Rose Barn, the combination of Rose and Barn Owl Cottages, joined by an inter-connecting door in the lounge of each cottage, has seven bedrooms and comfortably accommodates up to 12 guests. Ideal for family celebrations and get - togethers, guests in each cottage can enjoy the privacy afforded by the facilities of their own cottage whilst being able to come together for those memorable moments only a large home can offer.There can be no more elegant or luxurious way to enjoy the splendour of North Devon than from the comfort of a Combrew Farm holiday cottage.

These spacious, wonderful cottages have been skillfully converted from 19th Century stone built barns and are set in beautiful enclosed gardens. Our luxury cottages cottages are centrally located in the peaceful, beautiful North Devon countryside yet are minutes from the beach and have every facility you would expect including an adventure play area, outdoor tennis court, nearby woodland walk and a fantastic indoor heated swimming pool with spa, fitness room, sauna and solarium.

Downstairs there is a fully fitted fabulous oak kitchen displaying all the usual amenities including a breakfast bar and television with a separate dining room with a dining table to seat up to 12. You will also find a comfortable lounge, which boasts a stone fireplace and gas wood burner, digital widescreen television, DVD, video and CD Hi-Fi. There is also a downstairs cloakroom.

Upstairs you will find one master bedroom, which is en-suite with a king size bed, twin and single bedrooms, a shower room and a further double bedded room. There is also a fully fitted luxury bathroom with an extremely inviting corner bath and overbath shower.

*Barn Owl Cottage - 3 bedrooms.

Upstairs there is a master bedroom with a king-size, four-poster bed and en-suite shower room, with it's own 32" LCD tv. There is also a single bedroom and a separate WC.

Downstairs you will find a fabulous fully fitted oak kitchen/dining room, which is well equipped with every facility you would expect. Wander into the lounge and a lovely stone fireplace, woodburner, digital widescreen television, DVD, video and CD Hi-Fi will greet you. There is also a comfortable twin bedroom with en-suite bathroom and overbath shower.

Combrew Farm complex boasts fantastic leisure facilities, which are available on site and offer hours of fun for both the young and old.

Work the body and relax the soul in the luxurious under-floor heated indoor swimming pool and spa. You can enjoy an invigorating swim at one end of the pool and a relaxing massage at the, other. For the more energetic, there are 3 high powered jets within the pool, which, when activated, is the equivalent of swimming against a strong current! There is also a fitness room to complete your workout and afterwards you can soak up the peace and tranquility in the wonderful sauna and solarium

As well as the pool, the children can enjoy the adventure play area, with many climbing frames, swings and trampolines. If that isn't enough to keep them entertained, there's also a pets corner for them to visit.

For those who like ball sports, you can take advantage of the outdoor tennis court, the indoor badminton/short tennis court and the games room, which includes both pool and table tennis.

Relax awhile in the garden room, ideal for taking a rest after enjoying the many other more active leisure facilities. Spend time in the information and computer room, check your email and browse the brochures and information on the areas wide ranging activities, together with details on local restaurants and inns.

To be active, relax and unwind or just enjoy a countryside walk, you don't even have to leave the farm!

A range of quality new mountain bikes, adults, teenagers and child's, have now been added - cycle from Rose Barn and join the famous nearby Tarka Trail - the 180 mile dedicated scenic cycling and walking route.

The Devon region

With such a wide range of activities and attractions you will be spoilt for things to do during your stay.

Only a few miles away you will discover fabulous beaches, including wonderful Woolacombe and glorious Saunton Sands. Whether it's surfing, sailing, horse riding or fishing, the area has everything to offer. North Devon also boasts fantastic golf courses, including the championship courses at Saunton and the Royal North Devon Golf Club at Westward Ho! - the oldest links course in England!

6 miles away you will find the historic port of Bideford, which has a good selection of pubs serving local ales. From here you can make the ferry trip across to the picturesque island of Lundy

Only half a mile away, you can access the level, traffic free Tarka Trail. A 180 mile dedicated walking and cycling route, which offers fabulous views of the North Devon countryside. From here you can hire a bike and there is a cafe/restaurant.

You will also find the North Devon Leisure Centre, superbowl, a go-karting track, theatre and multiplex cinema together with many restaurants and pubs.


Barnstaple is the commercial centre of the region, combining sophisticated shopping with the bustling atmosphere of markets and speciality shops. The modern Green Lanes Shopping Centre compliments the traditional Pannier and Craft Markets held since 1855 in the Pannier Market Hall.

