Eagles View commands an outstanding view of the Llugwy valley. This unique and charming cottage just outside Betws y Coed stands at the start of the Rhiwddolion route to the beautiful lake Llyn Elsi, and is surrounded by the uplifting greenery of Gwydir Forest. If you fancy getting your hair wet, there's also a fantastic waterfall just off the path a mere two minutes from the cottage!
Betws y Coed is an ideal location for an active holiday, with hiking, mountain biking, canoeing, golf, "treetop" activities and mine exploration all available locally. If you fancy going further afield, then in the centre of Snowdonia this is a wonderful base for an exploration of North Wales. The world-famous Bodnant Gardens are a short drive north, as is the lovely seaside town of Llandudno, recently named the happiest town in Wales. To the west, it is just a 15-minute drive to the start of the Pyg track up Snowdon, and beyond that Caernarfon castle and the Menai Strait beckon!
Beautifully maintained with private parking and lovely gardens, Eagles View is a stroll from the centre of Betws y Coed with its many inviting pubs and restaurants, whilst being far enough away that you are not disturbed by the crowds. Perfect for couples or families, this beautifully finished, idyllic retreat has boasts a modern, fully-fitted kitchen, living room with TV, DVD & book libraries, and a bright welcoming conservatory where you may wish to spend your days simply admiring the view . A secure bicycle shed is provided, and a mountain bike is available to borrow on request.
Access by car is easy, as Eagles View is located just off the A5 with private parking for up to four vehicles. If you prefer to use public transport, then Betws y Coed has a mainline railway station just 15 minutes walk from the cottage, with bus services running regularly from the station to the cottage.
Please note that the changeover times for full-week bookings are 4pm on arrival and 11am on departure. Dogs and children are not a problem, although we request that dogs are not allowed upstairs or in the living room.
Specifics of the property are below. Sometimes the entries generated by Holiday Lettings can be a little inaccurate or misleading:
(1.) Downstairs: one conservatory, one kitchen with dining area, one living room, two hallways. The hallway at the back of the property contains the freezer and washing machine.
(2.) Upstairs: two bedrooms each with double beds, one bedroom with a king-size bed, one family bathroom.
(3.) Outside: small garden at the front of the property, parking area with space for up to four cars (although four would be cramped - two is better), shed containing the mountain bike.
PLEASE NOTE THAT ALL HOLIDAYMAKERS PLACING A BOOKING ARE REQUIRED TO SIGN AND RETURN A BOOKING CONTRACT CONTAINING THE FOLLOWING TERMS. This will be sent out following the booking being placed on the Holiday Lettings website. Some entries will vary from contract to contract, and these entries are denoted by "XXXX" below. Placing a booking indicates your acceptance of the terms below, and your agreement to signing and returning this contract:
THIS AGREEMENT is made BETWEEN:
(1) XXXX (the “Tenant”); and
(2) XXXX (the “Owner”).
The parties have agreed to execute this agreement to set out the responsibilities of the Tenant during the Letting Period, being at least the period from Scheduled Check-In at 4pm on XXXX to Scheduled Check-Out at 10am on XXXX.
Eagles View is defined as the property at the address XXXX. This definition includes the main building, all grounds and outbuildings, and all property contained therein belonging to the Owner.
If the Tenant or any guest arrive at Eagles View earlier than Scheduled Check-In and/or vacate Eagles View later than Scheduled Check-Out then the Letting Period shall be the full period from the arrival of the Tenant or any guest at Eagles View to the time at which the Tenant and all guests vacate Eagles View.
In the document, Party refers to the other guests staying with the Tenant at Eagles View during the Letting Period. For the avoidance of doubt, this includes any animals the Tenant or other guests bring with them.
All terms and conditions here are in addition to any agreed to from the Holiday Lettings site, and where there is any contradiction between the two then the terms and conditions supplied by Holiday Lettings shall take precedence. Any such contradiction shall not invalidate the remaining terms and conditions in this document.
