Situated just outside Bath in a conservation area and within 100m of the River Avon, the 1890 property belies the stunning contemporary interior. Compact but perfectly formed, the space has been designed with great care and sociable living in mind. Everything you could need in a clean, simple package. The living area combines lounge, dining and kitchen in one seamless space. Access is to the rear of the property via a lovely courtyard, part decked, part gravelled with imaginatively planted borders and parking for 1 medium size vehicle. The apartment has underfloor heating and is finished with polished porcelain tiles throughout giving a comfortable environment all year round. The living area has a contemporary chaise longue, Freeview TV and DVD Player. To one corner there is a black glass topped table with stainless steel legs and seating for four. All the lighting is dimmable and the dining lights can be pulled down over the table to create the perfect ambiance. The sharp white kitchen is fully equipped with dishwasher, fridge, double oven, 5 ring hob and extractor hood. All the utensils, pots & pans, cutlery and crockery you could need. The Bedroom has a Kingsize Double bed, walk-in wardrobes with plenty of hangers, tall storage units and a full length mirror. The bright, white bathroom comprising of a large wet shower area, wash basin, WC, Mirrored storage unit. There is also a utility room with iron and ironing board, small freezer, washing machine and separate tumble dryer.

The exterior courtyard is a real sun trap and has the advantage of some fantastic views of the surrounding country side, a great place to relax and unwind with a glass of wine and a barbecue.

Batheaston village is just 5km from Bath city centre running alongside the river Avon. There are lovely walks along the Kennet and Avon canal, which will take you directly into Bath. You can hire a rowing boat or punt and float leisurely along the river.

Try Bath Bike Hire to get onto National Cycle Route 4, go left to beautiful Bradford-On-Avon go right to bustling Bristol. Great pubs along the way to enjoy!

"Midweek 2 night stay"

We had a lovely stay at perfect for two. It's like a home from home and the location is great for Bath. There are lots of lovely walks nearby down the canal and the river and to the local pubs. Andrew was lovely and couldn't be more helpful. Highly recommend this

"Perfect apartment in perfect location"

Immaculate apartment in convenient location with easy access into Bath. Good pubs serving great food within a reasonable walking distance. Great for walks in surrounding countryside offering breathtaking views over the valley. 268 is very well maintained and equipped - a real home from home. There are a couple of shops nearby for milk etc. if we Visit Bath again we would definitely stay here again.

"This property is Perfect for 2"

The property is exceptionally clean and well presented. Although we did not cook it is well set up for self catering. The property is well located for visiting Bath with regular bus services passing by and the bus stop only about 100 metres from the property. The property has its own laundry. The property is self catering, you need your own shampoo, soap etc, but towels are provided

"Excellent accommodation"

We stayed here for New Year and found the accommodation to be exactly as advertised: perfect for two. Very close to Bath city centre, which is easily accessible via car or bus. Also has a local convenience store and a couple of pubs down the road, so its location is perfect.
Because we only stayed three nights and prioritised our daytime activities in the centre of Bath we didn't take advantage of the local walks that are available, but if we went back we'd definitely do so.
Would heartily recommend it.

"Brilliant base for a weekend in Bath!"

Small apartment but immaculately clean and homely with all the necessities like cooking utensils, bin bags etc.

I would absolutely recommend this place and would return if staying in Bath again.

"Superb `tres chic` holiday apartment"

Everything at 268 was absolutely perfect. The location in Batheaston is just a ten minute drive from the centre of Bath with its excellent historic buldings, great shopping and zillions of restaraunts....yet the apartment is in such a lovely and quiet location. The property is the downstairs floor of a two storey cottage, which has its own parking space and decked area complete with table and chairs and views, and surrounded by some lovely herbage so its also quite private.

It is also just a 100m stroll from the River Avon where you can take a circular walk down by the river and the many swans and ducks, to the weir and toll bridge and have a drink and a lovely meal (which we did!) in the Bathampton Mill bar and restaraunt. Lovely place.

We met the wonderful and friendly owners Andrew and Karen on the day we arrived and they gave us a very warm welcome and explained everything about the apartment to us. A lovely couple.

The apartment itself is very modern and quite luxurious. Every inch of space in this old but lovingly restored property has been perfectly utilised by the owners, who designed and remodelled this apartment themselves.

The main living area is a mix of lounge, dining and kitchen and is a perfect and very easy to use space. The whole apartment has underfloor heating with a lovely tiled floor with each room individually controlled. So it is really perfect for all seasons!

The Kingsize Double bed was one of the most comfortable beds that we have ever slept in! There was also tons of hanging space for all our luggage (which was plenty) as we were en route to our Daughters wedding! The bathroom is compact yet perfectly designed like the rest of the apartment and has a great wet room shower.

Our stay at 268 was perfect. It matched everything we needed for our time in the area and we would certainly stay there again and would not hesitate to recommend this apartment to our family and friends.

"Modern, spacious and friendly"

A lovely modern apartment with pretty well everything you would want, in a good location with a bus stop almost at the door ( much better than trying to drive in Bath). Unit is warm, comfortable with excellent facilities and space to put suitcases and "things". Although it is located on a main road it is surprisingly quiet and has off street parking (although it is a bit of a tight squeeze)

"A lovely flat in a great location"

We stayed in the flat for two nights during a very hot weekend in Bath. The flat is well equipped and spacious. It is just outside of Bath but we found it easy to get a bus into the city. We loved the surfer decor. We even watched the Point Break dvd one evening. The only two suggestions for improvement are that there could have been a pint of milk in the fridge because we were gasping for a cuppa when we got there. There was a massive variety of tea bags which wad a nice touch. In the hot weather I wasn'tdo think that a portable fan is needed for the bedroom. It got very hot and it was difficult to open the windows. I wasn't keen on opening them because people were walking along the pavement right outside of the windows.
All in all it was a very enjoyable stay. We loved having breakfast in the courtyard looking at the views of the countryside. We would stay here again.

"An amazing find."

From start to finish 282 was just perfect. The accommodation, location and facilities were first class. The apartment was very modern, bright and spotlessly clean with excellent facilities - everything you could want.
It was also nice and cool as the temperatures during our visit were reaching 30 degrees. We parked the car at the beginning of our stay and it didn't move again till we were leaving. The frequent bus service into Bath (about every 15 minutes all day) meant we had no problems with parking. The bus journey was about 10-20 minutes depending on the time of day. Andrew was very helpful and friendly without being intrusive. There are a couple of shops nearby for necessities and a major supermarket on the way into Bath. Great Wifi service was a bonus. Would like to go again and we have already told many friends. Thanks Andrew.

"beautiful apartment, everything we needed"

My boyfriend and I rented this gorgeous apartment for the week before Christmas and it was exactly what we were looking for. Very private accomodation and in great location for accessing Bath and surrounding areas. The apartment was decorated impeccably and it really felt like a home from home, which is just what wewanted. They were very flexible on how it could be booked (by the night or by week) and gave great information in advance re getting to the property, parking, wifi, local amenities etc. Everything about arranging our stay was incredibly easy and there was nothing we would have changed about the apartment. It was cosy, but not small, and even had great closet and storage space! WOuld definitely stay again if going back to the area.