This attractive market town is the oldest and largest town in North Devon, nestling in the Taw valley on the other side of the estuary which the Saxons first settled in Barnstaple (Barum) over 1000 years ago.

The Long Bridge, crossing the tidal River Taw was thought to have been built in the 12th and 13th centuries and in Litchdon Street are located the Penrose Almshouses built in the early 17th century.

"Perfect for extended family gatherings"

It just seems like money grabbing. The web site said it takes off season short break bookings. I wanted a weekend. The price for the whole week was £970. They charged me £845 for 3 nights … More

Thank you for your kind remarks that you all had an enjoyable weekend break in Rose Barn, however it is disappointing that you feel it was overpriced. The rate of £845 for the weekend was accepted by you and paid when you booked the holiday some two months ago on 10th December, 2014 and is the same rate as is displayed here on Holiday Lettings - £282 per night with a minimum of 3 nights - equating to a minimum of £846. It is unclear why a booking was made if it was considered too expensive, the first time it was mentioned to us was just before you departed at the end of your holiday, which you said that you had all enjoyed. This is the first time in our 29 years with holiday cottages that anyone has ever made such a comment, rather our valued guests often tell us we offer extremely good value for what is on offer with our beautiful cottages and many onsite leisure facilities.
The low season weekly tariff is already reduced to around one third of the main season rate and being a large seven bedroom property there is not the scope to economically reduce the rate much further for a short break as the rate is already very low for what is on offer. Our costs for cleaning, laundry and preparing the property to a high standard, which our guests rightly expect, are the same for a day as for a week, the only cost difference to us being in gas and electric used which is why a full week will always be better value for money. There is a base price beyond which it is simply not viable to let Rose Barn, and as it is regularly booked in excess of 45 weeks per year, often by returning guests, our many very valued customers must agree!
Our tariffs include almost everything - linen, towels, vat, electric, use of most of our leisure facilities including our wonderful and much acclaimed indoor pool and spa, gym, games room, adventure play area, indoor badminton court, tennis court, together with complimentary high speed fibre optic WiFi in each cottage. There is a small charge of 50p for the pool table,£2 per hour for the high powered six seater Tylo steam sauna, and for our nearly new £400 'Specialized' mountain bikes there is a nominal charge of £6 per day for adults and £4 for children - including safety helmets and cycle locks. In our 29 years we have never charged anyone, including you, extra for gas.
We work very hard to ensure our valued guests have a wonderful and relaxing holiday as hopefully our very many excellent 5 star TripAdvisor reviews, guest book entries and TripAdvisor's 2014 Award of Excellence will testify. We don't aim to be the cheapest, rather we prefer to offer our many discerning customers high quality accomodation and a wide range of leisure facilities for just a few to enjoy a truly good value and relaxing holiday.

"A perfect base for a family holiday"

We stayed in Rose Barn cottage which is two cottages with a connecting door, the cottages were very spacious which was great with 6 children and 5 adults. There was plenty of crockery cutlery and glasses and a fabulous large table which seated everyone at mealtimes. The pool was enjoyed by everyone it was very warm and very clean. The play park with the 3 large trampolines were very much enjoyed by the children. We hope to visit again soon.

Brilliant cottage (or 2 cottages with linking doors). Both with plenty of space and kept very well. There was 12 of us in total including 3 kids aged 3, 1 and 7 months and we all fit in perfectly. During the booking, the owners called me and were very helpful and answered all questions in very quick time, exactly what most want when looking for a holiday.

Owners were just next door, which was great for when we needed anything (like to borrow their BBQ) but they were not intruding at all. Tennis court, badminton/volley ball court with lights so we played at night, trampolines, animals, small park, indoor pool with built in jacuzzi and jets, sauna, games room. Couldn't ask for much more, especially for the price.

In terms of the area, there is plenty to do for both adults and kids, close to many beaches too, great days out included Exmoor Zoo and Big Sheep and Fremington Quay is a walk away which serves awesomely big scones!

A great holiday made complete by a great cottage, facilities and owners. Highly recommended!

"It was so good we've booked for next year!!!"

We had a great stay at Rose Barn cottage, 12 of us went for new year and was everything we could have wanted. The pool, sauna and bikes were great. The cottage has everything that you could ever need and more. I would highly recommend this property and location so much so, that we have booked for next year.
