With two bedrooms –

Bedroom 1 - A spacious room has a king size bed with a Sealy Posturepedic mattress, two wardrobes, a dresser, drawer storage providing ample storage space, 2 bedside cabinets with lamps, a hairdryer the room comes with views of Belper town.

Bedroom 2 - This bedroom comes with a Slumberland double bed that has a memory foam topped mattress, a perfect second bedroom complete with drawer storage, 2 bedside cabinets with lamps the room comes with views of Belper town.

All duvets which are Fogarty Goose down and both are King size , pillows, bed linen, Christy towels and kitchen towels are provided. 

Non Allergenic duvets are available for both beds on request, there is also a separate single pull out guest bed this is on wheels this is used in the living room and has a non Allergenic single duvet with bedding provided this is situated in the second bedroom.

Bathroom - Is a pristine 3 piece white suite and has a power shower this is situated over the bath, bath towels, hand towels and a selection of quality hand soaps carex and L'Occitane included.

Hall- There is ample space for wet coats, muddy boots, brollies and hats in the dedicated hall storage area.

Walking poles, ruck sacks and Thermos flasks are also available for guests to use.

The house has gas central heating

We welcome children of all ages. For families we offer:-

A travel cot and high chair. Please arrange this prior to your arrival so the cot can be made up.

Bedding for the travel cot in the form of top and bottom sheets, lots of fleece blankets and other blankets and a 4 tog duvet but if you would rather bring your baby's own bedding then please do so.

A safe environment a fully enclosed garden with a secure gate, all unused power sockets are fitted with plug covers and the cupboards have flexi locks fitted prior to arrival.

Bath toys and a selection of Johnsons baby products.

A variety of books and jigsaws.

Just around the corner from the house is a secure play park that has swings, slides and roundabouts for children.

Details of activities and tourist attractions for children in the form of leaflets.

Kitchen:- There is a fully equipped kitchen to a high standard with everything from Denby crockery as standard, electric double oven and hob, washing machine a new washer/dryer is being installed Easter 2014, microwave, dishwasher, fridge/freezer. cutlery, iron and ironing board, radio and more, a variety of extras including sugar, Coffee, fruit teas, herbal teas, hot chocolate, decaff coffee and decaff tea, washing up liquid, toilet rolls, soap, washing machine liquid and softener and dishwasher tablets, kitchen roll along with condiments, cling film, bin bags, foil and lots of other items are also included as standard from the kitchen there is access straight into the fully enclosed private child friendly rear garden.

The living/dining room has two very comfortable brown leather sofas a three seater and two seater.

The 40" flat wide screen television has built in freeview as well as a separate Freeview Freesat box, along with a video player and Dvd player, there is also PS2 with a range of games and a Radio/CD player.

I -Phone and I - Pod charging and docking station/speaker.

The property is thoroughly cleaned before each letting, if you are staying for more than one week you will be provided with additional linen and towels.

All guests receive a welcome pack of 4pt milk, coffee, jam, Chocolates/biscuits, wine and flowers

At festive times extra attention is made with Easter eggs for children, if children are staying i always provide little treats for them as standard.

Come spend Christmas time in Derbyshire stunning countryside, Christmas fairs and carol concerts. A beautifully decorated Christmas tree ready and waiting bubbly and mince pies on your arrival.

A visitor file is provided giving information on tourist attractions in the area, books and a wide selection of leaflets are also available on what to do and where to go, walks, cycle routes of the Derbyshire area, maps are available for Derby city centre and most of the major towns providing information on parking, restaurants and shopping,

Adult Board games ie:- Scrabble etc, children's Jigsaws and children's books are also provided for those rainy days, although there is a lot to do in Derbyshire in the rain.

Garden

Guest can make use of the private south facing garden, which is fully enclosed with a dry stone wall at the end of the garden, not over -looked by anyone, this is very child friendly as there is a small fence and gate.

It is the perfect spot for a pre-dinner drink as the sun goes down or even an al fresco dinner in summer on the patio, table and chairs provided on a sunny terrace. Barbecue facilities are provided.

Driveway

Private drive ample parking for two cars and room on the road out front for two more. This is a cul-de-sac so there is no through traffic just residents and the odd horse or two.

At the back of the house are fabulous views of the hills of the Amber valley with footpaths leading to two public houses.

There is a washing line and a rotary dryer for guests use.

Even with the typically unpredictable English climate, the peak district offers you breathtaking landscapes and plenty of places to explore. On a perfect summers day it feels like the best place on earth, a holiday here is nothing short of a walkers paradise. There are many spectacular hill and dale walks to choose from amongst them Dovedale and the famous stepping stones and Lathkill Dale. The towns of Bakewell, Matlock, Ashbourne and Buxton are a short drive away with historic buildings nearby such as Haddon Hall and the magnificent Chatsworth House and Kedleston Hall where the recent film "The Duchess" the life of Georgiana the 5th Duke of Devonshires wife was filmed.

Belper

Set in the heart of Derbyshire, the Market town of Belper and the district of Amber Valley offers something for everyone, glorious scenery, tranquil villages, bustling market towns with a wide range of attractions to appeal to all tastes such as Carsington Reservoir is a few miles down the road where you can hire cycles and enjoy a leisurely ride around the reservoir, there are also many water sports and activities to chose from here, a cafe and shops as well as an information centre on how the reservoir was built and what towns it supplies water to, fishing and golf are also available here.

