TOTALLY PRIVATE AND DETATCHED TRADITIONAL ITALIAN VILLA. Great for family fun, sharing with friends or as a romantic getaway. Good sized pool (7m x 4.5m), sun terrace and shaded dining area with BBQ. All rooms have stunning views. Villa is 100 yrs old, built of stone over 3 floors, with chestnut beams & old cotto floors. Bedrooms & bathrooms on top & lower ground floors, living areas on ground floor making it ideal for sharing.
Laze by the pool with a good book or discover Tuscany, it's up to you! Take a stroll around the tranquil countryside, or how about an evening meal al fresco with a bottle or two of the local wine. Have fun with the kids exploring the mountains, woods and hillside villages. There is an internet point 15 mins drive away.

Ground Floor
An old chestnut arched front door opens from a large porch area on to a large stone floored hall, shelves of books to suit all tastes, even cookery books. Feel free to leave some of yours for others to enjoy. Lots of local information, leaflets & guide books. Mirrors, pictures, original chandelier lighting.
Kitchen and open-plan sitting room off hallway; Kitchen area: fireplace and wood burning stove, electric oven with gas hob, fitted cupboards, large table & chairs, fridge freezer & microwave. terracotta tiles floor, ( House Book for guests on table.) Sitting room area; terracotta tiled floor, wood burning stove, two 3-seater sofas, armchair, TV (satellite freeview channels, inc. some in English) , DVD/CD player, radio/cassette player, & large coffee table, board games.

First Floor

Large family sized bathroom; toilet, large modern walk-in shower, (no bath) washbasin, shaving socket & shaving mirror, armchair, racks & storage. Full length mirror on landing, shelves with hot water bottles & hairdryer.
Lower ground floor (cantina)
Wrought iron staircase leads down from hall to the cantina and wine store. Large open tiled hall area, door to shower-room; shower, toilet, basin, shaving mirror, shelf, stool. See pictures on website.
In cantina: washing machines, iron & ironing board, clothes airers & line, high chair, 2 cots, potty, children’s chairs x 2, child’s stool, toy box. Patio doors lead out to back of house to sun terrace, garden and pool area.
From cantina there is a door to one double room; large king size double bed, double wardrobe, 8-drawer chest, bedside cabinets & lights, 2 chairs. Dressing table with mirrors.
There are two separate outside seating/dining areas, one with large barbeque, plus a porch. The total living area is large, approximately 208 sq metres. The high ceilings, shutters and thick stone walls help keep you cool in summer. There are 2 wood burning stoves & the house is centrally heated. Linen & towels are provided, but please bring your own beach towels for use by the pool and beach.

Loggia
From cantina there is a door out to a loggia at the side of the house with dining table & chairs, and access to sun terrace & pool. Large stone built barbeque. Outside light over table. Loggia is partly shaded by a bamboo roof and walnut trees. View of pool, terrace and countryside beyond.
Pool, Sun Terrace & garden
Table & wind-up tilting brolly with chairs & covers by pool. Pool loungers with adjustable sun shades for head. Pool solar heated, 7m x 4m x 1.4m deep. There are lights around the pool and blue lights inside it light up the water at night. The water is saline treated & buoyant to swim in. Outdoor solar heated shower. Clothes drying area. A medium sized terraced garden has a large herb bed for guests to use, grapevines, walnut trees & young olive trees. The garden is fenced.
The pool water is now heated by solar power & pool is open from early May until end of September. The panels provide heat for the domestic water first and any surplus goes towards raising the temperature of the pool. We do not describe the pool as 'heated' as we cannot guarantee the temperature. We want to be realistic about this as we would not want guests to be disappointed. The water temperature will depend on the weather, & how much hot water guests are using in the house. In May 2009 we had temperatures of 78 degrees which is the level we used to get only in August, prior to installing the panels. The air temperature during the day was about 70 - 75 degrees. There were 4 adults using the house. We now leave the pool open during October but as we cannot guarantee this it is not reflected in the price and is at our discretion. Please discuss at the time of booking if this concerns you.

We offer a £50 discount for bookings of two weeks. We can also offer reductions if only two people want to use the house and therefore only need one bedroom and one bathroom. Please enquire.

