This very attractive restored 18thC farmhouse is enormous and quite luxurious, all rooms with private bathroom, several large living rooms, a well-equipped kitchen, the poolside covered BBQ area, and now with a huge banquet & play room of over 120m2. The fenced-in 9x4.5 meter swimming pool is icing on the cake.

Situated just outside of Casserres, a small and sleepy but not unpleasant agricultural town just 7 kms west of Puig Reig and the main C-16 road between Barcelona and Toulouse, this property is on the edge of town, which means you have privacy and lots of room to yourselves, but you can still walk or zip in town by car in minutes to shop or have a meal or a drink or pick up fresh croissants at the bakery for breakfast. Excellent feedback. Recommended!

The large wooden main doorway opens onto an atmospheric ground floor, measuring well over 120 m2, that sets the mood for what is to come. Most of this ground floor has been carved out of the living bedrock, with huge cornerstones supporting dramatically illuminated stone arches leading to a series of rooms: a vestibule from which the stairway goes up to the main living quarters, followed by the large ping-pong room flanked on one side by what used to be the cattle trough, a small sitting area with a card table, and there is also the washroom (with the washing machine, iron, and a hand-wash basin).

Upstairs the stone stairway opens onto the dining room, with wooden planked seating for up to 14. To one side of the room is the entrance to the spacious kitchen, with large fridge, electric oven, gas stove, extractor, dishwasher, microwave, stick mixer, toaster, kettle, and lots of extras. Across from the kitchen there is a main floor bathroom for the common area, the only toilet that isn't in a room. This toilet is off the main dining area in a sort-of separate glassed-in gallery with great views of the mountain range to the north. On the other side of the dining room is the contiguous living room, with a sofa and some lazy chairs, a cast iron fireplace, a TV video and DVD player, and a radio/cassette/CD player.

On this first floor are 3 of the 7 bedrooms. Working our way from left to right, bedroom 1) is painted a light yellow and has two single beds and a full bath. All rooms in this property have a full private bath, meaning bathtub, sink, and toilet. Bedroom 2) is light blue in colour and also has two single beds. On the other side of the house and across from the living room and off the staircase going upstairs is the large master bedroom 3), also painted blue with a double bed and a single bed. For privacy, there is a door closing off the stairway up to the second floor.

The upstairs consists of a large high-ceilinged salon measuring over 60 m2 with 2 sofas (which in fact are double sofa beds), and several different sitting areas: a game table and chairs and a small library of most English best-sellers, as well as a large fireplace and TV and some speakers connected to the stereo downstairs. On either side of this salon are the other 4 rooms: working our way around clockwise, a yellowish bedroom 4) with a double bed, another burnt sienna color bedroom 5) with two single beds, and a light orange color bedroom 6) with a double bed, and a bedroom 7) light greenish bedroom with two single beds. Important: the access to these bedrooms is s through a small vestibule, to mitigate noise from the salon. As I mentioned earlier, the two sofas in the upstairs salon are fold out beds, and the owners have put in a good-sized closet so that anyone sleeping on the sofas will have where to keep their clothes. However, there are also fold out beds on offer for larger groups, and all the bedrooms are big enough to take an extra bed. ALL bedrooms have private full bathrooms.

Directly in front of the large main entrance is a curious sort of patio: the front gate opens onto a solid block of stone onto which the house was built back in the 18th Century. To the right you have the fenced in pool area, which has nice non-slip terracotta tiling and a shower, and beyond the pool and lawn which surrounds it is a covered outdoor sitting and BBQ area for outdoor meals. One of the most striking feature of this hilltop house are the lovely views of the Caplot and Berguedà mountains to the north.

Between the pool and the house the owners have converted an old shed into a huge designer banquet hall, measuring well over 100 m2, with good lighting, plenty of seating, a dance floor, a large wooden bar with sink and large fridge, and a fireplace. This is really a fantastic place and it serves to free up the interior of the house pretty much except for the purposes of sleeping and bathing. Around the perimeter wall of the house is lots of wide open spaces where to kick around a football or just stroll and as I said before, the views are lovely.

General Proceedures

1) Deposits:

The standard method for making a reservation is by paying a deposit of 25%, usually directly to the owner´s bank account. This deposit is to guard against no-shows, and the amount received is deducted from the total cost of the rental. The remaining 75% is due either prepaid well ahead of your arrival or in cash upon occupying the property (you will be met at the property by the owners, who live 1 km away).

There are many ways to make the deposit. By far the most common method is by Electronic Bank Transfer, and most of you will simply make a transfer from you online banking account, but in some cases I can make a charge on your VISA or Mastercard or you can send a Certified Bankers Cheque directly to the owners. I describe these methods in detail in email 2 of 3 on deposits. You decide which method is best for you, or feel free to come up with your own method. European Union bank account holders will want to send bank transfers as there are now absolutely free charges and commissions between EMU countries, EU regulation 2,560/2001 which came into effect July 2002.

