Spacious renovated former vintner's town house on three floors overlooking the main square of the historic, small village of St Genies de Fontedit. The house has 3 bedrooms/2 bathrooms on the two upper floors, comfortably sleeping up to six persons, with a large lounge/dining room, full kitchen and a private terrace to the rear, off the kitchen, for eating out of doors. There is garage-parking, inc. a large utility/storage area on the groundfloor.

The village is surrounded by the local wine-growing regions of the Herault and Languedoc, with St Chinian and Faugeres nearby, and Minervois and Fitou a little further away. There are many renowned places of historical interest to visit in the area, such as Penezas, Beziers, Montpellier, Narbonne and the walled city of Carcassonne, and expansive sandy beaches at Valras, Sete, Agde, and Narbonne.

Village amenities include the post office, cafe/bar, tabac, cave/winery, boulangerie/patisserie and a local supermarket, with bus services from the square to Beziers and the local villages. Supermarket shopping is just 5 mins. away by car, at Magalas and at Murviel, which both also have banks, restaurants and historic monuments/places of interest, and well-regarded weekly markets.

The Languedoc-Roussillon region

The property is located in the heart of the small village of St Genies de Fontedit in the Languedoc-Rousillon wine-growing region of the Herault in southern France.

The village of St Genies is quietly located just 3 km off the main D909 route to Beziers and the coast, and is very much in keeping with similar villages in the region. The village nestles in the foothills of the Montagne Noire National Park, with the vineyards of the surrounding villages leading up to Bedarieux, Herpian, Lamalou and Olargues and the villages along the valley of the River Orb.

It is close to the hills and rugged mountain landscape inland toward the Massif Centrale, and yet the Mediterranean coastal resorts at Valras, Agde, Sete and Narbonne are all only 30 or so minutes' drive away.

The climate is always warm, becoming very hot in the summer months (typically 35C), and remaining a pleasant 10-15C in winter. It usually only rains in late Autumn and in early Spring, with sunshine throughout the year tempered by cooling sea breezes.

It is fifteen minutes drive from the outskirts of the old, busier town of Beziers, with regional airports conveniently only an hour away at either Beziers, Montpellier, or Nimes, and also at Perpignan, Carcassonne, or Toulouse which are each just two hours away.

"Homely home from home"

Great value for money, outstanding attention to detail. You need a car, there is not enough to tie you to the village even for a day. But the world outside your doorstep is waiting to be discovered. People need to give their recommendations for good places to eat, as we took pot luck with all of our findings & only found 2 worth going back to. Valras & Cap D' Agde beaches were great. Take a trip also to Pezenas, Nimes, Montpellier, Perpignan and stop anywhere you can on the doorstep by the river Orb, we found quiet tucked away areas & saw great wildlife besides the river. There isn't anything you could possibly think of that the house didn't have, it's all there (apart from air con or Internet, but sometimes you just need to shut off, & it's not hard finding free wifi).
