No less than 15 different outdoor activities are available within a 30 minute drive. The high street shops are a 5 minute walk in to town from the house.
Ty Sinamon is a great house for relaxing, enjoying and sharing. An unusual opportunity to self-cater in a larger group of up to 18 guests for family celebrations, corporate team building or like-minded holiday seekers. The house lends itself beautifully for a themed holiday, such as fishing, outdoor activities, water sports, walking and mountain biking.

*On entry to the house, there is a boot room for wet outer kit and a ground floor shower room and wet room for your arrival home after paint balling, rafting or canyoning, which are just a few of the massive range of activities on offer in the Bala area. The wet room houses a washing machine and drying facilities.
*Spacious modern kitchen with a dishwasher, microwave oven and 6 burner range cooker. Plenty of cutlery and crockery.
*7 bedrooms with immaculate, crisp, fresh linen & soft towels. 2 of the bedrooms are en suite. 5 of these have zip-linked beds offering the choice of super king or single beds if required.
*4 bathrooms and a ground floor shower room & wc.. Soft, fluffy towels for all guests included.

1st Floor:
Shared tiled bathroom with Bath/shower, wc and basin.
*Bedroom 1 is twin or superking with large en suite bathroom. An additional foldaway bed is available for 2-3 guests. A true master bedroom with beautiful mountain views.

The mature gardens have been carefully designed to charm and delight. Arranged on 3 levels, the rear garden offers a lower area for outdoor barbecue and dining. There are garden tables, chairs and parasols. The garage on this level has been converted to a games room offering Giant Jenga, Giant Connect 4 and Giant Kerplunk. There is also a section which serves as a secure cycle store. With such wonderful roads and Coed Y Brenin, Gwydir and Penmachno on the doorstep, bikes are a must!
Level 2 of the garden has a small fish pond, a timber gazebo and walled flower beds. Level 3 has a timber decked area with a wooden bench for peaceful reading or dining. In all, a very tranquil space for peace and relaxation.

The North Wales / Snowdonia/Gwynedd region


This beautiful mountainous region is steeped in history and culture. Lakes, castles and mountains are to be found almost at every turn and the scenery can sometimes alter almost by the hour with the changing light. It is almost impossible to describe the true beauty of Wales, whatever the time of year.
No visit to the area is complete without a visit to Yr Wyddfa, Mount Snowdon. In early summer 2009, the new visitors centre at the summit, Hafod Eryri opened. It is possible to walk or take the train to the summit of Snowdon from where the scenery is absolutely breathtaking.
The Bala area
Bala is located at the southernmost tip of the Snowdonia National Park, perfectly central to the mountains, coasts, lakes and rivers of both Mid and North Wales. Jointly bordering with Denbighshire and Powys, access to all of these stunning areas is easy on well-maintained roads. From Bala within an hour or less are Llanberis, the village at the foot of Snowdon, passing through Llangwm, Penmachno, Betws Y Coed and Capel Curig.
Oswestry on the border with England, passing though Corwen, Llangollen and the Horseshoe Pass.
Mid Wales, to Lake Vyrnwy and Machynlleth, all of which are places offering spectacular outdoor facilities, scenery and diverse landscapes. Bala itself is the birthplace of Sheepdog Trialling, historically famous for its whiskey distillery at Frongoch, now famous as the home of the National White Water Centre.
The Aran, Arenig and Cader idris are nearby for climbing and walking. lakes abound here, Bala Lake, Llyn Tegid is the largest natural Lake in Wales, Llyn Celyn hurls the white water down the River Tryweryn, and just over the Berwyn mountain is Lake Vyrnwy. Here we have a fly fishing coach & ghillie who has won every competition he has entered! The Rivers Dee and Tryweryn offer outstanding watersports.
The nearest coastal town to Bala is Barmouth with its Blue Flag beach just 40 minutes by car.
Activity provision for all levels of interest and expertise is exceptional in and around Bala.

Payment can be made by card over the phone and a damage bond of £300 is required which will be fully refunded after changeover if no damage or additional costs have been incurred.
A non-refundable deposit of 1/3 is required to reserve Ty Sinamon with the final balance due 8 weeks before the arrival date.
