Bedrooms:
There are four bedrooms in Maan Tawan, all of which are beautifully designed. Currently, two of the bedrooms have two single beds apiece, while the remaining two have double beds. However, the single bed room can be converted into doubles on your request beforehand. All the bedrooms have air-conditioning and ensuite bathrooms, alongside direct access to the balcony/terrace.
Bathroom:
There are five bathrooms in total, although four of those are ensuite, with the fifth bathroom for guests and only containing a toilet and wash basin. All the four ensuites have showers, toilets and wash basins. Three of those bathrooms also have sunken bathtubs.
Kitchen:
This European styled kitchen is everything you could possibly want for your self-catering options. With spacious black granite work surfaces and wooden kitchen units as far as the eye can see, you have lots of storage and food preparation space. The choice of modern appliances include an oven, stovetops, microwave, tea and coffee making facilities, a refrigerator and lots of classy dishware and cutlery.
Living Room:
The Modern Asian theme of Maan Tawan Villa is no more evident than within the lounge. The light tone of the walls and ceramic floors are complimented by beautiful Asiatic paintings and sculptures scattered all round. With classic wooden features such as the coffee table and matching floor and TV units, you can taste the overall concept of the lounge. The comfortable settee is the ideal place to enjoy some tropical garden views or take advantage of entertainment facilities that include a flat-screen TV, DVD player and international TV channels.
Dining Room:
There are numerous dining options within Maan Tawan Villa. There is the main dining room that is home to glass dining table with settings for eight people. Other dining options include the outdoor terraces on the ground floor and the first floor.

Breakages: We respect that you will take care of our house during your stay, but will expect you to pay for any damage before you leave.

Booking deposit:
A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises.
Payment:
Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied.Security depositWe do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure.
Personal Safety:
The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately.
Pets: No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean.SmokingPlease consider our non smoking guests and smoke outside the property, ash trays are provided.
Daily maid service:
Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required.
Water & Electricity:
All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out!
Liability:
The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this.
Force Majeure:
The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control.Swimming poolMany properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times.
Problems or complaintsAll our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum.
Check in / out times:
Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.

The Phuket region
Phuket, which is approximately the size of Singapore, is Thailand’s largest island. The island is connected to mainland Thailand by a bridge. It is situated off the west coast of Thailand in the Andaman Sea. Phuket formerly derived its wealth from tin and rubber, and enjoyed a rich and colourful history. The island was on one of the major trading routes between India and China, and was frequently mentioned in foreign ship logs of Portuguese, French, Dutch and English traders. The region now derives much of its income from tourism.
The Bang Tao / Layan Beach area
Situated just 2km from Bang Tao Beach and Surin Beach, which are two of the most popular on Phuket’s beautiful sunset west coast, the location of this villa is peaceful but within a 10-minute drive of beaches, bars and restaurants. Within a 5-minute drive, you can visit a quaint commercial park equipped with its own Tesco Lotus Express mini-mart and a MacDonald’s fast food joint. Just around the corner from the park, you will find yourself within the exclusive Laguna Estate, which is home to the Laguna Phuket Golf Course and the world famous Banyan Tree Spa.
Surin is home to some of the island’s classiest restaurant such as the Catch Beach Club, Oriental Spoon and Silk Restaurant. Bars such as Stereolab at Surin have a glittering reputation as the place to be for the island’s trendy folks. Indeed, Surin has received the moniker of ‘Millionaire’s Row’ in ode to all the up-market properties and chic atmosphere of this part of Phuket.
Within a 20-minute drive of the villa, you can also visit other popular Phuket beachside areas such as Kamala, where you will some more great beaches and Phuket’s most popular tourist attraction, Phuket Fantasea. Patong is also within a similar distance away, which is without doubt Phuket’s most popular tourist region with hundreds of restaurants and a pulsating nightlife scene unrivaled outside of Pattaya.
