Villa Bressoniere is a traditional Languedoc Villa and is set in an extensive garden with a large swimming pool. Traditional materials have been used throughout the house including terracotta tiles, antique oak doors and a monumental fireplace. The house is furnished with many antique pieces, yet the house has all modern conveniences including a large flat-screen TV with DVD player and free broadband WiFi access.

Entry is into the spacious hallway which opens into the huge living area with a wooden beamed cathedral ceiling. Sofas are arranged the monumental fireplace and a tapestry mural adds to the historic feel of the room. French windows lead to the garden and swimming pool. Off the living room is a large formal dining room.

To the right of the entrance hall is the kitchen which is equipped with a dishwasher, cooker,microwave, and fridge, freezer there is a table and chairs and plenty of worktop space.

There are four bedrooms, three on the ground floor and one on the first floor. The largest ground-floor bedroom has a spacious marble bathroom and access directly to the garden. There are two other bedrooms one with a standard double bed and an en-suite bathroom with hand shower and the other with a small double (three quarter bed) On this floor is also a laundry room with washing machine and fridge freezer.

The fourth double bedroom is accessed via a spiral staircase. It has an en-suite shower room and access to a terrace with far reaching views.

The large swimming pool, 12 x 6 m and 2.5m deep. is private and not overlooked, the huge gardens are planted with mature trees and shrubs. There is a summer kitchen area and terrace, there is a BBQ and plenty of sun-loungers and table and chairs for dining.

The village is within walking distance and has basic shops including a bakery, grocers, pharmacy and bar/cafe. There is also a restaurant within an easy walk. The house is easily accessible from the A75 and A9 motorways and is no more than twenty minutes from long sandy beaches. Beziers/Agde Airport is a fifteen minute drive.

The house has electric gates from the road and has plenty of secure parking within the grounds.

The Languedoc-Roussillon region

The Languedoc stretches from the Rhone Valley to the Spanish border and eastern Pyrenees, from the spectacular Massif Central mountain range, through hills and plains carpeted with vines and olive groves to the Mediterranean's beaches and lagoons full of oyster and mussel beds. This rich diversity ensures that there is something to suit all tastes and interests.

The area is steeped in history from the Cathar Castles in the Pyrenean foothills to the Crusader towns of Aigues Mortes and Le Couvertorade. The Roman towns of Nimes, Arles, Narbonne and Avignon are all within a days drive. The medieval town of St Guilham le Desert is not to be missed for its fabulous setting and it's famous abbey.

Swimming in the river at the mouth of the Gorges d'Herault is only a ten minute drive; canoes can be hired on the large sandy beach for breathtaking views as you paddle up the gorge. The beautiful Lake Salagou is twenty minutes away and offers safe bathing, windsurfing, sailing, pedelos, bike hire and horse riding. Sandy beaches on the coast are all within forty minutes drive. Several excellent Golf courses are available in Montpellier, Lamalou les Bains and Beziers.

The varied countryside is a walker's paradise the footpaths are well marked, local tourist offices provide suggested itineraries to suit all levels of ability. The spectacular limestone rock formations give rise to wonderful gorges and scenery including the Cirque de Navacelles, Cirque de Moureze, Gorge d'Herault and the caves of Clamouse and Desmoiselles.

The sophisticated City of Montpellier is ahaven for shoppers with its ancient narrow streets offering everything from antiques to the best in French Haute Couture. There is an excellent range of restaurants and pavement cafes where you can enjoy being entertained by a wide range of street artists and musicians during the summer evenings. The newly inaugurated tramway system is highly efficient and avoids the need to take your car into the town centre.

Weekly street markets are held in Gignac, Clermont Herault and Pezenas and Lodeve, here you will find an unbeatable array of local produce including olives, cheeses, fruit, vegetables and colourful Provencal textiles. There are also daily markets in Montpellier and a weekly flea market on Sunday mornings.

Beziers

Beziers is a very typical town of the midi, far less cosmopolitan than it's larger neighbour, Montpellier but full of life and charm. The narrow winding streets are filled with interesting shops and resteraunts. It's historic cathedral was the scene of the horrific massacre of the Cathars in the thirteenth century.The shady esplanade is home to the weekly flower market every Friday morning and the many festivities that take place during the summer months. The Feria in August brings together bull fighting afficianados from throughout the region and the festivities continue throughout the night.

Within fifteen minutes you will find wide choice of sandy beaches and small fishing ports where you can enjoy fresh oysters and other sea food. The famous Canal du Midi passes close to Beziers, the 'neuf-ecluses' (nine locks) are well worth a visit and the tow paths alongside are perfect for a leisurely bike ride.

"Needs a bit of tlc."

Many thanks we really value guests input, this is the first year I have been involved with the house and I will certainly follow up on your comments with the owners to ensure that these issues are addressed before our next season.
