As described this bungalow sits in a very quiet cul-de-sac offers an ideal and comfortable location in the heart of Derbyshire perfect for walkers as there are rolling hills to the back of the property with a pub at the end of the walk and it is perfect for cyclists and site seeing, it is not far from the town centre, walk able, by car or by local bus for shops, restaurants and pubs, there is also a local cinema in the centre of Belper, a 10 minute walk takes you to a local shop and pub which serves food and real ales.
Around the corner is a children’s play area. This delightful property is ideally suited to a couple looking to enjoy a romantic break away together, a holiday away with friends or a young family the house is very child friendly with a secure gated area at the back.

With two bedrooms – one has a king size bed and the other one has a double in it, all beds come with king size goose down duvets, non Allergenic duvets are available for both beds on request, there is also a separate single pull out guest bed this is on wheels this is used in the living room and this has a non Allergenic single duvet with bedding provided. The bedrooms are exceptionally comfortable with plenty of hanging and drawer space plus a dressing table and chair and a hair-dryer is also provided for use in the master bedroom. All duvets, pillows, bed linen, Christy towels and kitchen towels are provided. The bathroom has a power shower this is situated over the bath.
There is a baby travel cot for use, please bring your babys own bedding for this as it is not provided.
There is a fully equipped kitchen to a high standard with everything from Denby crockery as standard, washing machine to microwave, dishwasher, cutlery, iron and ironing board and Radio and more, there is access straight into the rear garden.
The 40" flat wide screen television has built in freeview as well as a seperate Freeview Freesat box, along with a video player and dvd player, there is also PS2 with a range of gamesand a Radio/CD player.
The property is thoroughly cleaned before each letting, if you are staying for more than one week you will be provided with additional linen and towels.
A variety of extras including sugar, Coffee, fruit teas, herbal teas, hot chocolate, de- caff coffee and de- caff tea, washing up liquid, toilet rolls, soap, washing machine liquid and softner and dishwasher tablets, Kitchen roll along with condiments, cling film, bin bags, foil and lots of other items are also included as standard
All guest receive a welcome pack of milk, Lavazza coffee, Bonne Maman jam, biscuits, wine and flowers
At festive times extra attention is made with Easter eggs for children and beautiful Christmas decorations bubbly and mince pies on arrival.
A visitor file is provided giving information on tourist attractions in the area, books and a wide selection of leaflets are also available on what to do and where to go, walks, cycle routes of the Derbyshire area, maps are available for Derby city centre providing information on parking, restaurants and shopping,
Adult Board games ie:- Scrabble etc, children's Jigsaws and children's books are also provided for those rainy days, although there is a lot to do in Derbyshire in the rain.

Private south facing garden, which is fully enclosed and not over looked by anyone, this is very child friendly as there is a small fence and gate, BBQ, patio table and chairs on a sunny terrace, at the back of the house are rolling hills and valleys with a footpath leading to a public house.
There is a washing line and a rotary dryer for guests use.
Private drive ample parking for two cars and room in the front for two more.

The Heart of England / Peak District / Peak District/Derbyshire region


People come to find peace, tranquillity and adventure, experience some of England's most spectacular scenery, climbing, caving, walking and cycling.
Even with the typically unpredictable english climate, the peak district offers you breathtaking landscapes and plenty of places to explore. On a perfect summers day it feels like the best place on earth, a holiday here is nothing short of a walkers paradise. There are many spectacular hill and dale walks to choose from amongst them Dovedale and the famous stepping stones and Lathkill Dale, Bakewell, Matlock, Ashbourne and Buxton are a short drive away with historic buildings nearby such as Haddon Hall and the magnificent Chatsworth House and Kedleston Hall where the recent film "The Duchess" the life of Georgiana the 5th Duke of Devonshires wife was filmed.
You will discover many pretty and unspoilt villages where you can enjoy an afternoon tea or a pint of real ale in the local pub after your walk or perhaps you will be lucky enough to discover a village which is celebrating its well-dressing festival, for which Derbyshire villages are famous. The Belper area
Set in the heart of Derbyshire, the Market town of Belper and the district of Amber Valley offers something for everyone, glorious scenery, tranquil villages, bustling market towns with a wide range of attractions to appeal to all tastes such as Carsington Reservoir is a few miles down the road where you can hire cycles and enjoy a leisurely ride around the reservoir, there are also many water sports and activities to chose from here, a cafe and shops as well as an information centre on how the reservoir was built and what towns it supplys water to, fishing and golf are also available here.
A couple of miles down the road is the world famous Denby potteries you can choose from a tour around the factory, cookery demonstrations or shop at the many shops available on site and pick up a bargain for more infomation visit www.denby.co.uk for more retail therapy 8 miles down the road is the city of Derby (a map of the city centre is available that shows you car parks, restaurants and shops).
You can choose from learning more about the areas vast industrial heritage and visit the famous Strutts North Mill there is a factory shop in the heart of Belper known as De Bradelei Mill shop this has a wide range of products from soft furnishings to designer clothes and shoes this is well worth a visit. There are plenty of very good restaurants, pubs and shops in Belper, along with many beautiful parks and gardens, Belper River Gardens is amongst the finest in the country this is next to the famous Strutts Mill lovely to sit or wander through the extensive gardens and enjoy a summers evening, if you wish to learn more visit www.belpernorthmill.org.
Farmers Markets:
There is a Farmers' Market every second Saturday of the month on Belper Market Place. Also a regular farmers' market takes place in Shottle at the Railway Inn, Cowers Lane, on the third Saturday of the month.

We had an amazing time at Number 31. Anything you could have imagined you would need on holiday is in the house. Lovely wine and biscuits on arrival, spotlessly clean and lots of leaflets and info for days out. Great base for any type of holiday in Derbyshire. Beautiful enclosed garden. Morrisons is a 5 minute drive away for any grocerys. We had a few days of sunshine and had some lovely bbq's in the garden. Can't speak highly enough of this place. By far the best and most well equipped holiday home we have stayed in. A week was not long enough as there is so much to do in Derbyshire. Thank you very much for a wonderful stay! |

We had a lovely warm welcome from the owners at the property and felt really well taken care of. The property was extremely well equipped and there were some lovely thoughtful little luxuries left for us and the children. The location is absolutely perfect for exploring the Peaks and Derbyshire surroundings with plenty of maps and brochures to help plan the day’s activities. A perfect home from home the property was extremely well equipped so much so that I now want a dishwasher for my home and there were some lovely thoughtful little luxuries left for us from wine in the fridge to jams and chocolate biscuits. The property is tastfully decorated and extremely cosy and comfortable in a location perfect for exploring the Peaks and Derbyshire surroundings with plenty of maps and brochures to help plan the day’s activities. The only trouble was having to come away at the end of our stay, no one wanted to leave. All in all an extremely comfortable and well located property, a wonderful holiday was had by all.

The bungalow was great, very clean tidy, and with more than everything you need, thanks for the welcome pack, and all the information when you greeted us and information available in the bungalow. We had a good time and the weather held out.
