Open plan lounge/dining room with period features and a recently refitted kitchen on first floor, well equipped and fitted with built-in electric hob, extractor hood, electric oven, microwave, fridge/freezer , dishwasher and washer/dryer. Large Velux rear window gives plenty of light.
Comfortably furnished lounge/dining room with 2 sash windows, 2 and 3 seater sofas, lamps, coffee table and side tables, pictures, prints, books and a small selection of CDs, videos and DVDs. The oval dining table will seat 6 .
Stairs to bedrooms and bathroom.
The main bedroom (3.45m x 3.18m) has front and rear (Velux) facing windows and is furnished with a pine framed double bed, wardrobe, chest of drawers and mahogany dressing table with mirror. The second bedroom (3.02m x 2.21m) has one sash window and is furnished with 2 single beds, dressing table and mirror but no wardrobe.
The bathroom has an inset wash basin, heated towel rail, WC and bath with hand shower/mixer. Because of the sloping ceiling, please note there is a height restriction when using the shower.

Although the apartment does not have a designated parking space, there is a parking permit available for guests' use.(small charge applies- please enquire for rates) This allows for unlimited parking in four neighbouring streets. otherwise there are parking meters nearby - two hours maximum during the day but free overnight from 6pm to 8am and on Sundays. Large 24-hour public car park available in Charlotte Street, from which there is rear pedestrian access through Royal Victoria Park to reach the apartment within approximately 3 minutes.
Bath Spa Railway Station (with Taxi Rank in front) and the newly built Bus Station alongside it are approximately half a mile away.
Short walk to city centre. Nearest mini mart and newsagent several minutes walk (Co-op on Julian Road) or 6 minutes' walk to larger supermarkets (Sainsbury's or Waitrose). 10 minutes' walk to Bath Abbey, Pulteney Bridge, Bath Spa, The, Baths, Parade Gardens, Museums, Theatre Royal.

Conditions
Visitors to properties let through Renting Places will be asked to read and sign under the following conditions:
1. The letting contract is made between the visitor and the owner of the apartment. Renting Places act as agent for the owner and, in these Conditions, both the owner of the property and the agent are referred to as “we” or “our” and the visitor is referred to as “you” or “your”.
2. We make every effort to ensure that the description of the property and accommodation in our details is correct, but we cannot accept liability for any minor inaccuracies.
3. We cannot accept liability for any injury, loss or damage suffered by you or any member of your party unless:
a) there was wilful default by us or by our employees or agents, or
b) death or personal injury was caused by the negligence of us or by our employees or agents.
4. You acknowledge that this agreement confers on you the right to occupy the premises for the purposes of a holiday or short term, temporary stay and the premises are not being used as a permanent dwelling house.
5. You undertake to keep the property and all its contents (furniture, fittings and effects) in the same state of repair and cleanliness in which they were found at the beginning of your stay, allowing for reasonable wear and tear. All damages and breakages are the visitor’s responsibility and payable to the owner or housekeeper.
6. In the event of an unforeseen repair to the property being necessary, the owner reserves the right of entry to the premises at all reasonable times with or without workmen, to examine the condition of the property or repair the accommodation or its contents.
7. You accept that you may not assign this letting and you undertake that only the agreed number of persons, whose details you have provided on the Booking Form, will occupy the property.
8. We take every care to ensure that your holiday accommodation is satisfactory but in the event of any complaint, please take this up with the owner/housekeeper and telephone us thereafter.
9. All bookings must be accompanied by a deposit of £75, together with a £10 booking fee; the balance should be paid at least six weeks before the beginning of your holiday. Failure to pay the balance will be treated as a cancellation on your part.
10. We reserve the right:
a) to refuse any reservation or booking which you make and, if there is such a refusal, we will return all money you have paid
b) to cancel any confirmed booking if circumstances relating to the property or its accommodation make this necessary. In the event of such a cancellation, we will return all money you have paid
c) to cancel any letting forthwith if you or any member of your party behave in such a way as to cause damage to the property let to you, to the owner’s furniture or possessions
d) to cancel any letting forthwith if such behaviour causes a nuisance or annoyance to the owner of any adjoining or neighbouring property.
11. If a cancellation is made for either of these reasons, no refund whatsoever will be made.
12. The agency cannot accept responsibility for any expenses incurred by the visitor if he/she fails to arrive at the holiday home at the pre-arranged time.
13. Visitors should arrange their own cancellation insurance.
14. If you have to cancel your booking you must notify us in writing at the earliest possible time and we will make every reasonable effort to re-let the property. If we are able to re-let for the whole period of your booking we will refund the money you have paid, less an administration fee of £50. If it is not possible to re-let for the period booked, no refund will be made but, if part of the period is re-let, then a proportionate amount will be refunded to you, less an administration fee of £50.
15. For all claims other than relating to death or personal injury which result from the non-performance or improper performance of this contract by us, the maximum amount of compensation payable by us to any person is limited to the total of the money you have paid, divided by the number of persons in your party. We shall not be responsible for damages or compensation in circumstances which amount to force majeure.

