This Beach House has the most fantastic location for a Beach side holiday in a lovely part of Norfolk. Loads to do in the area, plenty of walking. The Beach House has just been renovated to a very high standard, and as well as full central heating (for the colder months), it has a very efficient log burner.

All rooms look out onto the wide expanse of sea. It sleeps 6 comfortably. One en-suite Double bedroom, One huge 18 foot bedroom with twin beds and a conservatory suite looking out over the sea. The third bedroom doubles as the Sun room and has two single beds, this room can be shut off with bifolding doors.

A lovely spacious living area with a huge 4 seater and a 2 seater Sofa, a Victorian scrubbed pine dining table - seating 6 comfortably. A family shower room. A garden with patio areas, beyond that a large green owned by the Estate - so a good safe play area, and of course a few steps down to the sea! The television receives Freesat.

Seaview Beach House is larger than it's sister property 'Bacton Beach House', and sleeps 6. There is parking for up to 3 cars.

You walk into an open plan living/dining/kitchen area where there is a large Victorian farmhouse pine dining table, seating 6 comfortably, there is a fully equipped kitchen to the right with all amenities plus Dishwasher -Washing machine is located in the family shower room. Seaviews of course! There is a very large and comfortable 4 seater sofa, and a 2 seater Sofa, a brand new 32 inch Flat Screen Freesat Television and DVD/CD player, A new and very efficient Log burner in the original charming brick fireplace - There is also full central heating in the Beach House - all electricity costs are included in the price.

To the right of the sitting room area there is an en-suite Double bedroom and bathroom - the bathroom has a bath, sink and toilet. the bedroom has a 4'6 Double Bed, Scrubbed pine chest of drawers and two side tables with lamps. Both of the main bedrooms are carpeted.

In front of the main living area is the 'Sun room' it has windows all around with wooden blinds -extraordinary sea panoramas of course! - two single beds, which also double as seating areas in the day. This room can be closed off from the main living areas by two wooden bi-fold doors. There are occasional tables, and a large scrubbed pine coffee table, plus low lamps.

Turning left from the main living area and through a small hallway with windows and sea views, turn left into the main bathroom which has a Power shower, toilet and wash basin, and this is also where the Washing machine is housed. Straight ahead from the hallway is the huge -18 foot long twin bedded room - the beds are 2'6 singles and can also be pushed together to form a 5ft Double. There is a triple Edwardian wardrobe and a large 3 piece conservatory suite facing the extraoridnary sea views.

We have another very successful seaside property and we hope to have the website up and running for Seaview Beach House within the next few weeks. The two Beach Houses are on the same stretch of coast - a few hundred yards apart.

Within the Beach House boundaries there is parking for up to 3 cars. There is a gated garden area and beyond that a huge green belonging to all the residents, and of course the sea is all around! There is an outdoor Table and 6 chairs.

Booking Terms and Conditions

1. Contract of hire

The hiring contract will be between you the Hirer and Debbie Gould ( hereinafter called the Owner ) The property for which the booking is made shall be deemed to be made subject to these Conditions of Hire and governed by English Law. The Contract of Hire is not effective until the Owner receives written confirmation of the booking and is in receipt of the booking deposit or full payment.

The contract is for the hire of the property for holiday purposes only and at no time can the maximum occupancy stated in the literature/website be exceeded. We do not accept bookings from Hirers under 18 years of age.

The Beach House (Seaview) is cleaned and inspected between lets. On arrival please notify us of defects within 24 hours; failing which you are deemed to accept the condition of the property.

By accepting our Terms and Booking conditions the client has agreed to leave the property at the end of their stay in the condition as found. In the unlikely event of the property not being left to the required standard the client will be notified in writing and the cost of extra cleaning/rectification/repair will be invoiced to the client and deducted from holding Deposit. The word of the owner/or their representative will be final in this respect.

Breakages and damages should either please be replaced by the Hirer with similar or advised to the Owner or Agent to enable this to be done at replacement cost to the Hirer, and your kind attention to this would be appreciated.

The person making the booking will remain responsible for all members of the party and should ensure they are aware of booking conditions. If these are not met, the Owner could refuse right of entry to the property and no monies will be refunded.

2. Making your booking

Please make your provisional holiday reservation with us either using our contact form or by telephone on 07956917772.

