Set in beautiful Teesdale, minutes from the historic town of Barnard Castle on the river Tees.

We cater for large self catering groups, some pre arranged catering options might be available.

The cottage is an 17th century conversion attached to the family home of the Walls of Raygill farm, with separate large guest garden set in 100's of acres of beautiful scenery surrounded by open countryside & woodland in the heart of Teesdale. The family has farmed at Raygill for 5 generations and still is a working farm.

The cottage is ideal for large groups on holiday or to take part in many local activities utilising the unique position of Raygill to Cycle & walking routes, bridleways, canoeing (High Force)/river Tees, sailing, fishing, shooting and much more

Barnard Castle Near Richmond is a Norman Castle set on the banks of the River Tees, the town has built around the castle over the years and still keeps its original authentic look. Thanks for your review and we are very happy your group had a brilliant time. In response to the car parking issue raised I did meet the first party to arrive and showed them where to park the cars, I think the message might not have been passed on. We decided to let all cars park in the courtyard as it was torrential rain that evening and did not want your group to get wet, normally we would have some cars in the overspill parking. We are just completing a very large guest car park which will alleviate any future problems.

"Everything we needed in a beautiful area."

The cottage was more a large country house, basic clean & comfortable. The owners had been updating and improving rooms, toilets etc, which was mentioned in previous reviews, but now working fine & look very good. The kitchen was large with everything we needed to self cater for our large family & friends. The large garden was great for the kids to run around & for the adults to sit out having a BBQ with a glass of wine, the views from the garden were lovely. It is a working farm, but we loved that, seeing the animals in the fields. I would definitely come back & reccomend as a clean, comfortable, basic holiday which is affordable.

We are glad you enjoyed your stay overall and despite a few negative comments found Raygill extremely good value for money. The previous cover Photo was an overall shot of both Raygill farm House and holiday accommodation. The outdoor space is a Patio area directly outside with stables & large courtyard with Adjoining guest 200m2+ garden/BBQ area overlooking beautiful open countryside. I am not sure what you mean by the kitchen requires a new oven? The oven is a large double oven & grill purchased last year. The Toaster was replaced this year I think after your group visited. The Kitchen in general, is large clean and fit for purpose, well stocked with almost everything you would expect to find at home to cater for 20 persons. The toilets are dated, which is why we have purchased new suites thoughout, to be installed September/October.

We are a budget large group accommodation which offers a clean comfortable & affordable accommodation in stunning countryside with only a short walk to Barnard Castle, I would hope that your review rating was adjusted to reflect the price you paid.

"A lovely weekend at Raygill Farm"

It was a lovely weekend at Raygill Farm, There were 11 of us and it was a spacious place, the kitchen facilities were good. Rooms were clean and tidy. We were very excited when we got there. The owner was really nice and welcoming. We had good communications throughout the whole booking and staying time.

The only tiny problems I noticed were the toilet upstairs didn't work that well. But it was workable if we flushed for a few more times. The sound proofing systems was OK as long as we would not big noise at night .

In general, we had a great time there and the view nearby was amazing. We had walk and took lots of lovely photos.

"Brilliant house for large parties."

The house had everything that we needed, the beds were comfy and there were enough plates, glasses and cutlery for all 17 of us! We had an online shop delivered and cooked while we were there, and the kitchen had all the pots and pans we needed. Peter was very flexible with our arrival and departure time and gave us lots of information about the house that we needed. We didn't have any problems during our stay but I imagine he would be happy to help with any requests. The location was just what we had needed, somewhere in the country that would cope with the laughs and antics of a hen do! We had booked taxis to take us to a nearby village for dinner one night - I would recommend The Crown at Mickleton as it had brilliant food at a really reasonable cost.
Some of the decor was a little dated but Peter did say that they were in the process of making lots of upgrades with new flooring and bathrooms, which would make it even better.
We felt the cost was fantastic for what we got and I would recommend it for anyone who was looking for somewhere for a large party.

"Dissapointing stay - Miss sold holiday"

Please ignore the comments posted by this guest, the party involved tried to extort monies from their arrival by saying "they would post a bad review on TripAdvisor if I did not reduce the cost of the rental from £15 pppn to £5 pppn" - as you can imagine that is a ridiculous amount. The reasons given were mostly made up or exaggerated:

1. Raygill is a working farm & we do not hide the fact, but promote it with several references in text associated with all adverts.

2. All photos are correct and show exactly what is available. To the rear of the property is the farm yard, which is not for guests and is marked as a fire exit. To the front of the guest accommodation is a patio with table & chairs leading on to a courtyard with a large 200m2 fenced lawn overlooking open countryside and woodland. The garden gate and partial garden views 20m from house is with picnic benches and charcoal BBQ. The BBQ had been rained on so I turned upside down to dry, and as the lawn was wet from rain, I explained I would return in the morning to cut grass again and put BBQ in the correct position (which I did).

3. The showers as described and photographed show 2 ladies showers and 2 gents showers with an additional shower in the triple en-suite room. The guests pointed out 2 shower curtains were ripped, so I drove 4 miles to town & bought all new and replaced them.

4. I was made aware that the shower head from the previous group in the En-suite was broken, I fixed it immediately & have ordered a new suite to replace.

5. I am replacing all bathroom suites with new from Victoria Plumb. 1 downstairs toilet was not available, 3 toilets were available.

6. The farm yards are not for guests and to rear of property have potholes and a muck heap for horses (mostly loose straw) over 40 metres away from property, not in front as stated.

7. The farm smell was extremely over exaggerated which they never mentioned once, like many things.

8. The cottage is thoroughly cleaned between each group including the kitchen and was in no way grimy

9. The safety bond was returned in full and there were no issues with damage etc. I explained that after checks, money would be transferred within a couple of days, visible in her account no later than Friday. I received calls and texts each day, to which I replied and kept her informed politely. The guest identifies that this is what happened, but phrases it as a negative issue.

10. A downstairs toilet was blocked due to a member of party repeat filling it with toilet paper and not flushing, therefore causing the blockage.

I spent hours with this group trying to resolve any issues they had, it was quite obvious no matter what I did, their ultimate goal was not to pay or get to an unrealistic reduction. They told me at one point they wanted money off because they could not play a game of pool with only 1 cue.

Witnesses who live and work at the farm saw the guests laughing and having fun throughout their stay, with BBQs and games on the lawn, and in no way looking miserable which contradicts the statement in this guest's review.