The Bath / Central Bath area
Bath and the surrounding countryside offer many varied activities such as golf, fishing, water sports, horseriding ,as well as diverse cycling and walking trails.
Golfers can choose from no less than ten local golf courses, ranging fron the Approach course within the Royal Victoria Park to the many challenging courses in the countryside beyond.
One fo the best ways to explore Bath and the historic countryside is by bicycle or on foot. Some routes of interest include the Bristol to Bath Railway path, the Avon Cycleway and the Kennet and Avon towpath.
No matter what the season, there's usually a festival somewhere in Bath and North East Somerset. A few of these include the Bath International Music festival, the SpringFlower Festival, Shakespeare Festival and the Fringe Theatre Festival, to name but a few!
The countryside which surrounds Bath has a rich history and intoxicating beauty. Dozens of conservation villages are to be found among the hills, rivers and valleys, such as idyllic Bradford on Avon and Cotswold villages such as historic Lacock and Castle Combe. The Chew Valley area has riverside walks, woodland strolls and hill walks for the most enthusiastic of ramblers as well as excellent fishing.

Central Bath is a one and a half hour drive down the M4 from London Heathrow Airport and two hours from London Gatwick. It is only a one hour train ride to Bath Spa Station from London Paddington, or from Heathrow, take a British Rail bus, then change trains at Reading . If you fly into Bristol Airport, Bath is only 20 minutes away.

Booking was easy and a very helpful chap was there to meet us with the key when we arrived. The location is fantastic, with access from a pedestrian-only street up at the top of Bath right near to the famous Royal crescent. It is still within an easy walk from the main shopping areas and in fact we walked from the train station. The botanical gardens are a not far away and a good destination for an early morning jog if you are so inclined! It is a 2 bedroom flat with a double and a twin room - we were three friends sharing but it would do as well for a family with 2 children. The twin room is on the small side but was fine for our purposes and the beds were clean and comfortable. The kitchen was small but well-equipped and also very clean - we cooked there in the evenings. The living area was very homely and comfortable and we felt right at home - some rented flats can feel rather bare and impersonal but this one was quite the opposite. My least favourite thing about the flat was the bathroom. It was a nice large room and clean but could do with updating I would say and also a shower would be nice. So overall I can definitely recommend it. We are thinking of going back again next year. |

If you are booking more than six weeks before the start of your holiday, we require a deposit of £75, plus a £20 booking fee. If you are booking less than six weeks before the start of your holiday, we require payment in full please, plus a £20 booking fee. We will hold your booking for 4 days (or longer if you live abroad).
Sterling cheques should be made payable to Renting Places. Bank transfers are also accepted if you pay all charges. We regret that we are unable to take credit or debit card payments.
Please note that bookings are made to begin after 2.00pm on the day you arrive, and end by 10.30am on your day of departure.