IT IS AGREED AS FOLLOWS:
(1.) Use of Eagles View during the letting period is for rest, relaxation and only lawful activities. Eagles view may not be used for commercial activities by the Tenant or Party during the Letting Period, and in particular may not be used as a place of business by the Tenant or Party.
(2.) The Tenant agrees to pay a Rental Charge of £XXXX for the stay of the Tenant and Party during the Letting Period, as well as a Damage Deposit of £250. The sum of the Rental Charge and Security Deposit must be paid to the Owner or Holiday Lettings prior to the Letting Period commencing and within 24 hours of placing the booking; otherwise it is agreed that the booking will be treated by the Tenant and Owner being cancelled by the Tenant.
The Damage Deposit will be held by the Owner or Holiday Lettings to be applied against reasonable replacement of the property, furnishings, fixtures and fittings, as well as any losses or penalties incurred from breaches by the Tenant or Party of any clauses in this agreement. The Damage Deposit will be returned to the Tenant within 14 days of the end of the Letting Period, less any deductions in accordance with this agreement.
(3.) Use or assignment of Eagles View during the Letting Period by or to any third party other than the Tenant not agreed in writing in advance of the Letting Period with the Owner is not permitted. If the Tenant breaks this clause of the Agreement, the Tenant will pay an additional £150.00 per third party person per night.
(4.) The Tenant agrees to provide details of the Party staying at Eagles View when signing and returning this document. These details should include names of any persons in the Party, and breeds and sizes of any animals in the Party.
(5.) Once a booking has been placed, the Owner will have no expectation that any changes need to be made to that booking. However, occasionally problems may occur and the Owner will need to make alterations to bookings or cancel bookings. In this case, the Owner will make best efforts to contact the Tenant as soon as is reasonably practical and inform the Tenant of the cancellation or change to the booking. If it is necessary to cancel the Tenant's booking, the Owner will refund the balance of any monies paid to the Owner by the Tenant.
(6.) No smoking of tobacco or any other substance is permitted anywhere on the premises of Eagles View during the Letting Period. The Tenant agrees to ensure that no smoking takes place on the premises during the Letting Period.
(7.) No pets are permitted in Eagles View during the Letting Period other than those agreed in advance of the Letting Period with the Owner.
(8.) Any agreed pets that are brought into Eagles View are not permitted in the upper floor of the main building, and are also not permitted on any furniture in the main building.
(9.) Eagles View and all property within must be returned to the Owner in the same condition as in which it was received.
(10.) During the Letting Period, the Tenant and Party will make their best efforts to protect Eagles View and its contents from damage, and not to do anything that would reasonably be considered to cause a nuisance or annoyance to any occupier of adjoining or neighbouring properties. In particular, noise should be kept within levels that would reasonably be considered not to cause a nuisance, paying attention to the time at which the noise is produced.
(11.) Any damage to Eagles View or to property within, or items taken from Eagles View and not returned during the Letting Period, will be deducted from the Damage Deposit and any additional charges for damage and/or missing items will be paid directly to the Owner. Such damage and missing items will be determined from an inspection of Eagles View against a recorded inventory after the Letting Period has ended. This inventory will be supplied to the Tenant prior to the Letting Period. In particular:
a. Missing DVDs will be charged at the rate of £15.00 per DVD.
b. Missing books will be charged at the rate of £10.00 per paperback book and £20.00 per hardback book.
c. Other items will be charged at their replacement new cost, plus administration costs of 100%.
d. Damage caused to furnishings or other items in Eagles View as a result of smoking by the Tenant or Party will be charged at the costs of obtaining a professional cleaning company to clean the entire premises of Eagles View, plus administration costs of 200%. This is in addition to any other penalties for breaching the “no smoking” clause of this agreement.
(12.) Any late vacancy of the Tenant or any member of the Party from Eagles View after Scheduled Check-Out, or early arrival at Eagles View prior to Scheduled Check-In, will incur a charge to the Tenant of £50.00 per hour, rounded up to the nearest whole hour.
