This is a much loved house which is well cared for and is easy to live in. It is an old Irish cottage which has been extended for modern living without losing it's character. It has been much enjoyed by all generations and is ideally placed to explore West Cork, to sail and to get to beaches, there are lovely walks and places to cycle or run.

The Kitchen is fully equipped with enough dishes for the enthusiastic cook. and holiday entertaining. It also has a dishwasher, washing machine and coffee machine. There's a separate dining room, a snug with TV and log burner for cosy nights in , a downstairs shower, toilet and sauna. There is also a sun room at the back of the house which is furnished with comfortable seating and has views over the fields. There is one double bedroom downstairs with easy access to the shower , toilet and sauna.

Upstairs there is one en-suite double room, one double room and one twin room. There is also a newly fitted family bathroom. The house has oil fired central heating

Outside we have the studio { Piggery} which is a double en suite bedroom with it's own drink making facilities. It's a few steps from the back door and and is nautically furnished.

Outside there is a large field ideal for ball games, children's games and seating is also provided outside

There is ample parking including room for boat trailers etc.

The house has been decorated in fresh whites and blues with a nautical flavour. It has slate and wooden floors throughout with rugs in bedrooms and living areas.

The back of the house {including the sun room} looks over fields in all directions and is south facing.

There are a selection of board games, a few children's toys and lots of books to read.

Linen, house towels, hairdryers and picnic rugs are all provided. We also provide beach towels if you wish.

There is a newly added i pod docking station .

Outside there is seating and a patio area. and a few herbs to add to cooking. There is a large field , a driveway and a lawn totalling .75 acre so plenty of space for family games, parking e.t.c.

There are trees which lend themselves to den making, children's games, family team games plus net/ rope climbing and tyre swings. There are no direct neighbours and the lanes nearby are ideal for walks and cycling.

No light pollution so fantastic night skies.

Normal access is 3 pm in the afternoon you arrive and when you leave 10 am to vacate.

The County Cork region

West cork is an area of outstanding beauty with beaches, quiet lanes and lots of activities like sailing, cycling, fishing, canoeing, sea swimming, walking, ferries out to a few of the Carbery isles which with sunshine and good company make for a great day out.

Great hospitality in this county and nothing seems too much trouble. The food is delicious and with locally produced food covering most of your needs it is a very self sufficient area.

The scenery is spectacular and there is easy access to the Sheeps Head and Mizen peninsulas. The county has many market towns with individual shops.

The sense of community is huge in Cork and we have been going back every year for 20 years , it just gets to you like that ....it's addictive.

The climate, ah well it is Ireland. We have had fantastic weather at all times of the year and come back to the UK brown as berries or as pink as we went. Take the weather as it comes, skin is water proof, the people and scenery fantastic.

Ballydehob is the nearest village and we love it there. The best pubs all different and walks/drives around the coast from there are beautiful.

Schull is a few miles away with an array of shops to satisfy those looking for individuality.

Beaches offer differing things , some pebbly, some long and sandy and some small with shallow waters.

Foodies will be in heaven....just not enough time to eat it all.

Ballydehob

Skibbereen is a small busy market town in West Cork with good amienities. It has a great range of small individual shops, a proper market town which is bustling and has a great market on Saturdays.

Kilcoe Is a charming small area situated between Ballydehob and Skibereen on the Mizzen Peninsular. It is very small townland with a beautiful walk from the house down to the ruined church on the sea shore, There is also a river mouth to walk to and swimming in the river to roaring water bay is popular amongst the locals. We are conveniently located for visiting Schull, Bantry and Baltimore. The lanes around the house smell delicious ......honeysuckle and wild flowers, flame coloured fuchsia hedgrows.

Loch Hine a tidal lake nearby which has a fabulous walk to the top with breathtaking views and space to picnic at the top. A just reward for the climb.

There are a range of musical festivals in Ballydehob; a traditional music weekend the first weekend April 2014 , jazz the first weekend in May 2014, the fastnet maritime folk festival in mid June 2014, a village festival in mid August and the threshing weekend with vintage car and tractor rally the last weekend in October 2014. The Saturday market in Skibereen and Sunday market in Schull are testament to the fabulous food in West Cork.

The beaches en route to Barley Cove [ the biggest beach } and Mizen Head are worth a trip and are popular for both water sports and family days out.

This is an area which is uncommercialised and peaceful. It's a mixture of sea and rural pursuits and there is something for all age groups.

"Clean, comfortable and homely"

We stayed at Briar Rose cottage while visiting family who live in Ballydehob. The location was perfect and after hiring a few cars there was no worry of parking. There were 8 of us staying at the cottage but, the couple of times when our family came for dinner there was 16, but we fitted in comfortably and couldn't have felt more at home. The garden was a fantastic space for playing games and flying kites! Not a far drive from Schull, Skibereen, Ballydehob and Bantry, there was plenty to keep us occupied whether we went out or stayed at the cottage. The cottage itself was well look after, clean and tidy, Katrina and Geoff were a pleasure to deal with and we can't thank them enough for enabling us to book at such short notice and our awkward timing. We will be back again I am sure.

"Perfect"

We stayed here in March of 2013 and all we can say is "Wow!". The owners are a pleasure to deal with, the house is immaculate, the surroundings were ideal and everything was just perfect. We have stayed in several Cottages throughout Ireland and this was our favorite by a long shot. The house is extremely large and the surrounding property is marvelous. I can not recommend this Cottage highly enough. We were looking for somewhere to relax and the remote location was flawless. We had not planned another trip this year but we are so impressed that our plans will change ! Thank you for everything.

"Fantastically welcoming and well equipped house."

This house was a home away from home, it was very well equipped with almost everything you could need and extras to keep you entertained in case of bad irish weather. A spacious and spotless house with lovely furnishings and great tips for your stay. Easily accessible heating, kitchen equipment and helpful instructions for fires, ovens and taxi's.

Located very close to Skibbereen and Ballydehob, nice villages with an array of amenities.

We went as a group of friends and found the house to be really great, had space enough for everyone and something to entertain everyone. Loads of space out in the backgarden and nice sized bedrooms to fit everyone comfortably.

"As warm a welcome as you could wish for"

This is a lovely house, warm in every sense. It is so rare to walk in the door and receive such encouragement to enjoy ourselves via notes and instructions, rather than be faced with a list of dos and don'ts. And enjoy ourselves we certainly did. The house was spotless and beautifully equipped, even to the extent of two delicious welcoming cakes and crab lines for the children.

It was our seventh visit to Ireland in the past 15 years or so, and we loved every minute, as did the rest of the family, who were new to the pleasures.
