The stone house has been extensively renovated and fitted with modern amenities and luxurious furniture, whilst preserving as much of its original character. The house is divided into two floors and the property has a well equipped kitchen with oven, hob, refrigerator and freezer. The property boast a large pool measuring 6x12 meters which is sure to amuse the water babies amongst you.
Il Casale is the perfect place to celebrate in a family like atmosphere. The property has several hectares of forest, olive groves and meadows. A short walk away from the house there are breathtaking panoramic views of the surrounding Umbrian landscape.
Il Casale is situated approximately 1.5 km away from Fratticciola, where you will find everything you desire to meet your shopping needs. You will find a bakery, a butcher who only sells regional meats, two bars and a tobacconist. Worthwhile excursions to places like Assisi, Gubbio and Perugia are less than 26 km away and a mere 80 km separates you from the sea. The Umbria region
This secret Umbrian idyll is still very much unspoilt and offers excellent transport links to many of the delightful towns and Cities of the region. The location of Lago Trasimeno is excellent as surrounding area offers easy access to some of the most delightful places in Italy; Perugia, Assisi, Siena, Arezzo, Cortona, Florence, Pisa and Rome.
Being large but shallow, Lake Trasimeno (at 128 square kilometres, the fourth largest lake in Italy) is a haven for a wide variety of birds and other wildlife. The lake is surrounded by a flat, alluvial plain, then a ring of gentle hills, where woodland alternatives with fields of sunflowers, maize, vineyards and olive groves. In fact, the economy of the area depends largely on agriculture, together with the local’s love of craftwork, notably the famous lace of Isola Maggiore, ceramics and articles in copper and wrought iron.
Between Arezzo and Perugia / Fratticciola Selvatica area
The Trasimeno area is part of Umbria, but culturally and geographically it straddles both Umbria and Southern Tuscany. It contains features of both, being an area where the borders between the two regions is intriguingly blurred, in a language and landscape as well as in the flavours of its cuisine and its traditions. Umbria is located in the exact centre of Italy, at a point which since ancient times has been a meeting point for routes for travellers from central Italy and northern Europe heading for Rome.
The area is not a busy transit area, however but the kind of place that people stumble upon by chance, then visit regularly. There is no need to stumble across it, though, as now you have your chance to discover this magical region.

All holiday property prices are in € per week for the number of people stated in bold unless otherwise stated in € per day.
Accommodation weeks usually run from Saturday to Saturday and include linen, water, electricity, and gas unless otherwise stated. The heating costs and housekeeping fees are paid directly to the landlord and are dependent on usage please be aware heating costs are expensive in Italy. Almost all landlords require a security deposit between 100 € and 250 €. The full balance of the deposit will be returned at the end of stay provided that the property is in the same condition as when you arrived and there are no damaged/ broken items. All linens should be returned in the same number and conditions on departure if they are not the landlords have the right to keep the deposit at their discretion.