We will send you an invoice and booking form by email or post and you will be requested to pay a booking deposit of £100.00 to secure the booking - if the start date is more than 8 weeks after the date of your provisional booking. If booking within 8 weeks of your holiday start date, full payment will be required at the time of booking.

In either case, your provisional booking can be held for no longer than 5 days for receipt of your payment, after which your provisional booking will lapse, unless an agreement has been made with the owner.

Your booking is not confirmed until either your deposit or full payment has been received by us together with a signed booking form and your booking has been confirmed by email.

3. Paying the balance of hire

Your balance of hire is due for payment, without demand, no later than 8 weeks prior to your arrival.

4. Variations of price

We reserve the right to vary prices without notice. The price of your holiday is however guaranteed once a booking confirmation has been received by you.

5. What is included in the price?

Your holiday hire includes use of the property from 3.00pm on the day of arrival as specified in your booking confirmation until 10.00am on the specified day of departure. Please do not arrive before 3pm. Your hire includes heating, electricity and water. Towels and linen can be provided for a supplement of £40.00 for 6 people.

6. Changes to your booking

After your booking has been confirmed, any changes will incur an administration cost of £20.00 to cover the cost of replacement paperwork. Changes within 8 weeks of the start date of your holiday may incur additional cancellation charges and all requested changes will be subject to availability.

7. Cancellation by you

On confirmation of your booking, a contract of hire will exist between the Hirer and the Owner. In the event of cancellation by you 8 weeks or more before your holiday, your £100.00 booking deposit will be non refundable and you may be eligible to claim on your holiday cancellation insurance if taken. Please see item10.

8. Cancellation within 8 weeks of your holiday will forfeit the full hire amount paid (or due) unless the owners can re-let the property in which case only the £100.00 booking deposit will be forfeit to cover administration and re-letting costs.

9. Cancellation by us

Should a property suddenly become unavailable for the dates hired by you due to unforeseen circumstances, all efforts will be made to offer suitable alternatives. If this is not possible, then all monies paid by you (the Hirer) will be refunded to you in full with no deductions but the Owner will incur no further liability of any kind. Under no circumstances will the Owner be liable to refund any amount exceeding the amount paid by the Hirer.

10. Liability

The Owner accepts no liability whatsoever for any Loss, Damage, Injury or Accident to the Hirer or any member of the Hirer's party or property whilst in occupation of the property or its grounds howsoever caused.

11. Cancellation and Personal Insurance

It is very strongly recommended that you have adequate personal and holiday cancellation insurance to cover you and all members of your party. This should be suitable for UK self catering holidays arranged independently of a travel agent and should include cancellation protection cover to safeguard you against loss of the cost of your holiday in the event of unexpected cancellation.

Under no circumstances will the Owners be responsible for loss of life, personal injury, medical expenses, accidents, damage to the Hirers property, personal effects or motor vehicle(s) and you should ensure that any insurance covers such eventualities.

12. Pets

We regret that under no circumstances are pets allowed on the premises.

13. Smoking

For the comfort of all guests and in adherence to current legislation, smoking is not permitted anywhere inside the premises.

14. Web Site & literature differences or omissions

Our web site and literature is intended as a guide to the property and facilities only, and we reserve the right to make changes to the facilities provided or to the property without prior notice. We regret we cannot accept any liability for errors, mistakes or omissions which may arise from any differences between the property or the facilities provided and our website or literature.

Norfolk apparently has the most sunshine and the least rainfall!

This is a lovely part of Norfolk - 8 miles south of Cromer, right on the coast. Lots of things to do in the area - leaflets and maps are in the Beach House.

Bacton

Every parent seems enchanted with 'Bewilderwood' for their children.

Cromer is nearby with it's Pavillion and typical British seaside enterntainment, however there is boating on the nearby broads, walking, cycling (details of cycle and boat hire in the Beach House).

A wealth of activities and National trust properties. Seal sanctuaries in and out of season - or just stay by the seaside at the Beach House!

"Amazing place and location to stay"

A wonderful home from home holiday let, very well equipt kitchen. Great to be able to walk to the beach and hear the sea from the house. Could not fault the house or area at all and Debbie the owner is so helpful and very easy to contact. nothing is too much trouble for her. Would recommend this house to anyone. We stayed there with 2 teenagers and a 9 year old and all 3 loved everything about the place.