2) Price all inclusive and changeover times

Rental fees quoted in our website are all-inclusive and there are no extra or hidden charges of any kind. All properties are rented clean, with plenty of clean sheets and towels and kitchen linen, etc., as well as your usual cooking utensils, and in many cases some basic start-up foodstuffs, like salt and pepper and olive oil, vinegar, coffee, etc. is there upon arrival. Some houses offer more generous welcome packages of food and drink. Those who rent for two weeks get a house cleaning and sheet and towel and linen change at the end of the first week included in the rental. Additional maid service is available upon request (usually at about 10 to 12 Euros per hour, minimum 3 hours). You are kindly requested to leave the house pretty much as you found it at the end of your stay.

There is no damage deposit. We trust you to contact me or the owners if something is broken so that we can fix or replace it before the next guests come in.

In the summer high season, most properties try to not to lose a day between rentals, and rentals are back to back, so incoming guests are kindly requested to occupy the house in the afternoon starting as of 5 pm and depart relatively early on the last day, usually before 10 am, so as to give time for a thorough cleaning between rentals. This is standard everywhere in the villa rental business. If you want to show up early, please check with me first. We can try to arrange for you to leave your things somewhere safe in the house and come back later when the cleaning crew has finished. Do not go into the house and please stay out of the way of the cleaners, gardeners, and pool maintenence staff or they might not finish their jobs! I get a lot of complaints from owners about guests who show up early and interrupt the cleaning. If you are arriving late in the day when shops are closed at 21:00h or on a Sunday, or on a holiday, I can arrange to have the owners do a shopping for you.

3) Balance due

The balance due for all rentals must be either prepaid well in advance of your rental (see email 2 of 3) or handed over in Euros cash upon arrival and getting the keys for the property from the owners. Payment at the end of the rental is not acceptable. Owners do not want to be in the position of having to chase after their guests for payment. In fact I advise owners not to hand over the keys until they have full payment.

It is up to you to make sure payment in full is made prior to arrival or be prepared to pay in cash upon arrival. Don´t leave this to the last minute as local ATM machines will not give you more 500 Euros per day, and local banks will not accept more than a few hundred Euros worth of traveller´s cheques due to massive fraud in that sector.

While you are here, house owner´s and/or their caretakers are always on hand in case you need them, as am I (Charlie). I'll be sending you an email asking for all your arrival details. Let's work together to make things go smoothly for all concerned. To a large extent, this sector of the "hospitality industry" depends on mutual trust and respect between owners and their guests. The Catalunia region

Climate is always a factor when planning a holiday. Barcelona's average yearly temperature during the day is a very comfortable 19.5ºC (70ºF). With global warming and erratic weather generally, it's hard to say when it rains (in '97 and '98 it hardly rained at all, and local authorities are studying plans to divert water all the way from the Rhône in France), but usually there are a few days of rain in Autumn and Spring. Because of the sea, humidity is often a factor, exacerbating summer stickiness and winter chill, though today, January 30, 2000, it was 17ºC and the beaches were packed.

Barcelona is full of tourists year-round, especially now that the city hosts so many important trade shows and conventions. Travellers in August should know what a good part of the city shuts down for most of the month. (Goethe's dictum about Rome in August also holds true for Barcelona.) Nevertheless, I find the city especially seductive in summer, when the beaches are full, plenty of interesting traveller´s about, everybody taking it easy, and there is little to no traffic, so exploring the city is a joy. It is a time of year for long rests at terraced cafés... and at night you have the festivals in Gracia or in Sants.

Berga

Berga, 95 kms northwest of Barcelona, in the central Pyrenean foothills, a scenic area of dairy farms that has been popular with Barcelonans for years.

Situated just outside of Casserres, a small and sleepy but not unpleasant agricultural town just 7 kms west of Puig Reig and the main C-16 road between Barcelona and Toulouse, La Cabana is on the edge of town, which means you have privacy and lots of room to yourselves, but you can still walk or zip in town by car in minutes to shop or have a meal or a drink or pick up fresh croissants at the bakery for breakfast. Directly behind La Cabana is the town´s municipal pool and sports complex. The pool - with lifeguards on duty - is open only in summer months, and the complex includes a couple of pools, a football pitch, dressing rooms, and a small bar. This is a very welcome feature for kids, and daily entry fee is about 3 Euros. Perhaps the most stiking feature of this hilltop house are the lovely views of the Caplot and Berguedà mountains to the north.

"Excellent house and brilliant nearby treks and excursions"

This really was a fantastic house. It was perfect for a large group. The group could spread comfortably on the 2 levels. We put those with kids all on the lower level all together, That saved us a few early starts and allowed us grown ups to chill out outside by the lovely pool until late. The kitchen is big and spacious, a godsend for preparing meals for up to 20 people! The views from the house are great and in about half an hour you can get up into the spectacular pyrennees. We did a couple of great treks, well signposted.

For a family group or large group of friends I cant rate this property highly enough. The price to quality ratio is great. We loved it so much that we are even considering having our wedding party there!!
