The Summers here can be very hot - reaching up to 40°C on some days but you will find this villa maintains a wonderfully comfortable temperature both day and night due to the typical fabulous Languedocain design and build and window shutters helping to keep all the rooms at a comfortable and even temperature.
At over 140sq.m this spacious villa is a great family home for everyone to chill out and enjoy their own space if need be. It is suitable for both families and couples to enjoy a very comfortable holiday in this fabulous region.
A welcome pack including a bottle of wine is provided on your arrival to help to make your first evening more comfortable.

The villa is of typical Langudocian design, cool in summer and warm in winter; set in a quiet residential village but with all the amenities one would expect including excellent medical facilites, superb restaurants, walking distance for all necessary daily shopping requirements including bakeries selling mouthwatering croissants and baguettes, superb butchers, supermarket plus many other facilities. The villa is set in typical Mediterranean gardens with an excellent private swimming pool to help cool down during those hot summer days.

For all your alfresco dining needs there is a large shaded upper dining terrace, access from both kitchen and lounge via double glazed patio doors, with wooden patio table and chairs.
The fabulous 10m x 4m pool with Roman steps for easier and safer access maintains an excellent temperature due to the dome shaped cover which can be either open or closed to suit your needs. French law insists all pools have either a cover or a fence and alarm system. A great place to cool off when the sun gets too hot or just to relax and enjoy at the end of day.
There is also a fabulous pool side summerhouse with kitchen featuring built-in cupboards, barbecue, fridge, microwave and a further shaded dining area also including patio table and chairs.
Surrounding the pool is a large sunbathing terrace with loungers plus a solar shower. The villa is set in its own magnificent private Mediterranean grounds with various palm and olive trees including private parking. We are one of the few villages not to suffer with mosquitoes.

We really enjoyed ourselves as there is plenty to do whether you want activities a beach site seeing to relax around your lovely pool or a mixture of it all.

The Languedoc-Roussillon / Herault region
This stunning villa sits on the edge of picturesque Maraussan in a quiet residential area 20 mins from Mediterranean beaches. Publishers Lonely Planets have just ranked Languedoc one of the world's top destinations for 2010/11. 20 mins from Parc Natural mountain ranges, 10 mins from bustling centre of Beziers. The village is surrounded by vineyards.
20 minutes drive to the nearest Mediterranean beach of Valras Plage, which has a wide stretch of golden sandy beach, great facilities for children (climbing frames, rope swings etc very popular), plus an excellent choice of bars and restaurants. Within 30 minutes there are numerous other beaches such as Vendres, Vias plus the excellent vibrant resort of Cap d'Agde, which also has Aqualand water park, boat trips, water sports, an excellent marina and a huge selection of restaurants and bars.
Golf - Beziers hosts a magnificent 18 hole golf course at Golf St Thomas, close to Bessan. About 25 minutes away there is the picturesque 9 hole course at Lamelou Le Bain where there is also an excellent club house restaurant to enjoy typical French cuisine after your game of golf. There is also a championship third course at the beautiful Cap D'Agde beach resort.
Travel
Beziers Vias 20 minutes, flights currently available from London Luton and Bristol. Carcassonne and Montpellier airport both approximately 1 hours drive. Perpignan and Nimes airport 1 hour 30 minutes. Toulouse airport 2 hours. Marseilles airport 2 hours. Gerona (Spain) 2 hours. Plus numerous other airports as well as the excellent TGV train service all the way from London to Beziers via Paris as well as the superb new road network now in place. This area is now so accessible for all travellers.

Beziers - For stunning cathedral, great markets and good shopping -10 minutes.
Valras plage - Great family friendly beach - 20 minutes.
Cap d'Agde - Lots of fun for all the family - 30 minutes.
River Orb - For stunning views, canoeing, and great river swimming 15 minutes.
Canal du Midi - For walking or cycling along it's shady paths, or why not take a boat trip - 15 minutes.
Montpellier - Stunning historic university city plus excellent shopping and sight seeing facilities - 1 hour.

Maraussan is situated between the awesome Languedoc National Park and magnificent Mediterranean coastline with it's extensive stretches of golden sandy beaches too numerous to mention.
The property itself is only 5 minutes walk to the village with excellent amenities including 2 bakeries, 2 butchers, a small village supermarket, 2 bars, newsagents, post office, hairdressers plus 2 of the finest restaurants in the entire region. There are also 2 excellent supermarkets only 5 minutes drive away.
The nearby River Orb offers many opportunities for kayaking, fishing and swimming from it's various beaches. If you drive further north out of the village and follow the winding path of the Orb this will take you through vineyards as well as some of the most breathtaking scenery on the edge of the Parc Naturel du Languedoc where you are able to find cycling and hiking trails, beautiful spa towns, rock climbing and even paragliding.
If you fancy swimming in a large man made lake the awe-inspiring Lac du Salagou is only a 25 minute drive where the scenery is absolutely breathtaking.
The nearest Mediterranean beach is only 20 minutes away at Valras Plage which is a vibrant family friendly town with many shops, bars, restaurants and plenty of beach activities. Beziers – 10 minutes drive from Maraussan is one of the regions largest towns with lots of heritage and steeped in history. The town is typically French with a modern edge to it with it's many boutiques and interesting markets.
Narbonne is about a 25 minute drive also steeped in history sitting along the canal Du Midi, good for sightseeing, shopping and lots of excellent restaurants. The area is steeped in vineyards or domaines as they are known locally most of which are only too happy to offer a tasting of their many famous wines, the closest being only 5 minutes away at Cazouls Les Beziers where there is also an interesting museum. The Languedoc region is now becoming more and more famous worldwide for its excellent wines.
The Beziers / Maraussan area
All the amenities one would expect within a 5 minute walk, including 2 bakeries, 2 butchers, a small village supermarket, 2 bars, newsagents, post office, hairdressers plus 2 of the finest restaurants in the entire region. . There are 2 excellent supermarkets 5 mins drive from the villa.
Why the owner chose a home in this location:
We chose Maraussan after spending 3 months visiting various villages in the area and looking at their location in respect of distance to the beach, the mountains, the wonderful Languedoc National Park area and of course the easy access to all major road, rail and airport networks.
Also this area has its own micro climate which protects us from the high winds found in many other villages only 20 minutes away from here. There is so much to see and do in this region from wonderful scenic walks amid the profuse vineyards to canoeing, cycling and wine tasting.
