In a superb location, set in 3.5 acres of unspoilt countryside, Priory House offers seclusion and privacy. It really does offer the best of both worlds; this impressive detached home is surrounded by stunning rural scenery yet sits only two miles from the principal market town of Barnstaple and just a short drive away from a choice of stunning North Devon beaches. Access to J27 of the M5 is less than an hour away. As soon as you enter through the pillared wooden gates onto the private sweeping driveway, you will know you have arrived somewhere really special to relax and unwind.

The spacious contemporary accommodation is light and bright throughout, with high quality furnishings, stylishly presented. A superbly equipped kitchen / dining room is at the heart of the house, where the whole family can gather for leisurely breakfasts or catch up on the days adventures over dinner. This dual aspect room has French doors opening onto a choice of two terraces, which enjoy the sun at different times of day. Two separate living rooms ensure plenty of space for everyone to relax or play and both have doors which open directly onto one of the terraces which surround the property on all sides for easy access to superb views. There are five attractively furnished bedrooms on the first floor. The master bedroom features a pretty Juliette balcony, ensuite bathroom and huge walk in wardrobe.

A second King room also benefits from an ensuite shower room. The third bedroom is a double aspect room with sleeping options for a family offering great flexibility by way of two zip and link King size beds that can be converted to four singles on request. A fourth bedroom offers twin single sleeping arrangements and the fifth bedroom is a more compact double.

A fabulous family bathroom completes the upstairs accommodation.

The grounds which immediately surround the house are mostly lawned, overlooking paddocks and woodland with wonderful views far into the distance. An elevated tree house (young children will need to be supervised)will provide amusement for the younger guests and a small orchard is being established in a further corner of the expansive gardens.

In the grounds just acrooss the gravelled car park there is a delightful self contained cottage that sleeps two with its own kitchen/diner and bathroom. The cottage is secluded and has a private garden area. If you are interested in renting both Priory House and Priory Cottage altogether after this date please contact the office and we will provide you with a special tariff.

For larger family groups or for two families holidaying together, Priory House is just perfect for getting away from it all in spacious comfortable surroundings. The golden sandy surfing beaches of Saunton and Croyde are approximately twenty-five minutes drive away and the fringes of beautiful Exmoor National Park even closer.

The Devon region

Why stay in one of our Devon holiday cottages in a quaint Devonshire village. Cattle and sheep graze just as they have done for years, casting a lazy eye on walkers and photographers, while the air is heavy with the scent of warm grass and honeysuckle. In the evenings, a great cloak of mist envelopes all, creating an air of mystery and splendid isolation.


As the premier town in North Devon you’ll find great bars, great restaurants and big name high street shopping. But that’s not what makes Barnstaple special. Not alone. That’s done by the independent boutique shops within the town, the proud local food producers selling their delicious delicacies in the Pannier Market and, of course, the town’s colourful history. It’s this mix of new and old, of modern and traditional that’s behind Barnstaple’s charm. We’d love you to share it with us.

"A wonderfully high standard property for a group holiday, brilliant!"

The property is amazing. Well furnished to a very high standard with all the amenities that you could want for a family holiday. Large kitchen dining space for easy entertaining. Large windows everywhere so that you can enjoy the views from all sides. Great games room for fun and noise. In the main living room, the reclining chairs stole the show, meaning all could sit in comfort and relax at the end of the day.

The property is with in very easy reach of the nearest town Barnstaple and a short drive to some wonderful Devon attractions.

"Brilliant house and location"

We enjoyed a fabulous week over Christmas staying in Priory House. The house is in a lovely spot with views across a valley and river. The house is well situated within an easy drive of a number of nice spots on the North Devon coast and close to all the amenities in Barnstaple.

The house was large enough to comfortably cater for our extended family. The kitchen, dining and lounge areas gave us ample space to host a large Christmas lunch. The kitchen was well equipped and all the crockery was very nice.

The house had been recently and tastefully furnished, including comfortable beds and lounges. The children in particular loved sleeping four in a room. The house was great for the kids too with toys, games, table football, cubby house as well as travel cot, high-chair etc.

Having the two living rooms was fabulous on rainy days as the children could play happily in the games room and there was somewhere for the adults to escape. All in all we had a really enjoyable stay and would definitely return.

"A Stunning house perfectly situated"

The house and grounds are stunning and are lovely and safe for young children to play without worry. The house is beautifully decorated and very spacious with plenty of rooms to cater for large groups without feeling in each others pockets. I cannot rate this house highly enough, we had an absolutely wonderful relaxing family holiday, with all the amenities you could wish for.
