The villa is newly built, pristine and spacious, and sits on the edge of a residential area outside of Barga.
Despite the 'town' location, the property has the benefit of fantastic views across fields, with the mountains in the background.

The newly built nature of the property means there is a light and airy feel to the accommodation which consists of 3 good sized bedrooms, 2 shower rooms, entrance hall, living room and kitchen/diner, leading into the garden and large eating terrace.
All accommodation is situated on the ground floor….
A fantastic choice for those wishing to be within walking distance of facilities, but also requiring some personal family space….
From spacious hallway, the 'living zone' is to the right, with large double doors leading to living room which also has French Windows leading to sunny terrace.
Through from living room into large kitchen/diner with table, oven, hob, washing machine, dishwasher, fridge/freezer and microwave.
There is also SAT TV, DVD, a CD player and internet access.
The kitchen area has double french style doors leading to large eating terrace overlooking garden and pool area.
The 'night zone' is to the left of the entrance hallway and has 3 good sized bedrooms, two of which are double and one of which is twin. A further single bed can be added to one of the double rooms if required.
There are 2 good size shower rooms.
Each window and door has the benefit of shutters and insect screens.
Outside : Gated enclosed garden with private pool 9M x 4.6M with views over countryside and mountains. Two terraces. BBQ. Secure parking at side of house.

The Tuscany region
The Tuscan Region of Italy is well known for its warm balmy summers, beautiful countryside, rolling hills, mouth - watering food, and of course its towns and villages, rich with mediaeval architecture…
The Garfagnana region of Tuscany, often known as its 'Green Lung' is situated away from the milling crowds that can often be found at the most famous Tuscan locations and is totally unspoilt, remaining untouched by tourism.
The scenery is spectacular, green and mountainous with views of both the Apuane and Appenine mountains at every turn…And, due to the altitude whilst the weather can be very hot, it is always pleasantly cool for sleeping…
The food is usually home made, using home grown produce, and is typically simple and extremely tasty. Prices here remain very reasonable due to the fact that food is prepared with the locals, and not tourists in mind…The local wine is cheap and surprisingly drinkable!
The pace of life is slow and peaceful – spend your days enjoying secluded picnics, swimming in rivers, or watching locals play bocce or 'cheese throwing'. Visit hundreds of ancient hill top villages, or relax at home basking in stunning scenery.
For 'townie' days, visit the mediaeval towns of Barga, Lucca, Castelnuovo, with Pisa and Florence within easy reach too…
This is Olde Worlde Italy
Casa Patrizia is situated less than a 15 minute walk (less than a 5 minute drive) from the historic centre of the mediaeval town of Barga. The hilly, cobble stoned centre has wonderful views, bars, restaurants, Cathedral, plenty of interesting architecture, art galleries, theatre, Saturday morning market, and lots of little Squares for al fresco dining or for just watching the world go by. In the Summer, there are lots of fiestas in town, some of which feature live music - anything from classics, to pop/rock, to jazz.
Closer to home there is a restaurant/pizzeria, shop/bar within a 2 minute walk of the property. Further afield, there is the market town of Castelnuovo (famous for its Thursday morning market) within a 15 minute drive….Pisa is an hour or so away, the beautiful fully walled city of Lucca is a 45 minute drive, the Coast just over an hour, and Florence 1hr 15 mins too. A perfect base for an all year round stay!

"A superb Holiday Villa owned by a friendly,helpful man with a lovely family"
We have stayed twice before,and have booked again for next year.Marco,the owner,and Patrizia,his wife,are the nicest couple,always willing to help in any matter.The sheets are all changed once a week,and the pool is cleaned every day.
The Villa is really well appointed,very clean and the garden is well kept..The pool is totally secluded. My wife ,myself ,and our family love holidaying at Casa Patrizia.
There is a small friendly shop over the road from the Villa stocking all one's main requirements,and there is an excellent butchers a very short distance from the Villa.
I strongly recommend Casa Patrizia for a great holiday.

"Bliss in Barga"
We enjoyed a wonderful week staying at Casa patrizia, it's situated right on the edge of town an easy walk in the evenings to both the old and new town. Plenty going on and good activities in the area, we loved canyoning. The villa is very private, lovely pool and spectacular views. The interior is very spacious and clean if a little old fashioned. The owners couldn't have been more friendly and helpful. Would certainly consider going back for another visit.
