This fine house has accommodation laid out on two floors, with a bathroom and study area at mezzanine level. The property has a number of period features which includes mullioned windows, high ceilings, the original staircase and a beautiful Bath stone fire place. The house has a unique and generous open-plan dining room and kitchen. The kitchen is fitted with quality units and a marble work surface. It has an integrated electric oven and microwave, fridge-freezer, dishwasher, five-ring gas hob and washing machine. The tumble dryer is located in the understairs boiler room. The stylish and large dining room very comfortably sits eight. It has large Bath stone mullioned French doors which lead out on to the veranda overlooking the garden. The veranda provides a perfect setting for afternoon tea or a glass of champagne, with outdoor table and chairs for 8.
The sitting room is accessed through two period French doors from the dining room. Central to this elegant room is a Bath stone fireplace with a gas-effect coal fire. There is also a cloakroom on the ground floor with WC and hand-basin. On the mezzanine floor is a contemporary family bathroom with bath (shower over) basin, WC, and a gabled open plan study area with views across Georgian Bath.
There are four marvellous bedrooms, all boasting beautiful ornate windows, stylish decor and Egyptian cotton linens. The master bedroom, with a king-size bed is stunning, with its double – height gabled roof. The en suite bathroom is luxurious with bath (shower over) basin WC and bidet. The second bedroom has two single beds, a wardrobe and chest of drawers. The third twin-bedded room is larger, with a wardrobe and dresser. Finally the fourth bedroom is a double with a chest of drawers.

Unlike most large family homes in the centre of Bath, the house offers two private designated car parking spaces, reached through electric gates. A path from the secure parking area leads through a garden gate to the beautiful and peaceful private garden.

Prospect House as your base provides you with a wealth of varied and exciting day trips, accessible by train, bus and car. Historic sites include Stonehenge, the city of Wells and its cathedral, Salisbury, the SS Great Britain and Clifton suspension bridge in Bristol, and Glastonbury and its famous abbey ruins.
Beach resorts include the famous Jurassic coastline of Dorset, including Lyme Regis, and Weston-super-Mare. For a family day out, try Longleat safari park, Westonbirt Arboretum, Cheddar Gorge, or the Wookey Hole caves.
Further shopping experiences are provided in the village of Tetbury, home of the Prince of Wales, the Mulberry factory shop at Shepton Mallett, and the Clarks village retail outlet in Street.
Prospect House is close to the city centre, just a short stroll away from the Roman Baths, the Abbey, the new Thermae Bath Spa, the Theatre Royal , Bath Rugby and all the wonderful boutique shops and award-winning restaurants in this World Heritage City. There is a Music Festival in May/June, a Christmas Market (late November), and the Bath Flower Show (May).

"A hidden gem nestled n the heart of Bath"
We stayed at Prospect House for a (very civilised) hen weekend in March. After driving up and down the road several times we finally found the house, nestled in between some grand doorways (the picture you see online faces out to the back garden).
Prospect House looked gorgeous on the website, but nothing prepares you for the moment that beautiful facade comes into sight. It certainly has the wow-factor, and the interior didn't disappoint either.
A spacious and stylish kitchen-diner leads straight into the lounge, and this space was just what we needed to have a few drinks and do what hens do best...
It was the perfect base for us to walk into town (only a few mins) to the spa, baths, bars, restaurants etc.
We had such a lovely stay - it's a real home from home & you immediately feel relaxed there. Will definitely be back - thanks for letting us stay!

"Perfect & Stunning!"
An absolutely gorgeous house, spotlessly clean and in a perfect location - cosy yet spacious, modern but sympathetic to the original building.
Renovated house which was perfect for a surprise weekend away for my mum's birthday. The owners are very accommodating and approachable and booking/arrival/checkout was very easy and efficient.
Would highly recommend and will hopefully using this beautiful house again.

"delighted with our stay at Prospect House for our reunion last weekend"
A really lovely house centrally located within easy reach of the main attractions of Bath. Comfortable beds and contemporary living.Felt slightly nervous about marking the carpets which were cream, ( we had noticed a few stains on arrival) and we were careful to use the table mats and coasters as there were lots of labels around asking guests to take care not to put hot drinks on the surfaces ( a little off putting!). Efficient heating and hot water. Would have appreciated a hand towel as well as a bath towel. Enjoyed our annual reunion and laughed from arrival to departure!! A positive experience!