Visitors to Tuscany come for many reasons. Some for fine art, others to explore the wonderful countryside. Tuscany is a food lover's dream where you can enjoy the simple yet wonderful cuisine and wine. Hike on the mountain paths, cycle the rolling hills.
There is a lot to see and do in Tuscany. Fine places to visit while staying at this house would be Florence, Lucca and of course, Pisa. The more you come to know the region, the more extraordinary Tuscany appears.
The Bagni di Lucca area
Lucca, a graceful medieval walled town, one hour away is a delight to visit with wonderful shops (but non on Mondays). Cycling is very popular in Lucca & much easier than driving around. Have a cycle around the walls, lovely views and flat to cycle on. Florence itself is only 1.5 hours’ drive away. The Garfagnana national park is fabulous walking country. We have often seen eagles on our walks near the house, and even from our own terrace, but less so in high summer. There are lots of walking maps available for guests to use, as well as guides to the local area showing numbered walks. Go to the Walking page on our own website or section in House Book for further information & maps. Orrido di Botri, a gorge and nature reserve offers a full day out and is highly recommended.
Guides to Pisa, the Uffizi Gallery, Lucca, Bagni di Lucca and many local places of interest are on the hall bookshelves.
The nearest beach is at Viareggio; about 90 minutes away. Paragliding is a popular local sport. Quad biking. Water rafting.
Just 15 minutes away lies pretty Bagni di Lucca, a thriving spa town in the 19th century, when Byron, Shelley and Browning were frequent visitors. Spa treatments are still available. Lucca, a graceful medieval walled town, one hour away is a delight to visit. Florence itself is only 1.5 hours’ drive away. The nearest beach is at Viareggio; about 90 minutes away, and there is skiing at Abetone, 40 minutes away.

Pisa airport is about 80 minutes’ drive away. Currently there are flights from 15 different airports within the UK & Ireland to Pisa offered by Ryanair, Easyjet, Jet2, Thompson & BA. You could fly to Florence which might widen your choice, but the easiest drive to the house is from Pisa. No frills airlines also fly to Pisa from Paris, Berlin, Brussels, Eindhoven, Frankfurt, Hamburg, Girona & Sardinia.
There is a railway station at Fornali near Bagni di Lucca with easy parking, about 20 mins away. You can get to Pisa & Lucca and from there Florence and beyond, but you will definitely need a car at the house.

A solidly built traditional three storey house beautifully modernised and furnished, with amazing views over the steep wooded valley where only the sound of goats' bells disturbs the peace. The crowning glory, with panoramic views, is a delectable pool which you can literally fall out of bed into. A delightful patio for eating outside boasts a pizza oven, or you can take a ten-minute walk to the rustic bar for the delicious home-cooked menu of the day. An ideal place to relax completely with friends and family, with short trips out to Florence or Siena. Response: We are so glad you enjoyed the villa. The location is superb, up a mountain which you access via a winding road. The villa is a very short distance from Lucca and a great base to discover Pisa and Florence. The village of Bagni di Lucca is friendly and welcoming and Livizzano is a beautiful retreat. The villa had everything we needed. The decoration is just what you would expect of a Tuscan villa and the detail was superb. All mod cons were there and the whole family felt very comfortable. The outside patio area and swimming pool was excellent and used daily. The barbeque area next to it was well shaded from the sun and surrounded by herbs and flowers making it a very pleasant eating area where we could keep an eye on the kids in the pool. The information provided on all the possible exursions as well as detailed descriptions from other guests of their experiences made us feel confident to try new things. Overall the vacation was excellent. This is a fantastic villa with everything we needed in a great setting. Response: Many thanks for this great review. Lots of guests intend to visit places but end up just lazing by the pool, you sound as if you really had a good look around! We love Bagni di Lucca too and quite often spend ages just having coffee in the main street and enjoying the atmosphere. We always look forward to getting back up to the pool though. Having been before I was full of anticipation for a really great relaxing holiday. This the perfect place to lounge around the pool in the morning and then explore one of the hill top villages in the afternoon, rounding the day off under the loggia with friends or eating out in the village. The house is very comfortable with plenty of room, great open plan kitchen and lounge. We enjoyed Bangi and its market. Cycling round the walls at Lucca was also fun! Look out for uneven cobbled paths in the village. Response: We hope to see you again too! We agree about the cobbles, flat shoes are a must in San Cassiano as it is quite steep in places. I think some of them are the original mule paths. Still, no trafic means it's very safe for children. We do have guests aged over 70 who manage with the paths, they take them slowly, but as there's no rush in Italy for anything anyway that's OK. It's downhill from the restaurant, that's the main thing! At least with the hills you get great views. |
