South Lynn House is located on the west side of Royal Victoria Park. It's just a short 10 minute walk through the park to the centre of the historic city of Bath and all its major attractions.

South Lynn is a family home. A Regency Grade ll Listed property it retains many of its original features, whilst having been refurbished and modernised to create a contemporary home. A wide house arranged over 3 floors, the interiors are spacious, modern and relaxing. With a large garden at the back secluded by trees and set back from the road at the front, the house is very peaceful and private.

A circular gravel drive at the front of the property allows plenty of parking space for several cars. Entering the house, a porch with an attractive pew for putting on/taking off shoes leads to a large hall with a cloakroom to the side. A fabulous stone staircase leads to the first floor and to a mezzanine level with a piano and rocking chair for a bit of laid-back entertainment.

The main hub of the house is its large open-plan kitchen, dining and sofa area perfect for its social atmosphere. The modern, sleek, gloss black kitchen is equipped with a two oven aga and, a two electric ovens and four gas hob cooker, an American Maytag fridge/freezer, a dishwasher and a Gaggia coffee machine. On one side of the central island four barstools provide ideal seating for quick snacks/breakfasts or simply chatting while cooking. A large dining table seats 8-10 people with an extra foldaway table for additional seating. At the end of the room a huge bay with floor to ceiling windows, allowing the sunlight to flood in, looks out onto the garden. Similarly, the bay windows are echoed in the sitting room, where big, comfy, low-slung sofas, a huge stone fireplace and ambient lighting, make for great cosy, chilled out evenings in after a busy day sightseeing or shopping.

An open area by the second staircase accommodates the library, with a wide selection of fiction and a large number of fantastic Art and Theory books, which, handled with care, are there for guests to peruse. Finally, on the ground floor is the scullery with washing machine, airers, sink, second fridge/freezer, extra crockery and kitchen equipment.

Upstairs on the first and second floors are five double bedrooms: one master bedroom with T.V, bedside dimmer lights and en-suite with walk-in-shower room; three further double rooms, two with sinks; one twin room and two single bedrooms. There is also the main bathroom with double-end bath and views out to trees, and a separate shower room. On the second floor there is also a games room with pool table, table football and dartboard, and a sofabed.

Outside the extensive walled garden, screened by trees, is south facing and therefore enjoys the sun all day. A very large 5m x 20m stone terrace is perfect for a bit of sunbathing or alfresco dining. A portable BBQ doubles up as a fire bowl to prolong those summer evenings outside. Wide steps lead down to the lawn, big enough for many outdoor games. Continue down the garden through the specimen and fruit trees, and to the left is a small wild garden, while through a stone arch you'll come to an amazing Victorian vegetable and fruit garden and cut-flower bed. Guests are invited to help themselves to any of the produce during their stay. Punctuated throughout the garden are little seating areas to soak up the tranquility or for a moment's pensive contemplation. There is a large trampoline and in the 'lean-to' at the side of the house there are various games for guests to use - table-tennis, croquet, boule, badminton, football.