I am sorry you felt nervous about marking the carpets, we certainly do not want guests to feel this, and we welcome many guest with children and hen parties, so that certainly is not our intention. We do everything to ensure that guests can relax and feel at home, but also want to present the house looking beautiful so people can feel they are relaxing in a bit of cosy luxury. The house is in a wonderful location, and I am so pleased you enjoyed the comfy beds, very important, and we like to indulge our guests by proving beautiful egyptian cotton linen, such a treat! A feature of the sitting room is the large bath stone fire place surround, it is very tempting to put your glass of wine or coffee on top, we just have a polite reminder to use the drink mats provided, as Bath stone does mark and the marks cannot be removed. Again apologies if you found this notice off putting, it certainly not meant to be, we want guests to feel relaxed and at home, we ourselves have a large family including a toddler and we certainly do not want guests to feel the house is too precious to enjoy!. I am pleased you found the hot water and heating system effecient, so important to welcome our guests to a lovely warm cosy house with lots of hot water for that all in important soak in the bath or refreshing shower.

Thank you for taking the time to review your stay at Prospect House. We are delighted you found us and loved the house. Prospect House is one of the few large houses with 2 parking spaces you can rent in the very heart of Bath. We are pleased you enjoyed the lovely kitchen, the open plan design also means those assigned for the cooking can still chat to everyone else. The house is full of character, the windows are amazing and as they are so beautiful we have only dressed them with cream curtains. Yes you are right 'think the White Company', cream and white, but it is also a very comfortable, as you say house, for large groups and families. And we welcome children, providing toys ,cots, highchairs, etc,. Thank you for commenting on the spotless bathrooms and kitchen we have a super housekeeper, who is supported by two wonderful ladies , who only live 10 minutes away and are there to ensure your every need is catered for.
We do pride ourselves on our well equipped kitchen, I am so pleased you made use of this, as many of our guests do come and make lovely meals for all their guests. I am also pleased you enjoyed the location, Prospect House is so lucky, being less than a 5 minute walk to the centre of Bath and yet at night and during the day it is so quiet - you would really not think when your sitting in the garden you were in the heart of Bath. I am pleased your friends were able to make use of the car parking, again we do have quite a unique benefit in having two electrically gated car parking spaces.

We are so pleased you enjoyed the central location, and treated yourselves to the Bath Spa, it is really quite amazing and again we are incredibly lucky it is less than an 8 minute walk from the house. So pleased you enjoyed the house and had a great 'girly night in ' on the Saturday, the open plan kitchen and dining area is very sociable for whoever is doing the cooking can also still feel part of the party. We are really pleased we could accommodate your extra friend and she was comfortable.
We are delighted you are looking to return with your family next year and we look forward once again to welcoming you to Prospect House. We also have a baby and children and so are delighted to provide in the house lovely wooden cot,changing station, high chair , toys and we also have now an extra travel cot if there are two babies staying! Yes the lighting up the stairs and around the house is very state of the art and looks lovely at night. The house was the main part of an 18th century school and the house has the main wide staircase, which is beautiful. It was very sympathetically restored by the very well known Future Heritage of Bath, with no expense spared.
We are also pleased you found the booking process simple; we do try to make it as simple and straight forward as possible. Prospect House is a good central meeting point for friends and family travelling from different parts of the country or world, as it is less than a 10 minute walk from the train station and bus station and only a 40 minute drive from Bristol airport.

"Amazing house and great base to explore Bath"
We love prospect house! We stayed for a long girlie weekend. We arrived in the snow on the Friday night and immediately felt at home.
The house is beautifully presented and very comfortable and the heating had been left on ready for our arrival. The house has absolutely everything you need - all the kitchen equipment etc. The reception space is a lovely area to socalise, eat and drink!
It may have been the snow - but we didn't want to move! The house is so very comfortable! Bath city centre is literally a stone throw away. We highly recommend the indian takeaway on the top of the street (just goes to show that we stayed in rather than going out on a Saturday night!)

We are so pleased you found the house homely and warm, we always have the house nice and warm for guests as they walk through the door in the winter months, and especially when you had walked through deep snow to get there! The open plan design of the kitchen and dining room do make it possible for those cooking to still be able to chat over a glass of wine :) to the other guests, rather than feel isolated. We are pleased you found the house comfortable we have a variety of seating downstairs, arm chairs and cushions in the dining room and large squashy sofas and large cushions in the sitting room as well as further arm chairs. I am so pleased you found the Indian takeaway at the top of the road so you could stay cosy in the house. As the house is in the centre of Bath, there are a wealth of takeaways which will deliver to the house. Always a bonus if you need a break from cooking! We looked forward to welcoming you to Prospect House again.
