East Point occupies an unrivalled position overlooking Bembridge Bay with stunning sea views that can be enjoyed from the rear of the property, the balcony and the garden. This substantial family home stands in extensive grounds which extend down to the shoreline below offering your own private beach to enjoy. The house provides a mixture of double and twin rooms, four of which all open up onto the balcony that runs the width of the property. Two bathrooms and two shower rooms service the six bedrooms. There is a comfortably furnished lounge and a dining room both with doors opening out to a large patio where you can watch the cruise liners pass by. The large fully equipped kitchen also has seating at a breakfast bar and a handy utility area with washing facilities. There is an ample driveway at the front of the property with parking for several cars.

A slipway to the side of the property offers direct access down to the beach and the surrounding area offers some picturesque coastal paths. There is a popular family pub within walking distance and the local village of Bembridge offers a range of shops and amenities. The harbour also provides extensive sailing and boating facilities.

This fantastic property offers the flexibility for families and friends to come and enjoy a relaxing holiday in one of the Islands prime locations.


"We had a fabulous two weeks at Eastpoint this summer. My grandchildren just loved the huge lawn, playing cricket, rounder, flying kites, and watching the rabbits graze in the early morning. Ideal accommodation for a large extended family".

And especially peace and quiet even in high season with our own beach and the famous Bembridge ledge.

"Wonderful location!"

Without a doubt the best thing about this house is its location. Next to the property is a short slipway leading down to a lovely quiet beach, which is mainly sandy with some pebbles and rocks. When the tide goes out, a sheltered cove is revealed, with shallow, still, clear water, perfect for small children (and big kids!) to swim in. There are also plenty of rock pools to explore at low tide. You can take a walk along the beach to Bembridge lifeboat station, which has displays about the lifeboat and it's work, a little shop, and where we were able to watch the lifeboat return from a training exercise. From the house and garden you can watch the ferries and container ships as they pass on their way to France or further afield. We even saw the QM2 sail past!
The house itself is spacious and comfortable - we were a party of 6 adults and 4 children, and found the house more than big enough to accommodate us and all our belongings. The house is in need of some modernisation, however with 4 boisterous children this was more of a relief than a problem! The kitchen is bright, modern and spacious - it could be a bit better equipped, although I believe the owner is seeing to this after feedback from his guests.
The garden is huge, we enjoyed games of badminton and football on the lawn, and ate outside on the patio. There is a unfenced drop at the end of the garden, however as this area is left overgrown, none of our kids ventured that far.
All in all we enjoyed a lovely holiday at Eastpoint, and would happily recommend it to others!
