The accommodation is spacious and is ideal for 2 people or perhaps for a family. Situated in a area of outstanding natural beauty in a wooded valley. overlooking the river Yeo. Despite the peaceful countryside location, it benefits from a frequent bus service to either Barnstaple (2 miles) or to explore further onto Exmoor. It is within easy access to local beaches. It provides for family accommodation.
The private entrance to the self contained apartment is through a porch with cloakroom facilities and a seating area.The South facing apartment is well furnished and upstairs is one large main double bedroom with an en-suite walk in shower (wet room) with underfloor heating. The kitchen / dining area is well furnished, complete with a double sofa bed and tv and has a cloakroom toilet attached. The downstairs lounge area is complete with a double sofa bed and tv. There is wireless internet available. All rooms have outstanding views across the valley.
The apartment which is attached to the owners accommodation is set within extensive grounds which rise steeply to give outstanding views of the valley and a wide variety of flora and fauna. Guests are welcome to explore the land which includes almost 2 acres of mature woodland. There are seats placed around the land for that well needed rest and to enjoy the peace and tranquility that can be found here.. There is wooded picnic area for the use of guests.
The apartment is on 2 levels, upstairs is a large double bedroom with a king size bed and an En-suite shower / wet-room. The kitchen / diner is well equipped complete with washing machine, microwave and double sofa bed There is a cloakroom toilet located off of this area. Downstairs is a large lounge area, complete with a double sofa bed, wood burning stove and 32 inch flat screen television. There is a entrance porch which provides seating and cloakroom facilities and also Information on places of local interest and a range of books and Ordnance Survey Maps detailing information on local walks and identification of flora and fauna found locally.
The garden area is a mixture of lawn and flowers. There is also a large percentage of the garden used for organic vegetable production. In season this produce is available to guests. There is approximately 5 acres of land to be explored, with almost 2 acres of mature woodland. The land is managed to allow access in the form of pathways with the remainder allowed to mature during the seasons with wild flowers. We are fortunate to have a wide range of wild flowers, including, Snowdrops, Wild Daffodils and Bluebells. During the Spring and Summer many more wild flowers are to been seen. The benefits to the wildlife is clear to see with many species of butterflies and other insects Seats are available around the land to rest awhile and enjoy the peace and tranquility of this natural environment. There is a shelter located on the edge of the woodland to view the wildlife whatever the weather conditions.
We have lived here for 22 years and in that time have raised a family in a natural and healthy environment. We now find ourselves maintaining and enjoying our surroundings. This seems the perfect time to share our enthusiasm of our home with others whilst allowing us to continue our management of the land..

The West Country region
We are situated 2 miles from the market Town of Barnstaple with it's wide variety of shops and Pannier market. A regular bus service runs from outside of our property to either Exmoor, or into town. Connections are then available to many other areas, including coastal resorts with their Blue flag beaches and associated water sports. Barnstaple railway station runs regular train services to the City of Exeter, County Town of Devon and beyond.
We are located next to and overlook the River Yeo and The Barnstaple to Lynton steam railway which ceased operating in 1935. Efforts are now underway to get parts of the railway operating again. The land at Snapper which includes the "Snapper Halt" station is now maintained by "Exmoor Associates" a charitable organisation. We fully support this project and like to share our knowledge of the project and history with our guests.
This is an ideal location for those people who enjoy to see and hear wildlife. There are many walks available both locally and further afield on Exmoor and the coast.
We aim to promote the use of local businesses which include the New Inn Public house in Goodleigh, which is recommended for it's varied home cooked menu. We use small local businesses in Barnstaple including butchers and delicatessens. Markets are held daily in the Pannier Market where small independent traders operate, we encourage and recommend guests to visit those traders that we have personally dealt with.
We are members of the "National Trust" and are regular visitors to the most local property "Arlington Court" We continue to gain experience and ideas from their land management.