You can choose from learning more about the areas vast industrial heritage and visit the famous Strutts North Mill if you wish to learn more visit www.belpernorthmill.org. This has been recognised by UNESCO as a site of world heritage.

There is a factory shop in the heart of Belper known as De Bradelei Mill shop this has a wide range of products from soft furnishings to designer clothes and shoes this is well worth a visit.

Fresh Basil is a Deli and eaterie on Strutt Street this was voted "Best Derbyshire Breakfast" at the prestigious Derbyshire Food and Drink Awards held at Chatsworth House January 2013 and 2014

Belper Food & Real Ale Festival Including the Belper Well Dressing and classic car show will be held on the Sunday 13th July 2014 10am till 4pm more details can be found at www.belperfoodfestival.co.uk this in the center of town down King Street and at the top at the Market Square.

The Belper Steam & Vintage event 14th and 15th June 2014 will be bigger and better than ever as the event celebrates its 25th anniversary. Held on Salterwood Meadows Denby DR5 8ND.

Along with many beautiful parks and gardens, Belper River Gardens is amongst the finest in the country this is next to the famous Strutts Mill lovely to sit or wander through the extensive gardens and enjoy a summers evening listening to some of the local bands playing their favourite music in beautiful surroundings there are also many Brass Band concerts played in the bandstand in the gardens as well.

Belper Well Dressings is an ancient tradition which celebrates the gift of natural pure water throughout the County, these are wooden frames which are filled with clay and then a design is etched into the surface. A colourful picture is then produced by using seeds, petals and other natural materials. You will find there are now several towns and villages carrying out the tradition each year, Belper being amongst one of them. This will be held at the River Gardens on July 13 (midday) to July 17, 2014

Belper Christmas Switch On Friday 28th November

FRIDAY 28th November 2014, 5.45pm – 8pm

The lights in the Town Centre will be switched on at 5.45pm in the Memorial gardens, by the Town Mayor, Andrea Fox, BBC Radio Derby Presenter Andy Potter and Santa. Late Night Shopping - Dickensian Charity Stalls - Punch & Judy - Barrel Organ.Music by Belper Town Wind Band - Santa's Grotto – Children's Roundabout. The Royal British Legion Club on Strutt Street will be open and would like to invite people to free tea, coffee and biscuits.

Belper Christmas Food & Real Ale Festival

Sunday, 7th December 2014

10.00 AM – 3.00 PM

Entrance is FREE and will suit all ages.

With over 80 stalls and more and more shops being open there will be something for everyone to enjoy. As usual, there will be some of the old favourites a Santa's Grotto in the Royal British Legion Club on Strutt Street and bouncy castles to keep the children entertained, Hog Roasts, Hot Chestnuts and live entertainment. It promises to be a great Free 'Family Day' out.

A couple of miles down the road is the world famous Denby potteries you can choose from a tour around the factory, cookery demonstrations or shop at the many shops available on site and pick up a bargain for more information visit www.denby.co.uk

For more retail therapy 8 miles down the road is the city of Derby a map of the city centre is available at the house that shows you car parks, restaurants and shops.

Farmers Markets:

There is a Farmers' Market every second Saturday of the month on Belper Market Place 9am - 2pm

Also a regular farmers' market takes place in Shottle at the Railway Inn, Cowers Lane, on the third Saturday of the month. I have a leaflet listing all the farmers markets in the area for 2014

"Home from Home"

We were met by Tracey the owner who welcomed us and gave us all the necessary information on the appliances in no 21.
The bungalow was clean comfortable and had everything anyone could need. There was also a lovely private back garden where we watched a robin visit us most days and where we sat in the sun and knew we really were on holiday.

Thank you so much P for your wonderful review! Yes many of our guests do enjoy the tranquility of the garden, i pride myself with keeping it nice, i'm so glad that Mr Robin paid you a visit he does like to sit on the bench at the top of the garden. "Lovely cosy bungalow"

I stayed in this lovely bungalow for 10-days with my Canadian visitors (no space in my small flat).
The bungalow is very comfortable and cosy, very well furnished and maintained. It has a lovely secluded rear garden, a real sanctuary of tranquillity. The kitchen is very well equipped and there was coffee, tea, WINE and chocolate biscuits provided (happy face!). All in all it was quite brilliant, I really struggle to find fault. I would be more than happy to stay here again and to be live here.
Highly recommended.

"Excellent location"

Located high above Belper with easy access to public footpaths and bridleways to discover the local area. The bungalow was very well equipped. We received a friendly greeting on our arrival early afternoon and shown around. Well decorated with tree and lights for our Christmas stay. Guided tour around Belper on Boxing Day with refreshments provided after. Local bus service runs from end of cul-de-sac.

I am delighted that No 31 provided a good holiday for you both. The welcome pack of bubbly and Mince pies adds a little bit of luxury for your stay and i always like to put a Christmas tree up for my guests adds a touch of being at home. There are plenty of good walks and fantastic views not far from the house, thank you so much for taking the time to leave your valuable comments which are much appreciated.
