Home description
- 3 bedroom barn conversion, sleeps 6. - Finished to an exceptionally high standard thoughout. - Private terrace with table and 4 chairs. - Large brick built fireplace with woodburning stove. - Allocated parking.
A beautiful period barn conversion where no expense has been spared to provide a unique holiday home. Brand new this year, Riverside Cottage has retained many original features and has high quality, state of the art kitchens and bathrooms that are in keeping with the age of the property.
Original beamed, vaulted ceilings with galleried features create a light, airy and spacious feeling whilst ‘wood burning’ stoves in each cottage make them equally appealing for cosy winter breaks.
The Park Mill Farm cottages are situated in a magical riverside setting with 20 acres of lush fields, woods and parkland where you are free to roam along with the abundant wildlife. There are two rivers running through the property and a private fishing lake with free fishing for guests. River fishing requires a licence which can be obtained at any post office. Carp, brown trout and salmon can be caught here.
All cottages have natural slate flagstones throughout ground floors while the upper floors all have solid oak flooring. All doors and window frames are attractive solid timber and many windows have deep window seats and most look out over fields and farmlands.
Under floor heating and hot water is provided by a ‘ground source heat pump’, an eco friendly “green” system. Waste water is cleansed and disposed of through a special water treatment plant.
Riverside Cottage has a double connecting door opening into its neighbouring cottage, The Smithy, so that they may be booked together for larger groups. These doors will be securely locked if not requested.

The West Country / Devon region
North Devon is a bit of an untold secret and has some of the most complementary countryside in the UK. From stunning coastlines and sandy beaches to the rolling hills of the Ruby Country and wilderness of Exmoor, North Devon provides some of the country’s most beautiful scenery.
The coastline is designated an Area of Outstanding Beauty and the countryside contains a great array of stunning scenery, spectacular landscapes and varied habitats, supporting a great deal of wildlife.
If you feel you can be tempted away from the fabulous beaches or wonderful countryside, North Devon is also packed full of great towns and charming villages such as Barnstaple, Bideford, Westward Ho!, Clovelly, Lynton and Lynmouth.
Whatever the weather or what ever your age there is plenty to do in North Devon from family fun to famous countryside walks and outdoor activities such as golf and surfing to taking in some of the county’s culture.
Barnstaple / Chulmleigh area
Chulmleigh is a picturesque village perched on a hill in the heart of the Devon countryside with panoramic views across the rolling hills and woodlands. The village itself has everything you need; from a convenience store, greengrocers and buchers to an Indian restaurant, Bistro and 3 cosy bars to choose from.
There are many activities and leisure facilities close by to ensure you have a fantastic holiday including fishing, walking, horse riding and golf. There is easy access to Crediton and Barnstaple just a 20 minute drive away and a further 10 minutes will take you to either the historic town of Exeter or the dramatic North Devon Coast.
Chulmleigh has one of the finest short 18 hole golf courses with views across the peaks of Dartmoor, the thatched cottages and Village Church with its beautiful tower. Or, why not take in the beautiful Devon countryside on horseback at Bold Try Equestrian Centre, or help you improve your riding skills in the outdoor school. The Chulmleigh link of the Tarka Trail is close by while the Little Dart Ridge, Valley Walk and Two Moors Way, are part of the national long distance footpath network.
The Little Dart River, runs through Chulmleigh and keen birdwatchers can spot herons, kingfishers, cormorants, goosanders and dippers. In the summer months chiffchaffs, tree creepers and wood pigeons are abundant in the woods, whilst wrens and yellowhammers nest in the hedgerows. The soaring buzzard prefers the wooded areas and open fields. Or why not try a spot of fishing? Salmon, sea trout and brown trout can all be caught in the Little Dart plus there are also several coarse fishing lakes in the vicinity.
Located in the centre of Devon, Chulmleigh is perfectly situated to reach both Exmoor and Dartmoor and the golden beaches of the North and South Coast.
