You will wake up to peace and relaxation surrounded by 1.5 acres of gardens and paddock. Llys Eryri is a spacious detached family house which has recently been renovated to a luxurious standard throughout.
The spectacular conservatory provides an enormous and welcoming room which is the focal point of the house with sun lounge, seating and dining areas, with stunning views of the rolling countryside to the Snowdonia mountains in the distance, with a further cosy sitting room adjacent.
The magnificent luxury kitchen is at the heart of the house, providing a spacious and bright space to use its very well equipped facilities. Enjoy breakfast sitting at the black marble breakfast bar, prepare your dinner with the fan assisted double oven, keep the wine chilled to perfection in the American style Whirlpool fridge freezer and then let the integrated dishwasher do all the washing up!
The separate utility room houses the washing machine.

Conservatory/ Dining area
Wow! - the spectacular conservatory provides an enormous and welcoming room which is the focal point of the house with sun lounge, seating and dining areas, with stunning views of the rolling countryside to the Snowdonia mountains in the distance, with a further cosy sitting room adjacent. It has two three-seater leather sofas and one two-seater leather sofa, a large wooden dining table with 8 wooden chairs for dining make this a stunning room for relaxing.
The lounge contains two leather seats and two footrests. There is a 40 inch LCD TV with built in Freeview, DVD player and large partition double doors leading into the conservatory. A wall mounted modern pebble stone electric feature fireplace provides a relaxing focal point to this room.
The small lounge consists of a 3-seater leather sofa and a 32 inch television with sky+. The wireless internet box is located here.
Ground floor bedrooms
Bedroom 1 with ensuite and dressing room
The master bedroom has gorgeous views to the Snowdonia mountains, a dressing room and a stunning high quality 'Utopia' ensuite bath/shower room with white bath in tiled surround, two separate individual bowl white square ceramic sink units, w.c., and walk in recessed double shower unit with rain shower. There are beautiful travertine marble tiled walls and floors, and double radiator. The master bedroom also contains a 27 inch LCD TV with built in Freeview and DVD player. A baby cot is located in the dressing room.
Bedroom 2 is a double with a rear facing window. It contains a king size bed, large chest of drawers and wardrobe for storage.
Bathroom, next to Bed 2 is a separate ground floor family bathroom with luxurious white suite comprising 'Jacuzzi' bath, wash hand basin, and WC, black marble tiled floor, heated chrome towel rail.
Bedroom 3 has a Juliet balcony which shows off the glorious views over the surrounding countryside. It also has its own ensuite bathroom containing a bath with toilet and hand basin. The bedroom contains a double bed and two single beds.
Bedroom 4, a double room with lovely views and an ensuite bathroom with walk-in shower, toilet and wash basin.
There is a 40 inch LCD TV with built in Freesat and a DVD player in the main lounge. A 32 inch TV with sky+ is found in the second lounge. A 27 inch LCD TV with built in Freeview and DVD player is located in bedroom 1. Internet access is also available, the wireless box is located in the second lounge.
The property has the benefit of a large garden overlooking the significant Eryri mountains, as well as a private parking area. The patio has a large rectangular glass table complete with six textoline garden chairs, a perfect spot to read the morning papers.
Please note that there is a mini pond in the garden, children are not to be unsupervised.
Anglesey has an incredible 125 miles of coastal path, long sandy beaches, little bays and rocky coves in all shapes and sizes.
East coast beaches
Penmon Point is at the most eastern end of Anglesey, marked by an attractive lighthouse and good views of Puffin Island. The East Coast of Anglesey offers a number of extensive golden beaches all along the A5025 such as the Blue Flag Llanddona beach, a long and spacious jewel of a beach that forms the end of Red Wharf Bay, ideal for family fun, swimming, windsurfing, kite surfing and sea fishing. Red Wharf Bay, home to the famous Ship Inn which has a beer garden with views to die for, is situated between the villages of Benllech and Llanddona. The Bay is massive – 10 sq miles at low tide!
Benllech beach, another Blue Flag beach is a popular sandy beach holiday destination that looks out towards the Great Orme and Penmon Point. The Anglesey Coastal Path and Wales Coast Path pass through Benllech. Traeth Bychan is a small but popular east-facing beach, sheltered from prevailing winds. Moelfre (famous for its lifeboat legacy) and Traeth Lligwy a secluded and sandy beach, popular for swimming, water sports and fishing.
West coast beaches
Newborough Forest (off the A4080) leads to Llanddwyn Island through a wonderful avenue of Corsican pines and fine golden sand to a mystical island steeped in ancient folklore. Malltraeth has a fine estuary famous for its waterfowl and Aberffraw was once the seat of Welsh princes. Rhosneigr is a famous water sport resort with a mouth-watering array of cafes and bistros.
North coast beaches
At the north end of the A5025, Amlwch is a historic fishing village associated with the 'Copper Kingdom' of Parys Mountain whereas Cemaes Bay is an attractive beach resort, close to Cemlyn nature reserve and Church Bay (Porth Swtan) with its tall cliffs and the oldest cottage on Anglesey.
Across the Menai Strait are the mountains of Snowdonia which offer great opportunities for climbers, walkers, fell runners, mountain-bikers and naturalists. Llanberis is at the heart of Snowdonia: it is from here that the Snowdon Mountain Railway takes passengers to Hafod Eryri, the new visitor centre at the summit of Snowdon.
