Raajmahal' A fully renovated 75 year old Sinhalese Manor villa with a mix of Dutch architecture with large 1 acre garden surrounding the house near the sea coast in the coastal Fishing Town of Beruwela,South west of Sri Lanka .. It has 5 air-conditioned bedrooms, with 4 attached toilets. The villa has a large veranda of about 500sq meters overlooking the main lawn where one could relax with family and friends, dine and relax throughout the day . Towels and sheets are provided.
It has a well equipped Kitchen and comes with an experienced Chef and 3 service staff. All floors in the villa are cut and polished cement which makes the villa cool throughout the day. The pool also has a Jacuzzi and can be accessed from Rooms.
A 15 Minute walk to the Sea,beach,shops and restaurants it's a Haven to be with family or friends on a special occasion or just getting together enjoying the large garden,surroundings and spaciousness and comforts of this Big Villa.

The Villa adorns furniture, fittings and lightings of typical Singhalese and Dutch periods with Antiques and artefacts that decorates the interior of the house giving the feeling of colonial and Dutch architecture. It has 4 double Bedrooms and a Family bedroom with 2 double Beds featuring 4 Bedrooms with 4 poster beds. 2 Bedrooms with Timber flooring and 3 with Tiles and cement.3 Bedrooms have direct Pool Access and 2 bedrooms have Garden and Varendah Access.All Beds Have Mosquito Nets, Air-conditioning, High Wooden Ceiling,8 inch Mattresses.2 rooms are placed as one unit ideal for a Family with Direct Pool Access and has a Common family Bathroom. The Other 3 Rooms have Attached Toilets
All rooms and Fully Air-conditioned.
The Bungalow is equipped with Cable TV and DVD with 42 Inch Plasma TV, Dock For your iPod etc.
An Experienced chef is at Hand to prepare any meal of your choice to suit any occasion. The Villa has a full time Gardener,cook,cleaner,housekeeper to attend to any need. There are 3 dining Areas inside and outside the House with Tables , One for 8 people , another for 14 people and yet another for 6 people. some can be moved to any area of the house to suit each requirement and feel for a sarrounding
It has a Library with Sri-Lankan, Indian and western literature, fiction and non-fiction. The Entire Villa is wifi enabled also has a 9 feet pool table,Chess, Carrom and other games.

The Villa is located a-midst a small Village but still has a feel of privacy and a sense of being away from it all. Once you are in its compound one will feel relaxed and comfortable amidst a large garden and views of Paddy fields. The surroundings are ideal for Bird watching and cycling or just mixing with the locals going about their way of life.
The large gardens are ideal for relaxing or enjoying the sun and Playing games such as Basket Ball, Badmigton, Cricket etc
Rentals are for the entire property or Villa from 2-12 people. We welcome couples,just travelers or Family and Friends getting together and even a small wedding ceremony, which is our speciality.
We can offer also special rates for a small group of 2 to 6 people.

The Western Province region
Beruwela is located in the western Province of Sri Lanka which is a mere 50kms from the Capital of Colombo making it readily available infrastructure town to meet the discerning traveler. Accessible by the New Highway from Colombo that takes about 45 minutes to the Villa. Beruwela is one of the Oldest Tourist City/Town of Sri Lanka which had the first Tourist Zone and still boasts of Fine beaches with the finest resort hotels. the climate in Beruwela is typically Tropical with wetlands and Beaches. Always sunny, and humid due to the beach close by. It boasts of a good networks of Rivers , the largest is the Bentota river ideal for fishing,boating,safari's.
Places of Interests include the famous Bentota Beach (IDEAL FOR SURFING AND WATER SKIING), Turtle Farm and Hatchery, Bawa Tropical Gardens, Bentota River boating, BIRD WATCHING ETC.
Other Landmarks in the vicinity are the famous Coral City of Hikkaduwa ( 1/2 hour drive from Villa) and city of GALLE holding the Dutch Fort (1 hour drive from Villa), which is a " WORLD HERITAGE SITE ".
The Beruwela Town is like any modern town in Sri Lanka, with a good network of telecommunications,traveller convinience,transport network of Trains,Buses supermarkets, shopping, Markets including the Famous Gem Market called " China Fort " etc..etc
Beruwela is a coastal fishing village and home to a thriving people of gem merchants. Muslims, Singhalese and Christians live in perfect harmony here. It has some of the best beaches in the island which are perfect for surfing, swimming and fishing. Beruwela is surrounded with paddy fields, lakes, rivers, swamps making it an ideal for boating, bird watching, cycling, enjoying nature and village life. It was part of the Singharaja rainforest (a world heritage site) and one could see parts of it around Beruwela even today. Renowned architect Geoffrey Bawa made his home here and created his garden of paradise which one could visit today ( 10kms from Villa). One could visit the turtle hatchery and dive into coral reefs of Hikkaduwa (20Kms) which is only a mere half an hour away. One could also see places of worships of all faiths here, churches, temples and mosques are built close to each other. The famous china fort gem market is only 5 minutes away where one could buy sapphires and rubies at down to earth price

