from the times of the Knight Templars, with a restaurant and a Faugeres office . More restaurants, cafes, supermarkets and banks can be found in Magalas or at Murviel les Beziers, under 4kms away. Two pretty towns are Cessenon-sur-Orb and Roquebrum (15 minutes) for cannoeing and swimming in the River Orb. where there are also some good restaurants. The amazing Renaissance town of Pezenas (25minutes) abounds with charm and character, plenty of restaurants and perhaps the best market in the whole of the region (Saturday).
Within easy reach of the Mediterranean coast (30minutes) and all its attractions, this is an ideal base for a holiday and for exploring the surrounding area. DURING JULY 2011 LE TOUR DE FRANCE CAME TO THE TOWN

By Car
When driving along the A9 Motorway, exit at Junction 35 for Beziers and follow the ring road in the direction of Bedarieux. Take the Bedarieux road, the D909 until you see the exit for Magalas/St Genies de Fontedit. The town of St Genies de Fondedit is a further 2 km.
It is possible to drive from Calais in 10 hours but a more leisurely drive through "hidden" France is so delightful.
By Train

The TGV from Paris to Beziers takes 5 hours+. You can travel Eurostar from London to Lille and join TGV direct to Beziers.
