Many local places of historical interest to visit, such as Magalas, Penezas, Beziers, and the walled city of Carcassonne, with beaches at Valras, Agde, and Narbonne.

La Vigne is finished in traditional style, with accommodation on two upper floors, with a garage/store area below, and a patio/terrace off the kitchen to the rear. Fully furnished and equipped throughout, including patio furniture and items for the beach, it comes complete with ceramic-hob cooker, microwave, washing machine, drying facilities, ironing board and iron, digital television, DVD player, and radio/CD player.
The house has oil-fired central heating throughout the living areas of the house for use in the evenings of late autumn/early spring and in winter.

We provide patio furniture (table, chairs, recliners, parasols) for use on the patio/terrace; we also provide a small BBQ to use on this terrace, which is peacefully enclosed and to the rear of the house and suitable for eating out from breakfast through to evening meals.
We provide facilities/toys etc for visits to the beach and to the countryside for picnics, inc. a coolbox and outdoor crockery/cutlery for your use. The groundfloor has off-road parking in the large garage (parking at owner's risk), and plenty of storage space for your own outdoor equipment (cycling, fishing, walking, climbing, canoeing, golf) for activities available in the local area.
We require a deposit of 30% on booking, with the balance payable within 6 weeks of arrival. We also ask for a £200/€300 security/keys/breakages deposit as a separate payment with the balance payable, which is held until 2 weeks following return from the property.
The weekly price is for the property up to its recommended maximum capacity, with a daily rate at 1/7th of this for additional/fewer days; changeover is normally Saturday, but can vary, subject to agreement, according to travel plans and availability. We offer a discount of 10% for two-week bookings where no additional cleaning service is required. Local, English-speaking keyholders who look after the property live nearby.
The price is inclusive of a Welcome Pack of essentials on arrival (tea, coffee, milk, cereal, biscuits, bottled water, household items), household towels and bed linen according to the number of persons staying, all utilities and pre-arrival preparation. The Languedoc-Roussillon / Herault region
The property is located in the heart of the small village of St Genies de Fontedit in the Languedoc-Rousillon wine-growing region of the Herault in southern France.
It is fifteen minutes drive from the outskirts of the old, busier town of Beziers, with regional airports conveniently only an hour away at either Montpellier, Perpignan or Carcassonne, or the larger Toulouse which is just two hours away.
The Beziers / Saint Genies de Fontedit area
The village of St Genies is quietly located just 3 km off the main D909 route to Beziers and the coast, and is very much in keeping with similar villages in the region. The village nestles in the foothills with surrounding vineyards, is close to the mountains inland, and yet the Mediterranean coastal resorts at Agde, Valras, and Narbonne are only 30 minutes away.
The climate is always warm, becoming very hot in the summer months (typically 35C), and remaining a pleasant 10-15C in winter. It usually rains only in late Autumn and in early Spring, with sunshine throughout the year tempered by cooling sea breezes.

Great value for money, outstanding attention to detail. You need a car, there is not enough to tie you to the village even for a day. But the world outside your doorstep is waiting to be discovered. People need to give their recommendations for good places to eat, as we took pot luck with all of our findings & only found 2 worth going back to. Valras & Cap D' Agde beaches were great. Take a trip also to Pezenas, Nimes, Montpellier, Perpignan and stop anywhere you can on the doorstep by the river Orb, we found quiet tucked away areas & saw great wildlife besides the river. There isn't anything you could possibly think of that the house didn't have, it's all there (apart from air con or Internet, but sometimes you just need to shut off, & it's not hard finding free wifi).