We are sorry that your stay was not as pleasant as expected. Let me explain what happened here.
For our Readers I would like to inform that you live in Colombo and you made a booking directly on the phone not through holiday lettings for one(1) night But however , Every thing was coordinated on the phone and therefore somehow we believe there has been some mis-communications which I will address below:
You had instructed the chef to buy rations for 8 people and cook a meal in 2 hours. Usually, we have a manager at the villa, and if any guest needs this service this has to be communicated to the manager or myself that I would have gladly obliged. I did try to explain you that on the phone but your were hesitant in talking this over with the chef.
The salt part was a miscommunication, we always have the basic ingredients at the villa including, salt, pepper, sugar, tea, coffee, sauces etc etc.
I was made to understand that some of the guests were from India, and they needed a spicy masala type cheese toast and our chef had prepared the usual cheese toast, coleslaw and potato salad suited to the western palette, which is our usual, but that does not mean that our chef does not know to prepare to suit different palettes. In fact he is very knowledgeable in western, Italian, eastern and Indian food and making a masala toast wouldn't be a problem if it was discussed beforehand. That was very UN-fortunate and we regret what had happened.
With regard to hot water, as you were staying only for a night, and this had happened late night and next day being a Sunday we were unable to get the plumber on time before you left around 11am next day. The plumber had arrived around 11am as you were leaving. We regret this and we will take it as an experience and will not certainly let this happen again.
With regard to cockroaches and doggie poo, we are sorry that this was not even mentioned at that time to the staff and we find this rather a strange complaint as we maintain the villa to the highest standards, but however we will look into this and make sure this won't happen again to any of our future guests.
On checking about the sofa sheets, yes we admit there has been some dirt marks on them which was unfortunately that since we had back to back bookings that week and the night you were staying, we had another family staying the previous night and we didn't have time enough to send the sofa sheets to the laundry as you checked in as soon as this family checked out. We usually send sofa sheets to the laundry after every booking and put them back after cleaning before other guests arrive, we usually keep one day free for a thorough cleaning before the next guests arrive. We regret this and apologize for any inconvenience.
With regard to damp Towels, We have plenty of towels at the villa, and our staff will give extra towels on request, but apparently on inquiry i found out that you have re-used the towels, which had previously been used by you and you have not asked for new towels. We will always give fresh new towels on request.
With regard to inability to contact me,as that day being a Sunday I was not contactable, I was away out of town and my phone had limited reception. But There is always a manager based near the villa and is on call 24 hours and he had attended to all your requests and I am sorry I was not available to answer and attend to some requests personally as probably this was what you had wanted. I shall make note of this and do my best to be available for any guest calls in the future.
Lastly, I want to apologize wholeheartedly for even though despite the minor mis-communications we truly appreciate you for relating your experience and i know you did this in good faith for which we will take serious note of and make sure we address all the issues mentioned to the best of our ability and maintain our zero complaint policy. This is the way we can strive to give our guests the best service and take away pleasant memories.

With regard to the leak, as it rained quite so unexpectedly during your stay, some water had got into one of the out door garden lights which was why you experienced sudden power problems. This water leak atomatically cuts off the Tip Switch connected to the other lighting in the house as a protection.Now, We Glad to inform you and all our future guests that this has been sorted out.
Same goes with the roof leak. This small leak was rectified before your arrival but we couldnt really see unless it rained.It rained the first time since it was fixed during the time you were here. So we knew the job was not perfectly attended to. Now we are happy to inform that this was also attended and problem is solved.
We are sorry for the inconvinience caused.

Yes, it was nice meeting the townsends and glad that we were part of their special occasion.
As i told Peter, we will be upgrading all our toilets during the next two months during the off season.Guests staying in after July 2013 will have good toilet facilities.
As for the Mosquitoes,Sri lanka is a lush tropical country and our villa is surrounded by trees and foliage which gives our villa a feel of being in a tropical paradise and we do our best to keep them to a minimum.
We will certainly take note of this comment and do our Best to attend to sort out them.