(13.) The Tenant agrees to take responsibility for safeguarding the personal property of the Tenant and Party in Eagles View during the Letting Period. For the avoidance of doubt, the Owner takes no responsibility for, and accepts no liability in respect of, damage or loss of such property.
(14.) The Tenant agrees to take responsibility for any accidents of the Tenant or Party in Eagles View during the Letting Period. For the avoidance of doubt, the Owner takes no responsibility for, and accepts no liability in respect of, any such accidents.
(15.) The Tenant agrees to take responsibility for any accidents of the Tenant or Party on the supplied mountain bike during the Letting Period. It is the Tenant's responsibility to ensure that the mountain bike is fit for use. For the avoidance of doubt, the Owner takes no responsibility for, and accepts no liability in respect of, any such accidents.
(16.) The Tenant agrees to ensure that all persons in the Tenant and Party are covered by comprehensive travel insurance (including cancellation, transport delays, loss and damage to baggage and other property).
(17.) The Tenant agrees to allow access of the Owner or the Owner's representative into Eagles View at any reasonable time during the Letting Period for the purpose of repairs or to investigate problems or complaints.
(18.) In the case of problems or complaints that the Tenant wishes to raise with the Owner, the Tenant agrees to contact the Owner promptly with the details of such problems or complaints, so that any such problems or complaints will be communicated to the Owner within the Letting Period. This is particularly important for complaints of a transient nature (e.g. regarding heating).
(19.) The Tenant agrees that the Owner's maximum liability in respect of losses that the Tenant or Party may suffer during the Letting Period is strictly limited to the amount that the Tenant has paid for the stay at Eagles View during the Letting Period, less the security deposit. The Owner bears no liability for foreseeable losses that could be contemplated by the Tenant and Owner at the time that the Owner accepts the Tenant's order for the stay at Eagles View. The Owner also bears no responsibility or liability for losses incurred from natural disasters or other events out of the Owner's control.
This clause and other clauses do not include or limit in any way the Owner's liability for any matter for which it would be illegal for the Owner to exclude, or attempt to exclude, his liability.
(20.) Usage of the landline telephone connection at Eagles View is not permitted other than by written agreement from the Owner.
(21.) Usage of electricity, water and gas during the Letting Period is subject to a reasonable usage restriction. Should the total cost of usage of these utilities during the Letting Period rise to more than £15 multiplied by the number of nights in the Letting Period, as determined by inspection of the appropriate metering systems, then the Tenant will pay the excess to the Owner. For small excesses, as judged by the Owner, the Owner reserves the right not to bill the excess to the Tenant.
(22.) The Owner grants the Tenant and Party (Users) access to the Wireless network (“WiFi”) at Eagles View subject to the following policy:
(i.) Users are reminded that their use of the Internet will be directly traceable to Eagles View IP address. Users are therefore not permitted to visit sites which are illegal, or infringe third-party rights by enabling the illegal downloading of copyrighted material.
(ii.) The Owner will provide Internet access via the WiFi network and will undertake all reasonable steps to ensure it is secure from unauthorised users. However, no guarantee can be made to this effect.
(iii.) The Tenant is responsible for any anti-virus and anti-malware precautions.
(iv.) When using the WiFi the Tenant must use the credentials provided by the Owner. Passwords must be kept confidential and not made available to anyone unless they are authorised to have them, in this case the Owner.
(v.) Users should not attempt to gain access to restricted areas of the network or to any password protected information without being duly authorised to do so.
(vi.) The Owner reserves the right to protect his network and systems by recording user ACTIVITY but not CONTENT. This recording may be performed automatically and accessed remotely. No CONTENT will be captured but that a list of web-surfing activity may be recorded to ensure that the use of the system is legitimate and in accordance with this policy, or to comply with any legal obligation.
(vii.) If the use of the WiFi constitutes a criminal offence then this information will promptly be handed to the police.
(23.) This contract is governed by the law of England and Wales, and the Tenant and Owner agree that any dispute, matter or other issue which arises between them will be dealt with by the Courts of England and Wales.
