We think that Orchard Barn has a really nice feel about it; not just a 'barn conversion' but a family home. Converted with the idea of families and friends enjoying time together in a Cotswolds holiday cottage.You enter into the large, entrance hall; to the left is a spacious sitting room with leather sofas and chairs (seating 8 comfortably) with scatter cushions and throws, to the right is a fabulous kitchen with all mod cons. Both rooms lead to the dining room that has a large table and chunky chairs that go well with the style of this farmhouse to seat 8. There is a smaller table too so with a bit of jiggling you can seat 10 for dinner. A glazed door from the dining room to the enclosed terrace makes this ideal for summer dining. There are two garden benches and a BBQ. These rooms can be entirely private or you can create a real sense of space and open them up and walk right through. Also downstairs is a large twin/triple bedroom with 3 single beds and an en-suite shower. The utility room with laundry facilities is next to the kitchen.

Upstairs your have three further bedrooms off the large landing, one en-suite shower room plus a family bathroom. All of the bedrooms have TV's.

At the end of a no-through lane with a handful of cottages, ponies and cows as your neighbours - the barn looks to a paddock one side and to open countryside at the bottom of the lane.

Cote is a small hamlet a few miles south of Witney. In a rural location with level walks to the river Thames and the Great Brook, a tributary of the Thames. Local pubs and restaurants in nearby Standlake and Bampton, 2 - 3 miles.

For Downton Abbey fans, nearby Bampton is the fictional village of Downton! See for all the detail including other local sites from the series.

Oxford and the Thames-side town of Abingdon are both 12 - 14 miles; Burford, Gateway to the Cotswolds is about a 15 minute drive; the M4 and M40 are around 30 minutes for London, Birmingham and the north or the west country.

A great central location for touring or to simply relax and unwind with friends!

Ground Floor: Large entrance hall. Sitting room with two 3-seater leather sofas and two armchairs, TV, coffee table, wall lamps. Dining room with patio doors, well equipped kitchen, utility room. Twin bedroom with bedside table and lamp, built-in wardrobe, and with en-suite shower room.

First Floor: Galleried landing. Master bedroom with king-size bed, bedside tables and lamps, built-in wardrobe and en-suite bathroom with a bath and shower over. Double bedroom with bedside table and lamp, built-in wardrobe and dressing table. Twin bedroom with bedside table and lamp. Family bathroom with a bath and shower over. The rental prices are for the beds in the 4 bedrooms plus the extras if you are a party of 9 or 10. If you are a party of 8 or less and wish to use the two single beds as extras, there is a charge of £35 for each extra bed.

Please note - the owners of this house will require a returnable cash damage deposit of £200.00.

This small rural hamlet is ideally located for some of the simply lovely walks in the county of Oxfordshire. The immediate surroundings are level farmland so a little easier on the legs! You can walk to the River Thames and The Great Brook, a tributary of the Thames. Witney slightly to the north, Oxford to the east and Burford to the west, Cote is a quiet spot in the middle of it all!

"Superb in every way"

We had a late Christmas get-together and it was perfect the rooms were spacious and plenty of facilities, 3 bathrooms and a fantastic kitchen with everything you need right down to baby cutlery. There was soap in every bathroom and the kitchen, toilet rolls and even flannels. The owners have thought of everything. The grandchildren enjoyed their romp in the puddles too so even the winter weather was put to good use. The location is perfect for a total chilled getaway and Witney is a fabtastic little town only 10 -15 mins drive, with free parking and a good selection of shops and supermarkets. I cannot recommend this holiday home more highly. We thought coming back in the summer to full use of the decking and BBQ would be a brilliant idea. Thank you very much and also to Christine who made us feel very welcome.
